THE HOUSE: This gracious farmhouse style home is spread over two levels, with plenty of privacy for multiple families, work colleagues looking for a quiet off-site, or friends! Additionally, there is a charming guest cottage on the hill above the house that has a 5th king bed and a full bathroom. Note that the cottage is separate and requires a short uphill hike (see last photo). The cottage is included for groups of 9+ guests. Smaller groups who want additional space can rent the cottage for a flat $200 additional fee. . BEDROOMS: 1) Main Floor Primary Suite- Featuring cathedral ceilings, charming French doors that lead to the pool, and a comfortable King bed, this bedroom is a quiet and private retreat at the end of a busy day. The bathroom features a massive 2 person walk-in shower, a separate freestanding soaking tub, and double sinks. A chic work desk with comfortable chair is great for working from home. 2) Upstairs Primary Suite- Featuring high ceilings, tons of natural light, and a comfortable king bed, this bedroom is spacious and can easily fit a pack n play or other travel crib. There is also a very large walk-in closet and an en suite bathroom with shower over tub and double sinks. Chic work desk with comfortable chair is great for working from home. 3) Upstairs 3rd Bedroom- Light, bright, and spacious, this very stylish King bedroom is a calming and well-decorated retreat with ample closet space. 4) Main Floor 4th Bedroom- This King bedroom is located off of the great room- the quietest area of the house. Good for light sleepers, noisy teenagers, or extra guests. 5) Guest Cottage: Charming and private cottage on the hill with a King bed and full bathroom with a rain shower. Please note that the cottage requires walking up and down a steep hill (see last photo of the steps leading to the cottage). The cottage is included for groups of 9+ guests. Smaller groups who want the extra space can rent it for an additional $200. KITCHEN- The large, sunny farmhouse kitchen features bay windows, high ceilings, and is fully equipped for creating meals large and small. Dishwasher, microwave, gas range, oven, and plenty of space for a crowd to cook together. Bar seating is perfect for those who'd rather observe the chef, glass of local wine in hand. There is also a breakfast table that seats 4. The kitchen has a Nespresso Vertuo machine, drip coffee maker, and a French press to suit everyone's coffee needs. LIVINGROOM- The chic, stylish, and welcoming lounge space features a large L-shaped sofa, bay windows, and a 70-inch ROKU TV DINING- Styled in a clean, modern farmhouse aesthetic, this high-ceiling room features a gorgeous fireplace, built in bookcase, cathedral ceiling, and seating for 8. GREATROOM- The heart of our wine country home, this stunning stone-tiled room features floor to ceiling stone fireplace, large L shaped sofa, giant bay windows, small "take a book, leave a book library", foosball table, games, and sliding doors to the deck/pool. OUTDOOR- Pool and Hot Tub: The hot tub can be heated year round to a comfortable 102/103. Pool can be heated year-round for an additional fee: June 1- Oct 15: $500 Oct 16-May 31: $1000 The lower meadow features a full-sized Bocce court and a children's play structure. LOCAL WINERIES- We are just 2 minutes from Matanzas Creek Winery, which in summer has incredible lavender gardens! They offer a lovely wine tasting all year round and our guests receive discounted tastings (let us know at the time of booking please) FAMILY AMENITIES- We have a high chair and two pack and plays. One always set up in the upstairs master. The other is boxed in the storage closet. Please bring crib sheets with you. We have a moveable volleyball net in the front yard, and provide badminton, volleyball, and other outdoor toys (put them back when you are finished). For family fun, we are very close to Safari West, which offers lovely and fun animal encounters with zebras, giraffes, and even cheetah! Guest access Groups of up to 8 guests will have access to the main house only. Groups of 9 or 10 guests will automatically have access to the guest cottage in addition to the main house. Smaller groups (8 or fewer) who would like additional space may request access to the guest cottage for a $200 flat fee. Garage is not included in the listing. It contains personal items and will be locked. Other things to note NEIGHBORS: We share a long, private driveway with 1 other neighbor- they are the sweetest people ever, but have sadly lost pets to cars going too fast down the shared drive. PLEASE DRIVE at 10 MPH max on the driveway to avoid accidents :-) GUEST COTTAGE: Groups of 8 or fewer will have access to the main 4-bedroom, 3-bath home. Smaller groups who want additional space may request the cottage for an additional $200 flat fee. Groups of 9+ will also have access to the guest cottage automatically. WILDLIFE: This a rural, country property set in nature. The frogs in the creek have a lovely chorus in the evenings. You may also hear coyote howling, owls hooting, and wild turkeys doing their gobble gobble thing. Next door neighbors have a pony which you may hear from time to time. PLEASE NOTE: This is a farmhouse in a rural area: insects and mice are an expected and normal part of our ecosystem, although we have regular professional pest control to keep them in check. If you are not comfortable with a bit of biomass, this might not be the right property for you. POOL AND HOT TUB: Hot tub use is included with every booking and can be heated year round. Hot tub is heated by request. Message us between 8am and 9pm to turn on the hot tub, or preschedule with us when you check in. Pool can be heated year round for an additional fee June 1- October 15: $500 October 16-May 31: $1000 WATER: We are on well water with a filtration system, so the water is safe to drink. We also have filtered water from the fridge if you prefer. SEPTIC: This is a rural country property, and we are on Septic. NO bleach in the laundry, and please do not flush tampons, wipes, or anything other than what nature provides. The cost to do a septic pump out will be billed to the guest if it is due to foreign objects being flushed. PRICING: The base price includes up to five guests. Additional guests are $50 per person per night, which helps defray the extra cleaning, wear and tear, garbage, laundry, and utilities that larger groups incur. Please make sure you input the correct number of guests to get accurate pricing. No Third-Party Bookings: The person making the reservation must be staying at the property for the entire duration of the booking. Please do not book the home for friends, family members, colleagues, or acquaintances if you will not be staying yourself. CANCELLATIONS: Please note that we will not be able to give refunds or date changes beyond our cancellation policy.
