House of Meesh is a newly renovated, two-story detached building located in up-and-coming historic Springfield, less than one mile from downtown Jacksonville. The former garage space has been professionally transformed into two standalone studio units (w/separate entrances) — one upstairs (The Loft) and one downstairs (Clubhouse). The building is situated on a large rare double lot in the urban neighborhood, with a pool, jacuzzi, pavilion, fire pit, towering oak trees and tropical landscaping. The space The downstairs studio unit, House of Meesh: Clubhouse, is a colorful, bright and modern space, with a clubhouse game-room theme. The dining room table transforms into either a pool table or a card game table when the top cover is flipped over, and the unit’s coffee table does double duty as a foosball game. A dart board hangs on the wall near the dining table. With the help of a professional designer, we created the one-of-a-kind studio spaces, meticulously furnishing and appointing the units to include everything a traveler could need. The property includes a pool, jacuzzi and spacious garden oasis, with lounge areas in the sun or under a pavilion’s shade. On cooler nights, guests are welcome to use the stone paver fire pit. Private, secured parking spaces for both units are available via a back alley and an electronic privacy gate. Both units are monitored with outdoor-only security cameras. Walk or bike to downtown events like Jacksonville Jaguars games or concerts at Vystar Memorial Arena or Daily’s Place, or hide away in this garden oasis. Swim, soak in the hot tub or simply enjoy wine by the pool after a long workday. A peaceful sanctuary, it’s easy to forget you’re in an urban neighborhood, within walking distance to downtown Jacksonville. House of Meesh is located at the far back of the property with enough distance to the main house. Features include: - 400 square feet of private studio space - Private bathroom with walk-in shower - Private back patio - Queen-size master bed - Twin bunk bed - Large sofa and two club chairs - Dining table and chairs - Washer and dryer - Iron and ironing board - Alarm clock with wireless device charging - High-speed internet access - Smart TV with Netflix, Amazon Prime, Hulu, Starz, HBO, CBS All Access and Sling - Wireless smart lock entry - Luxury bath towels and bathrobes - Full-length mirror - Ductless mini-split air conditioning and heating - Professional-grade dehumidifier - Luggage and garment racks - Beach towels The fully stocked kitchenette features everything needed to cook a full meal, including: - Dishwasher - Apartment-sized refrigerator - Microwave oven - Extra-large countertop convection oven - Double-burner electric hot plates - Toaster oven - Kettle - Keurig and drip coffee maker - All needed dishware, cookware and utensils The outdoor space includes: - Large, private pool (guests in both units have access to the pool) - Heated jacuzzi (hot tub) with modern, wood-slat privacy wall - Pavilion with lounge seating, lighting and ceiling fan - Paver fire pit - Tropical gardens - Multiple lounge chairs surrounding the pool - Gated, private concrete parking pad with enough space for one car per unit (Clubhouse and Loft) Things to note about the outside areas: - The hot tub can take a while to heat up. It is a large tub and sometimes can take an hour to fully heat. - There is a remote control you can use to operate the jacuzzi hanging on the back left column of the pavilion. - Guests in both units have access to the pool, hot tub and other outside areas. - The property has a lot of trees and while it is cleaned frequently (almost daily), there may be leaves in the pool and on the pavers. A skimmer net is available. Available upon request (note: these are dependent on host availability and not guaranteed): - Pool floats and accessories - Outdoor bluetooth speakers for poolside music - Outdoor grill - Fire pit accessories Guest access Guests will have access to the studio unit, private parking, gardens, pool, jacuzzi and fire pit. Other things to note PLEASE CONTACT US PRIOR TO BOOKING IF YOU WOULD LIKE TO REVIEW RENTAL AGREEMENT. We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in. Kindly refer to the following guidelines regarding fees for extra guests: Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra) 2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra) 3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra) 4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra) 5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra) FURRY HOSTS Your furry hosts are two dogs (Chloe and Claire) and two cats (Dixie and Libby). Claire in particular, the large black and white dog, is very scared of strangers and is not allowed in the open yard when guests are around. Please do not interact with her or try to pet her, especially when she is in her closed-off gated dog run. She will bark loudly from the gated dog run and the upstairs front porch, but she is kept away from guests at all times, and we appreciate you adhering to our policy of not interacting with her. Even though Chloe (the other dog) is usually friendly, we ask that you refrain from interacting with her out of an abundance of caution. All guests have access to the common areas of the property (front porch, laundry room, backyard). If another set of guests, our cleaners, or a property notices that there is guest property or trash left out, this will be removed. If we can’t distinguish property from trash, there is a possibility it will be thrown out. If this continues (I.e. you use shared space as personal space and/or throw what appears to be trash there), we reserve the right to ask you to check out early / move to another listing at your cost. House of Meesh is only available to adults age 25 and up. No guests/visitors allowed under the age of 25 without prior written approval from the host.  LOCALS If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation. We rarely make an exception to policy but may elect to do so at our sole discretion. CHECKING IN Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday. The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed): 1 hr or less early arrival or late departure: $50 1-2 hr early arrival/late departure: $100 2-3 hr early arrival/late departure: $150 3+ hr early arrival/late departure: $200/hr or the cost of an additional night’s stay, whichever is more These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to. SMOKING ***Smoking is allowed on the property only outside of the units. Smoking is never allowed in the unit interiors.*** ***Please place all cigarette butts and ash in the provided ashtrays. If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We assess a $500 cleaning fee in addition to the regular cleaning fee*** Finally, guests are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine. For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability. There is a grill (charcoal-operated). Feel welcome to purchase additional charcoal if there is none.
