The space This two-bedroom, two-bathroom penthouse in Playa del Carmen sleeps up to six guests and puts you steps from Mamitas Beach Club with your own private rooftop pool overlooking the Caribbean Sea. The location is unbeatable—one block from the beach, two blocks from 5th Avenue's restaurants and nightlife, and close enough to hear the waves from your terrace. Bedrooms and Bathrooms The primary bedroom features a king bed, a sofa bed, and an en-suite bathroom with ocean views that let you wake up to turquoise water. The second bedroom offers two double beds and shares a full bathroom with a tub, ideal for families or friends traveling together. Living, Dining, and Kitchen Area The open-concept layout connects the kitchen, dining area, and living room, so everyone can stay together whether you're cooking breakfast or streaming a movie. The kitchen comes fully equipped with everything you need to prepare meals, and the dining table seats six with extra seating at the breakfast bar. Sliding glass doors open from the living room onto a private balcony where you can sip your morning coffee with Caribbean Sea views stretching out in front of you. Outdoor Amenities Your private rooftop terrace is where you'll spend most of your time. The plunge pool is perfect for cooling off while taking in sweeping ocean views, and the sun loungers and outdoor dining area make it easy to spend the entire day up here. The building also offers a shared pool with a swim-up bar and a nearby gym for guests who want to stay active. Good To Know Fast Wi-Fi and a dedicated workspace make it easy to work remotely if needed. Free underground parking is included, and bikes are available to explore the neighborhood. Beach essentials are provided so you can head straight to the sand. There's no washer or dryer in the unit, but affordable drop-off laundry service is available nearby. For stays of 28 days or longer, electricity is billed at $167 USD per month and two cleaning services per month are required at $40 USD each. The building has an elevator and offers luggage drop-off if you arrive early or depart late. Guest access Enjoy exclusive access to the penthouse condo and the private rooftop during your stay. You can also enjoy the complex amenities like the resort-style pool w/ swim up bar, sun loungers, gym & common areas. Other things to note Maintenance - Construction Noise: The apartment next door is carrying out some general maintenance work from Monday to Friday between 9am and 5pm until December 2024. During this time, the use of the rooftop may be affected but will still be in service. We apologize for any inconvenience. This condo has 2 comfortably furnished rooms and 2 full bathrooms. The penthouse can accommodate 6 people. - Wi-Fi, cable TV, bed linens & are all provided free during your stay. - We provide a few basic essentials as well, to make you feel more at home when you arrive like some bottled drinking water, soap & toilet paper. But please note, these will not be refilled during your stay. If you need more, you can pick these items up at the nearby convenience store or Walmart. - As a precautionary measure, to avoid the contamination & spread of Covid-19, the elevators and the fitness center (a.k.a areas with high risks of infection) in the complex may be temporarily suspended. - For short-term stays, electricity is included. However, for stays of 28 days or more, guests will be required to pay an electricity fee of $167 USD per month. - For stays of 28 nights or more the guest must pay 2 cleaning services per month at a cost of $40 USD per cleaning. - There's no washer or dryer on the property, however, there’s paid laundry service where you just drop off your dirty clothes and pick them up cleaned and folded a few hours to a day later. It’s extremely convenient and inexpensive. - Guests will be requested to sign a Rental Agreement upon booking confirmation. - A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met. - Important to note: this area experiences some noise at times being that it’s close to downtown and to some bars and nightclubs, but inside with doors/windows shut, lessens the noise so it’s not as bad. - Lastly, long-term stays are available. There’s plenty of laptop-friendly workspaces and good WiFi so it’s great for the remote worker! - There is a penalty of $12 USD per bracelet or magnetic card lost. - Please note that the condominium lobby is undergoing maintenance work due to some leaks in the main palapa. Please excuse the conditions while the work takes place. The reception desk service will not be interrupted. We apologize for any inconvenience and thank you for your understanding. - The local team works from Monday to Saturday from 9am to 5pm and on Sunday only in case of emergency. HOUSE RULES - Travelers must be at least 21 years of age or older to book. - No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty. - No parties or events are permitted, illegal activity is prohibited and excessive noise will not be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors. - No more guests than those listed in your reservation are allowed. - No tent or other structures may be set up on the ground of the property. - Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay. - Renters will be required to provide a government ID on the day of checking in or during their stay. - Please avoid moving furniture - Pets are not allowed. - It is requested to use the Safety Deposit Box for all your valuables. We will not be held responsible for any loss or theft. - Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. Glasses, glass bottles, food or coolers are not allowed in the pool, the use of disposable or plastic glasses are allowed. - We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.
