The Space The fully equipped kitchen is designed to serve groups of 10 to 20 with ease. At the heart of the villa is a grand salon — an event hall and dining room crowned by soaring arched ceilings nearly 5 meters high — a space that sets the stage for weddings, reunions, and special occasions. Cool Mountain Air — No AC Needed A question we often hear: *Is it manageable without air conditioning in summer? * The answer is yes — genuinely. While Rome swelters at sea level, the villa sits 600 meters higher, keeping temperatures 4–5°C cooler on average. Even in the peak of June, July, and August, the interior remains naturally cool and pleasant. Nights settle into a refreshing 18°C — perfect sleeping weather with the windows open. Getting to Rome The nearest metro access into Rome is Pantano station (the last stop on Line C), just 16 km away. Park there and you're connected directly to the city. A Living Piece of History The villa is built over and around a 5th-century monastery and expiatory church — constructed to lift a ban on the local church — on land believed to have been inhabited for roughly 2,500 years, first by the Etruscans, then by the Franciscans. Woven into the property are ivy-draped ancient ruins, city walls up to 6 meters high, and defensive towers — remnants of a walled village thought to have housed up to 100 people. The grounds are alive with olive, fig, almond, walnut, cherry, peach, apricot, wild pear and apple trees, alongside acacias, oaks, pines, cedars, and cypress. **A Note From Your Hosts** The walls, the earth, the crumbling chapel ruins just a few hundred meters away — all of it is layered with history that we are still uncovering ourselves. What we know for certain is this: the air here is pure, the silence is punctuated only by birdsong and rustling leaves, and on clear days the views stretch across Rome, Frascati, San Gregorio, Casape, and the village of Poli.
