Evenings unfold on the balcony, where the quiet mountain air and river sounds create a calm place to unwind. Sleeping Arrangements The home comfortably sleeps up to 12 guests across five bedrooms and seven beds, with five full baths nearby. Each room is stocked with bed linens, towels, extra pillows and blankets, offering both gathering space and privacy for families or groups. Kitchen & Dining A well‑equipped kitchen features a KitchenAid stainless steel gas stove, General Electric stainless steel double oven, refrigerator, microwave, dishwasher, and coffee maker. A dining table sits close by, perfect for shared meals after a day on the trails. All kitchen essentials are provided, allowing you to prepare home‑cooked dishes with ease. Indoor Comfort Central heating keeps the interior cozy during colder days, while central air conditioning and a split‑type ductless system are ready for milder moments. A 50‑inch HDTV and sound system provide entertainment for quiet evenings, and high‑speed wifi supports work or streaming. A dedicated workspace with a door offers a private spot for any needed productivity. Essentials such as a washer, dryer, hangers, iron, and bathroom basics are also included. Outdoor Living Step onto the private patio‑balcony that overlooks the river, or enjoy the backyard space for fresh mountain air. A BBQ grill is available for outdoor cooking when the weather permits, and the private entrance adds a sense of seclusion along the water’s edge. Neighborhood & Access Located along the Roaring Fork River, the property is a short 15‑minute drive to Aspen or Snowmass Village and 30 minutes to Glenwood Springs. Nearby attractions include the Roaring Fork Club golf resort, the town of Basalt, a variety of restaurants, and grocery options such as Whole Foods and King Soopers. Parking & Arrival Free driveway parking accommodates up to four vehicles, with additional street parking available. Self‑check‑in via a smart lock makes arrival simple, and long‑term stays are welcome for those who wish to settle in for an extended mountain retreat. During your stay, you will have complete and exclusive access to the entire home. Safety and privacy are paramount, please note we have installed three (3) cameras outside of the house. Around the outside of the house pointing the keypad on back door, outside of the garage, and over front door pointing the entrance. We conveniently offer self check-in and check-out. Though we are not available in person, we are happy to answer any questions and help accommodate to the best of our ability! :) The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness. A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay: -For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout. -For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear. Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300. It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking. We appreciate your understanding! Please note that in Colorado, with beautiful weather and greenery, come BUGS/MOSQUITOS. (Yes, dare I say it...) These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack bug spray! A refundable security deposit of $250 will be authorized as a hold on your credit card by our system, prior to your arrival. This is a pre-authorization hold, not a charge, and will be released following a damage-free inspection after your departure. Any damages or excessive cleaning needs beyond normal wear and tear will be claimed against this hold. There is absolutely NO smoking and NO drugs allowed inside the home or elsewhere (inside or outside) on the property. We can accommodate a maximum of 12 guests at any given time. It's for your own comfort and the sanity of our cleaners :) No third party bookings allowed, unless otherwise agreed upon in written form. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. Number of vehicles on property should never exceed (2) per reservation. Up to (2) cars may park in available parking spaces in front of the home. Safety and privacy are paramount, please note we have installed three (3) cameras outside of the house. Around the outside of the house pointing the keypad on back door, outside of the garage, and over front door pointing the entrance. Please do not tamper with the devices, fines may apply. Please wipe shoes at the door. It is preferred that shoes are removed indoors when possible, so we can keep the place clean for you and the next guests! Be considerate while socializing outdoors after 10pm and before 8am. Also, keep excessive noise to a minimum during this time. No fireworks of any kind. No firearms on property, unless kept locked in vehicle. Follow additional guidelines posted within the home. Please take out the trash and dispose properly per instructions upon departure. Report damages immediately. We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of ANY of these rules.
