Guest access MINIMUM AGE & ID VERIFICATION To comply with our HOA and insurance policies, the booking guest must: ● Be at least 25 years old ● Complete an e-sign Rental Agreement (must provide an email so we can send it for signature) ● Submit a valid driver’s license/Govt ID via the Airbnb message app ● Must be present the entire stay These requirements must be fulfilled within 48 hours of booking. Please note: We’re unable to release check-in instructions until both the signed agreement and ID are received. Other things to note ● Maximum Occupancy is strictly limited to 10 guests total, including children and infants. This is to ensure compliance with fire safety laws, HOA policies, and the comfort of all guests. ● Use of the Wood burning Fireplace is not permitted between May 1st - August 31st. ● The area is still rebuilding after the 2016 Gatlinburg fires, so you may see some construction nearby. Our guests have never had any complaints, and the peaceful mountain setting remains the highlight of their stay. ● Seasonal small‑group discount: We offer a discount for groups of 4 or fewer during select off‑peak dates. Message us before booking to see if your stay qualifies. Discount applies only when the reservation remains at 4 guests or fewer for the entire stay.
