This unique property features a main house and casita, offering a perfect blend of indoor and outdoor activities. Enjoy the game room's ping pong, board games, Smart TV, and more. The main house boasts a well-designed floor plan, including a master suite with a private patio overlooking the pickleball court and unheated pool. The courtyard, BBQ, and breezeway connect the main house to the casita, a spacious retreat with 2 bedrooms, 2 bathrooms, and its own laundry room. Your heavenly hillside escape awaits! - This home does NOT allow children between the ages of 0-3 years under any circumstances. Any guests over the age of 3 are required to know how to swim, including adults. PARKING • 2 spaces in the garage & parking on the driveway HOUSE RULES • MAX OCCUPANCY AT ALL TIMES: 10 • QUIET HOURS: 9pm - 9am • NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED All are strictly enforced. • THIS HOME IS DOG-FRIENDLY: There is a $50 dog fee per night, per dog. Up to 2 dogs allowed. We only accept dogs due to the homeowners severe allergy to cats. Please inquire about other pets allowed with our Reservations Department. • VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply. - SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found. PLEASE NOTE! • There is no hot tub at this property. • Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental. • Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available. • There is exterior surveillance camera recording 24/7. The camera is overlooking the driveway • The fireplaces are to not be utilized. CANCELLATION POLICY A 30-day notice is required for all cancellations. Cancellations made more than 30 days prior to arrival: • Receive full refund Cancellations or changes that shorten the stay within 30 days of arrival: • Full advance payment is forfeited (excluding deposit and cleaning fees) • No refunds will be issued for cancellations or early departures once the stay has begun
