With 360-degree views of the Catskill and Berkshire Mountains from the highest point in Hillsdale, Hilltop is a contemporary home with complete privacy and everything you need, including a pool, jacuzzi, fireplaces in the living room, screened porch and guest house. Hilltop is between the towns of Great Barrington and Hudson, Catamount Ski Resort is within 10 min, and there are many options for hikes, biking and leaf peeping. Note: the pool is closed for winter. •Pool is currently closed for the season. •Hilltop has the perfect balance of light-filled tall ceilings and cozy comfort. •The main house has an open floor plan of kitchen, dining, and living areas. •Opening through multiple doors onto the courtyard with the pool, outdoor shower, and grill. •Off of the patio, a screened in porch with a fireplace. Inside again, a music room off of the living area, which can double as a bedroom and a second room with an ensuite on the west side that can be a bedroom or office space. •The second floor consists entirely of the primary suite; incredible views, large bath, walk-in closet and laundry. •South of the main house is the guest house; with a kitchenette, living area, wood-burning stove, full bath and bedroom. We provide electronic access to the house with a personal guest code. You'll receive the code 24 hours prior to checkin, though your code will only activate at check-in. Hilltop, the perfect respite from the outside world in it’s tranquil solitude. However, not far off is the charming town of Hillsdale NY, Great Barrington MA and Hudson NY. These towns all have great restaurants, shopping, yoga, breweries/distilleries and cultural and historical sites. Visit the house guide for more recommendations! To enjoy the expansive beauty of the region, you'll need a car to get here and get around and the drive will be stunning! Since cell service can be inconsistent in the country, we recommend that you download the region's online maps to your phone before your trip. We strongly advise using or renting a car that has all wheel or 4 wheel drive to access the property in winter. WHAT TO PREPARE You'll find plenty of things to do during your stay. We recommend making reservations in advance, where appropriate, especially for popular restaurants, museums, and venues. We've assembled a list of our favorites in the House Guide, and we're happy to answer additional questions by text. IMPORTANT NOTES: Listing: This house is currently listed for sale, during your stay we may ask for access to the house up to 2 times a month to show potential buyers. We will coordinate with you to ensure low impact on your privacy. Cribs: • We welcome families; please notify us at the time of booking if you would like to request a crib or pack-and-play. We cannot guarantee availability, though we make our best efforts. IMPORTANT BOOKING TERMS + CONDITIONS • Smoking: this is a smoke-free property; smoking is strictly prohibited inside all buildings and within 50 yards of buildings and/or outdoor amenities. If we find evidence of smoking, we will charge a $500 fee. • Parties + Gatherings: due to local community rules and guidelines set by the owner, parties and gatherings with guests in excess of the maximum guest count are prohibited at this property. We cannot accommodate weddings, or any events with outdoor music, catering, excessive alcohol, etc. Any party or gathering is grounds for immediate termination of your stay and removal from the property with no refund. • Cleaning: we are pleased to arrange housekeeping during your stay, upon request, and at your cost. For longer stays, we require professional cleaning by our housekeepers every 2 weeks; guests can arrange and pay for this cleaning with the manager. Regardless of length of stay, we reserve the right to assess fines for excessive cleaning, trash removal, and property damage. • Rental Agreement: to ensure a safe and comfortable stay, the owners of this property require that all guests sign a Rental Agreement that clearly sets forth the terms and conditions of your stay. We send the Rental Agreement with your booking confirmation and we require your signature within 24 hours; we reserve the right to cancel your booking with a 15% cancellation fee if we do not receive a signed agreement. • Guest Count: please reserve the property for the actual number of guests in your party; no additional guests are permitted without host approval. Guests may not sublet the property. • No refunds: while we make every effort to ensure that the property and all amenities are available to guests during their stay, we make no guarantees and we do not refund guests for unavailable amenities; utilities outages; weather, etc. We advise guests to exercise caution in inclement weather. In some cases, it may be difficult to reach the property without four-wheel drive; guests bear all responsibility for their safety and ability to access the property. • Damage Waiver: to protect the property and its contents, we require guests to purchase a damage waiver with $3000 of coverage. Please report any damage immediately to us to avoid charges or responsibility for damage. Guests are responsible for any intentional damage, removal of items from the property, and any damage in excess of the $3000 coverage. PETS • The Posto Property Team loves animals but the owner of this property does not permit pets. Note: This house has a bedroom and bathroom on the main level. Nature & What to pack: We urge guests to pay close attention when enjoying nature, weather can change quickly and wild animals can be surprising. Because temperatures in the mountains can fluctuate widely, even in the height of summer, we recommend packing sweaters and light, cold-weather gear just in case. Depending on the activities you plan, we recommend packing hiking, running, swimming, horseback riding, and/or running gear. We also recommend that guests consider spraying clothes with Permethrin when walking outside, to help avoid ticks. In winter we recommend guests pack several layers of warm clothing and ensure that their vehicles are ready for potential snowfall. For other clothing, most venues around are very casual.
