LAYOUT: With the 7 Bedrooms & 6.5 Bathrooms, you can ideally have one family on each level. The Lofts and Lower Levels are perfectly designed for combining the Adults and Kids in zones. KITCHEN: The Main Floor has a fully stocked Kitchen. If you love to cook while you're away, this house has it all. The owner expanded the Kitchen to include an oven range and double oven with convection microwave, so meals for larger groups are possible here. The property includes 2 crock pots, deep stock cooking pots, and a roasting pan, just to name a few. COFFEE STATION: The Coffee Station is to die for. The hutch was pulled out of an old school house in Pennsylvania. It used to be a butter churn. We had it retro fit to become this coffee station. Have you always wanted to be a barista? Well, you can here. Each with their own fun mug with sayings, you can call out the orders. You'll find k-cups and fresh ground coffee. We've partnered with a local company that hires special needs people. They roast, grind and bag all the coffee. We give our guest one small sample bag for each night, so you can try a variety of their flavors. You can also stop by their coffee shop and pick-up larger bags to take home. You'll find a variety of spices to add into your coffee grounds. MAIN FLOOR: Kitchen, Living & Dining Open Concept; Screened in Porch for Eating and Relaxing. Bedroom #1: King Bed & Ensuite Bath w/ Custom Tile Shower. (Sleeps 2) Bedroom #2: Queen Bed & Ensuite w/ ADA Bathroom. (Sleeps 2). This area is perfectly suited to have all 21 of you eat together. Each Dining Table was custom made to fit the space, by the Amish in Pennsylvania and brough down to Missouri. They each seat 6. The island seats 4 and the breakfast bar seats 5. Pull up a High Chair for a little one, too. :). And, if some of you want to eat outside instead, there is a dining table out there for 8 and a bar height table for 6. Even the Living Room area can seat 10 between couches, chairs and ottoman cubes. LOWER LEVEL: Mini Kitchen, Game Room and Relaxation/Theatre Area. The mini-Kitchen is ready to house your fun drinks of choice. Make some popcorn or heat up some appetizers in the toaster oven. Play some pool or shuffleboard/bowling. If you prefer arcade games, the laptop console can connect to the TV and you'll find over 1000 arcade games on there! Vintage ones are the best...Frogger, Ms. Pac Man, Donkey Kong, Dig Dug...once you start, it's hard to stop. Some will choose to relax outside around the fire pit or relax in the Hot Tub. No matter what you choose, you can't go wrong just all being together. LOFT/UPPER LEVEL: Bedroom #6: (2) Twin Beds + (1) Twin Over Full Bunk & Ensuite Bath (Sleeps 5) Bedroom #7: (2) Queen Beds & Ensuite Bath w/ Custom Tile Shower. (Sleeps 4) Laundry Closet (with highchair stored here) Upstairs is truly a more zen, quiet zone. With just bedrooms up here and a laundry closet, those who like to go to bed early might find this floor more relaxing. COMMUNITY AMENITIES: This is one of the only new home communities in Hollister/Branson, with direct lake access via a walking path. Pack your lunches and eat at the lakeside park or bring some firewood and use the firepits to roast marshmallows and make s'mores. You will need to bring camper chairs to the lake. The army core only allows for rocks along the shoreline. You can swim and fish in the cove and just wear some water shoes to navigate the small rocks. Between the Outdoor Pool w/ Slide, the Pickleball Courts, the Jungle Gym and Indoor Pool, too, you have plenty of water activities to keep all the adults and kids occupied! HOT TUB NOTE: We give Guests the OPTION on if they wish to use the Hot Tub. Not everyone wants to use it, especially in the Hot Summer. If you would like to take advantage, we will add $165.00 to your booking. This is to cover the cost of servicing and chemicals. They will assess before and after your group to test the chemicals, clean and apply PhBalance and minimal Chlorine as needed. Depending on the length of your stay, they may also stop mid way through. Why this house? We picked this lot because there is no neighbor to the right of you and no visible neighbor behind you. You really only have 1 neighbor here, but, yet, you're very close to the outdoor and indoor pools. Even the trash recycle bins are very close by. Since the house is right near the retention pond, there is also some extra parking, which is huge. And, if you have someone that doesn't like steps, you can use the slight hill on the side to navigate in and out from the Lower Level. There are cameras on the perimeter of the property and at the front door. We have a small cam in the wireless router closet, too, to ensure the wi-fi is working at all times, so it won't affect your door lock code, the TV's or the water softener. We are 17 hours away and we need to make sure the wi-fi is always working. There are no cameras in any of the bedrooms or common areas inside the house. Seasonal RATES When Booking in Advance: RATES: We know people like to plan ahead. Our rates are set seasonally. In the Fall/Winter we set the rates for upcoming Spring/Summer. In Spring/Summer we set the rates for the upcoming Fall. Rates are assessed after each annual Operating Budget can be reviewed. We hope we don't have to raise rates, but your rate may fluctuate slightly within $50/night give or take. We appreciate your understanding. It will be the responsibility of the Guest to initiate the cancellation, if they don't like the new rates that have been established. Guests do sign an agreement/liability wavier as check-in date approaches.
