SMB Themed 2 BR Apt in the Heart of Historic SPR!

We recently refreshed this apt to harken back to your favorite plumber-themed NES classic. If you're a Mario, Luigi, or Princess Toadstool (we don't enjoy hosting Bowsers), this is the perfect spot for you! Yoshis are welcome too. :) You'll be steps from restaurants, coffee shops, and an axe-throwing venue! This apartment is located next to a busy intersection, so you can expect to experience some road noise. This is an excellent yet developing urban neighborhood. The space Guests have access to the entire 2 BR / 1 BA apartment with a brand new kitchen, bathroom, tankless hot water heater, and fresh paint, lights, ceiling fans, barn-door style closet doors, and new bedroom and living room furniture, including a new 65" TV and a 43" TV in the master bedroom. The master bedroom features a brand-new king-sized bed, complete with a memory foam mattress, a nightstand, a chest of drawers, a desk for work, and a closet. The 2nd bedroom features a queen-sized bed, a nightstand, a chest of drawers, and a closet. The living room features a sleeper sofa and an island with bar stools. The generous kitchen is stocked with utensils, a microwave, coffee pot, toaster, refrigerator/freezer, oven/range, cooking utensils/cutlery, and plates. The freshly renovated bathroom has a sumptuous walk-in shower with a glass door supplied with towels and shower items (body wash, shampoo, conditioner). Guest access Guests have access to in-unit laundry and gated parking - limit one car per guest in the gated parking area due to its size. Other things to note PLEASE CONTACT US BEFORE BOOKING IF YOU WOULD LIKE TO REVIEW THE RENTAL AGREEMENT. We charge for additional guests above a fixed amount. This amount and additional charge vary by unit type, size, and configuration. If you input the correct guest count when you make your reservation, the amount the booking site indicates as the total cost will not change (due to guest count). We request confirmation of the guest count after you have completed your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. If we notice a guest count at the property that is higher than reported, we reserve the right to request additional guest fees, which would be double the amount we would have charged before check-in. Kindly refer to the following guidelines regarding fees for extra guests: 2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra) We are pet-friendly and charge $30 per night per pet for short-term stays. For longer stays, we charge $150 per week and $300 per month per pet. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed once the booking is confirmed. Please make sure you indicate the correct number of guests in your response. We charge for guests over a set amount, so if you indicate an inaccurate number of guests and we see that you have brought more guests than indicated, we reserve the right to charge you double the standard rate (we have in-house management and in-building video surveillance that we use to validate guest quantity). This apartment is located on Main St, so you may occasionally encounter street noise due to the occasional traffic in the area. A TV with an HDTV antenna is available, but there is no cable. You are welcome to log in to your streaming services. If you want to watch sports, Crispy's (located less than a block down the street from you) is great for watching a game while enjoying a delicious pizza! Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples). I may allow an exception to this policy (depending on the specific weekend and season), but reserve the right not to do so or to ask you to modify or cancel a reservation starting or ending on a Saturday. A single parking spot is available to guests in the gated area directly behind the building. The parking spots are a bit narrow, so please keep in mind that it's tight for larger vehicles. There is ample free street parking available to guests with more than one car directly in front and all around the building (particularly in the block just south of the building). The following additional charges apply to late check-outs/early arrivals, assuming I can offer this at all (I often can’t, so please never assume this will be allowed): 1 hr or less early arrival or late departure: $100 1-2 hr early arrival/late departure: $200 2-3 hr early arrival/late departure: $300 3+ hr early arrival/late departure: $100/hr or the cost of an additional night’s stay, whichever is more These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit before your or the next set of guests’ arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard that I hold them to. We have a Nest thermostat in place in this apartment, and do limit temperatures to the following ranges to reduce our environmental impact: Summer - 70 to 85 degrees F Winter - 60 to 75 degrees F If this is outside of your comfort zone, then this apartment may not be a good fit for you. ***Finally, smoking is strictly forbidden anywhere on the property - the apartment, atrium, and building common areas, or rear parking lot*** ***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on flat surfaces, empty cigarette packs, etc.), we will assess a $500 cleaning fee in addition to the regular cleaning fee*** For guests requiring a pack 'n Play, high chair, or any other non-standard item, please submit your request at least 7 days prior to check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but we cannot guarantee availability. Finally, guests are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) onto this property, regardless of their licensing status. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.
