Little Bay has Amazing Sunsets and Bonefishing at Your Back Door!
Imagine waking up to the bonefish flats outside of your door every morning and watching the amazing Harbour Island sunset on your back porch every evening. Little Bay has all of this and more. This newly redone four bedroom, three bath house is located in the exclusive Narrows at the Northern end of the island on a large, private lot that overlooks the harbour. The house is professionally decorated with every comfort in mind. There is a rental agreement see under "other things to note" The space Little Bay features a flat screen TV with satellite, DVD player, wifi, fans and air conditioning in every room, propane grill, outdoor shower and generator. No smoking or pets, please. Little Bay also has a rental agreement that will be required before renting. Please see agreement under "Other things to note" Other things to note Little Bay, Harbour Island Bahamas Rental Agreement This Short Term Rental Agreement (the “Agreement”) is made by and between Little Bay Owners (“Homeowner”) and VRBO Traveler (“Guest”) as of the date last set forth in the VRBO Website Agreement. This agreement is part of the VRBO agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows; 1. Property: The property is located at: Little Bay, Harbour Island Bahamas 2. Rental Party: The rental party shall consist of Guest including the following persons: As stated on the VRBO website and agreement. Not to exceed a total of 6 guests. 3. Maximum Occupancy: The maximum number of guests is limited to: 6 persons. 4. Term of the Lease: The lease begins at 3 p.m. on the “Check-in Date” and ends at 10 a.m. on the “Checkout Date” as defined on the VRBO website and agreement. 5. Minimum Stay: This property requires a 7 night minimum stay. Longer minimum stays may be required during holiday periods. 6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. 7. Access: Guest shall allow Homeowner and their representative’s access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 8. Rental Rate and Fees A) As defined on the VRBO website and agreement. B) A security damage deposit of $1,000.00 is required and shall be refunded within 2 weeks of the Checkout date provided no deductions are made due to: !1 Little Bay, Harbour Island Bahamas Rental Agreement i. Damage to the property or furnishings; ii. Dirt or other mess requiring excessive cleaning; or iii. Any other cost incurred by Homeowner due to Guest’s stay. iv. Failure to leave adequate tip for the housekeeper v. Noncompliance with the terms and Rental rules of the agreement If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. 9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit and all monies previously paid will be refunded as follows: As defined by the VRBO website and agreement 10. Insurance: We encourage all renters to purchase traveler insurance. 11. Payment: All payments must be made in U.S Dollars. Acceptable payment methods are available through the VRBO website. I agree that all rental monies are non-refundable per cancellation policy. I have read my rights to purchase travel insurance. The parties agree to the terms of this Short Term Rental Agreement in conjunction with the VRBO website and agreement. !2 Little Bay, Harbour Island Bahamas Rental Agreement Rental Rules (Exhibit A) 1. Smoking is NOT allowed. 2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. 3. Little Bay, Harbour Island is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Keep the property and all furnishings in good order 5. Only use appliances for their intended uses. 6. Pets are NOT allowed. 7. No parties or events allowed on the property without prior written consent from owner 8. Water and Septic: The property is on Bahamian city water and its own septic systems. It is recommended that guests do not drink the water. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages. 9. Utilities: Harbour Island is a small, remote Out Island in the Bahamas, therefore traditional functioning of the local utilities; Electricity, Telephone, Internet service (WIFI), Satellite Television and Water may be lost for some time during your stay. Every effort will be made to restore lost function of these utilities; however no monies will be refunded should these losses occur. Little Bay is equipped with a 25Kw diesel generator which will automatically engage when city power is lost. 10. Storms: !3 Little Bay, Harbour Island Bahamas Rental Agreement If there is a storm or hurricane, no refunds will be given unless: • The local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or • A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. • The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: -Any unused portion of rent from a guest currently registered; -Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and -Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. 11. Tips for the housekeeper: A $50.00/bedroom occupied per week. Example: 4 bedrooms occupied for 1 week = $200.00 tip. !4
