The space Villa Tramontana Location & surroundings: The villa is located in the old, picturesque coastal town of Sveta Jelena, absolutely quiet and with unique views of Kvarner Bay and the islands of Cres and Krk. Behind the house rises the Učka mountains with numerous hiking and cycling trails - a paradise for active vacationers! The medieval mountain village of Mošćenice (tip: Konoba Tu Tamo with excellent cuisine) is only 5 minutes away. The picturesque seaside resort of Mošćenička Draga with one of the most beautiful beaches in the region (surfing & diving schools on site), its colorful cottages, the fishing port and numerous restaurants and cafes can be reached from the villa in 10 minutes. From the mountain village of Mošćenice, a medieval stone staircase also leads directly to the beach! The beautiful resort of Opatija with a great tourist tradition (also called Nice Croatia) is about 20 kilometers from the villa. Rijeka and Pula (with airport) are 34 and 68 km away. Architecture & room layout: Villa Tramontana covers an area of more than 300 m2 over two levels and was built entirely of stone. Many details made of wood and stone come from the traditional Istrian style. Towards the sea, the architecture opens with glass, so that you can enjoy the fantastic view of Kvarner Bay from every room. Lower level: Here are three cozy and exclusively furnished bedrooms, each with private bathroom, air conditioning and beautiful sea views. All rooms have direct access to a terrace with old olive trees and a covered pergola with fireplace. Bedroom 1 (approx. 34 m2): It has a large double bed (1.80 m) and a sofa bed. The attached bathroom is equipped with a luxurious Jacuzzi tub and a double shower. Through large windows you can also enjoy the view of the sea from the bathroom. Bedroom 2 (about 20 m2): It has a large double bed (1.80 m). The attached bathroom is equipped with a bathtub (including shower wall). Bedroom 3 (about 27 m²): It has a double bed (1.60 m) and a large round bed (diameter 2.10 m). The attached bathroom is equipped with a shower. A special style element is the traditional "Istrian" window, which can be opened from the bathroom to the bedroom and offers a magnificent view of the sea. Upper level: Here is the main entrance of the villa, as well as living room, dining room, kitchen and a guest bathroom with shower Living room: Towards the sea, it is glazed from the floor to the roof tip and offers a breathtaking view of the entire Kvarner Bay from Rijeka to the islands of Krk and Cres. The light-flooded, open space creates a feeling as if the villa is merging with nature. At night, you can see the lights of the port of Rijeka glittering over the sea. The living room is furnished with selected designer pieces and offers every comfort (e.g. large smart TV, Sonos sound system, cozy day bed, etc.). From the living room you can directly access a large, covered terrace. An air conditioning system with heating function ensures a pleasant, balanced room temperature in summer as well as in autumn and winter. A special highlight is also the large, open fireplace, which provides cozy warmth and a particularly cozy atmosphere on cooler days. Dining room & kitchen The dining room is open to the living room and is a few steps higher, so you can also enjoy the wonderful view of the sea from there. The center is a solid wooden table where 10 people can sit comfortably. There is also direct access to the terrace from the dining room. The kitchen was built in an old, Istrian style as a "Kažun". This is a traditional, round stone kitchen whose special feature is the mosaic of pebbles on the floor. The kitchen is of course equipped with all appliances and things of daily needs: large refrigerator with freezer compartment, cooking island with a combination of gas stove & glass ceramic field, dishwasher, oven, microwave, espresso & filter coffee machine, toaster etc. Pool: Particularly impressive is the large infinity pool with the dimensions: 12 x 5 m and a depth of 2 meters. Cozy sun loungers and parasols ensure that you can relax and enjoy your time - in harmony with nature, in an oasis of peace and with a view of the sea. Garden: The villa is surrounded by terraced terrain (about 2000 m²), which is beautifully landscaped and characterized by lavender, rosemary and other Mediterranean shrubs. Olive trees, palm trees, conifers and other trees also grow. Terrace: The spacious terrace is partially covered and located in such a way that it allows a magnificent view of the sea and at the same time is directly accessible from the living room, dining room and kitchen. A large table for 10 people and a Weber gas grill are available there. Parking: On the property you can park three to four cars for free and safely next to the main entrance of the villa.
