Guest access Guests will have access to the entire property and its grounds as well as access to Lake Selby a few minutes walk from the house. Other things to note OTHER THINGS TO KNOW 1. Additional guests: Our pricing is based on the number of guests present per day. Any additional guest must pay a fee of $50 + tax per day, even if they are not staying overnight. Please inform us immediately before their arrival. The property cannot accommodate more guests than confirmed in your reservation. We do not allow a reduction in the number of guests 7 days or less before arrival. Guests can be added but not removed. 2. Fireplace: Firewood is provided. We also supply a few newspapers and fire starters. Please bring your own kindling and additional newspaper/fire starters based on your usage. The inside fireplace can’t be use during the summer months. 3. Noise: We are located in a peaceful residential neighbourhood, and respect for our neighbours is a priority. We have a zero-tolerance policy for parties and excessive noise inside or outside the house. Failure to comply may result in the immediate termination of your stay without a refund. The city's noise curfew is 9:00 PM. 4. No pets: Pets are not allowed on the property. 5. Non-smoking: Our property is 100% smoke-free (including cigarettes and vaping). 6. Paddle board & lake access: You are responsible for locking them under our patio after each use. If they are lost or stolen during your stay, you will be held responsible. Our lake access is shared with neighbouring property owners. Please respect the area and other swimmers at all times. The paddle board are available from May till September. 7. Fireworks & drones: Fireworks, firecrackers, and drones are not permitted on the property. 8. Cameras & noise detector: Please note that exterior security cameras and indoor/outdoor noise detectors are installed to ensure respect for our neighbours. 9. Checkout: Please follow the departure time and instructions carefully. Additional fees apply for incomplete tasks, and a 100$ fee will be charged if checkout time is not respected. 10. Liability: You are responsible for paying for any additional cleaning fees if the property is not left in the same condition as upon arrival. You are also responsible for any damage or stains caused to the house, its contents, or the outdoor areas. 11. Photoshoots/filming/events: Please contact us before booking to confirm the feasibility of your project. We have different pricing and requirements for these types of reservations. It is strictly forbidden to take photos for commercial purposes without prior approval. Although our property is charming, we do not allow weddings or celebratory events. 12. Security deposit: A 750$security deposit is required for groups with no previous Airbnb bookings or reviews (processed off-Airbnb via pre-authorization on a credit card). The deposit is fully refundable at checkout if the property is left in perfect condition. 13. RV/Tents: RV parking is not allowed in our driveway or on the property, even if no one sleeps inside. Tents are also prohibited on the site. 14. Peak season stays: For reservations during the holiday season (Dec 20 - Jan 6), spring break (Quebec, Ontario, and US), Easter, and summer (June 1 - Sept 30), we require a minimum of 4 guests per booking. BEDROOM & BED CONFIGURATION Bedroom 1: King bed Bedroom 2: 2 double beds (Bunk bed) All bedrooms are located upstairs, and there is a staircase in the house. ITEMS TO BRING FOR YOUR STAY - Paper towels, Tupperware, and Ziplock bags - Nespresso pods (small size) or ground coffee - Kindling wood for your fires and newspaper CHECKOUT INSTRUCTIONS Before leaving, please: - Place all used towels in front of the washing machine - Start a first load of bath towels in the washer - Load and run the dishwasher with all dirty dishes - Do not leave any dirty or clean dishes in the sink or on countertops - Empty all garbage bins in the house and dispose of waste in the outdoor bins - Lock both doors and return the key to the lockbox Additional fees apply if checkout instructions are not followed.
