Closest ABB to Gulf on south side of Cotee River. 80ft dock. Boat! Fish! Relax on the screened-in front porch, or in hammocks under the palms...BBQ on the rear deck under sun shade sails...Hit the sports court for pickleball, badminton, basketball, corn hole, ping-pong, mini-golf, disc golf, etc....Chill out inside with central AC, 1 GB WIFI, 4 Smart TVs, 3 refrig, laundry, filtered water...Paddle/pedal/recharge: four kayaks, four bikes, 220v EV charging available. Nice find! Book it! Located on a quiet, historic lane, on a lush 3/4 acre near the mouth of the Pithlachascotee River, just before it meets the Gulf of Mexico. It's on the widest part of the river, not on a narrow canal. It feels more like a bay with its wide vistas and more breathing room from neighbors than you'd usually get. Super quick Gulf access, it's a no-wake zone, but even at idle speed its less than five minutes west to open Gulf waters. Check out the cover photo, if you're in a kayak you can turn that five minutes into a fun hour meandering around those mangrove islands toward the Gulf, or north up to Brasher Park, or out to sandy Durney Key and the historic stilt houses just offshore. Or head east, five minutes upriver takes you to Hooters, Whiskey Joe's, Catches, Gil-Dawgs, the Crab Shack, Miller's Bayou, and a couple parks. The home faces north, great for catching a breeze off the river while lounging on the front porch. If it gets chilly (it happens!), there's a sundeck in back that faces south. Inside you'll find a very comfy and charming home with everything you need. And if you don't, let me know, we aim to please! There’s fast 1 GB Wifi mesh system throughout house, Smart TV's in every bedroom and also in the living room, central air and heat, original hardwood floors and trim. This is not a “Vacasa” house--not that there's anything wrong with that--but we don't own a bunch of investment properties to run as airbnbs, it's a one-of-one! This is our family home of forty years, with so many wonderful memories. Thank you for your booking so we can keep sharing this unique and beautiful space! Come create your own special memories! This listing includes the main house and mother-in-law annex we call the master suite. Inside there are three bedrooms in a unique “L” layout. The main house being the north/south part (with two bedrooms), the separate master suite being the offshoot to the east. They are connected at the rear of the house via the sunroom. SUNROOM: Enter from back (south) deck. There's a small bathroom with shower in the corner, the laundry area is in another corner. Use whatever detergent is there. Under the counter is extra toilet paper and paper towels, and plastic grocery bag storage. In the broom closet is a fire extinguisher. In the top shelf of broom closet there are 13 gallon tall kitchen bags. The door to the right as you enter the sunroom leads to the master suite. MASTER: The master suite is so relaxing and inviting. I love the way my sister did the wrap-around paint in this room. It’s a private space (attached mother-in-law unit), with its own fully equipped kitchen, and a bathroom with a walk-in shower. It has a wonderful Mr. Cool AC/Heat unit and a wall mounted 50" TCL Series 4 Roku Smart TV. The master suite has a queen-sized bed, and also a twin bed and a massage table. There’s a large picture window above the Dutch mid-century dining table. There’s a dresser, desk, table, closet, desk fan, ceiling fan, and privacy blinds. A big comfy chair adds to the relaxed vibe of the master suite. Enter master suite through the sunroom off the back porch of the main house, or from its separate entrance off the carport. MAIN HOUSE: The main house has the kind of charm that is earned, like original hardwood floors and lovely artistic touches from my talented sister. From the sunroom door you'll be in the kitchen first. The well-equipped kitchen is stocked with a microwave, blender, coffee maker, hot water pot, toaster, toaster oven, dishwasher and a garbage disposal. Pots and pans, dish ware and cutlery are all here for your use. For your convenience there is tripled-filtered iSpring drinking water system to save on the cost and plastic of bottled water. There is a small desk in the kitchen and a breakfast bar that overlooks the dining room. The dining room can seat up to 9 people if the two leaves are added. There’s a wooden storage hutch along the wall that has cloth napkins, candles, etc. There’s a remote controlled ceiling fan and light in the dining room. Turn on the wall switch first, located near the entrance to the living room. The living room has a new 55inch TCL Smart TV. There are two large couches, one pulls out to make another queen-sized bed. The recliner is divine. There are a couple reading lamps, a ceiling fan and privacy blinds. In the hallway leading to the bathroom and bedrooms is a closet loaded with games and puzzles. The main house has two bedrooms. There’s a front bedroom with river views, a king-sized bed, 50" TCL Smart TV, large closet, dresser, nightstands, reading lights, luggage rack, table fan, new ceiling fan, and privacy blinds. The rear bedroom has a queen bed (Serta Perfect Sleeper with memory foam topper) and also a twin bed (with memory foam topper.) There’s an Art Deco dresser and door, a closet, a big plush chair, a table fan, ceiling fan with light, and privacy blinds. The main bathroom is just a few steps away from each bedroom in the hallway. There’s a tub/shower combo and plenty of light (and towels!). New toilet 2021. The well-equipped kitchen is stocked with a microwave, blender, coffee maker, hot water pot, toaster, toaster oven, dishwasher and a garbage disposal. Pots and pans, dish ware and cutlery is all here for your use. For your convenience there is tripled-filtered iSpring drinking water system to save on the cost and plastic of bottled water. The rear deck is covered by sail canopies, and has a big 4 burner gas grill (with spare tank) and lots of chairs. We got you covered with beach towels and chairs, or if you need to borrow a cooler, etc….we aim to please! Guests will have the main house and master suite (mother-in-law unit) to themselves, as well as the carport and front yard. Shared spaces include sports court, driveway, dock, backyard, side yard. Garage, garden shed and any other covered area behind the main house and carport are owner-only access. I can be available to help throughout your stay, or I can leave you to your own devices, it's completely up to you! With a Native American temple mound down the street (don't worry it's not a burial site!), this has been a special location for over a thousand years. Regarding the name of the river, "Pithlachascotee", Wikipedia says: "On a chart representing the west coast of Florida accompanying the annual report of the U.S. Coast Survey for 1851, the name is translated as "Boat Building River". The whole word signifies the place where canoes were chopped or dug out. The Seminole used canoes dug out of cypress trunks. It is derived from the Creek pithlo (canoe), and chaskita (to chop out)." Nowadays, the neighborhood--and especially this tiny street fronting the river--is still a special place. Lots of wildlife, from bald eagles and many different sea birds, to manatee, dolphin and about every near-shore fish species you can shake a rod at. The people are laid-back and friendly. 20mph speed limit and very few cars, usually more golf carts than cars. Johnny and June Cash had a house down the block. Port Richey itself is slightly north and more coastal than bigger New Port Richey. There’s a local beach a couple miles south at Green Key that’s great for kids (Robert K. Rees memorial park.) There are many happening places nearby--accessed by boat, car, bike, or even on foot. Be sure to check out the Port Richey Waterfront District. Hooters, Catches, Rum Runners, Whiskey River, Whiskey Joe's, Crab Shack, Thee Pirate Bar and the Tropical Breeze casino boat dock are all within a half-mile upriver. My favorite is the delightful bar/restaurant/water sports rental spot called Gil-Dawgs. The home is close enough to Hwy 19 and its plethora of commercial offerings, yet feels world's away! Within five minutes drive are a Walmart Supercenter, two Publix supermarkets, Winn-Dixie, and many other food options (Chipolte, Panera, Thai food, BBQ, Italian, and nearly every fast food spot). Downtown New Port Richey is on Main Street, one mile south on 19. Sims Park is a revitalized area at the bridge crossing the river on Main, there’s a playground and splash pad for kids. Lots of good restaurants around here. This is a real hopping area, on weekends especially. There are heaps of local parks within 5-20 minutes. Next to Hooters is small Nick's Park, where the nearest public boat ramp is located. Near there is Port Richey Waterfront Park, Oelsner Park, and Brasher Park--great for sunset views of Durney Key and the stilt houses. Werner-Boyce Salt Springs Park is just north of Walmart, a mile north on Hwy 19, great for a stroll along the boardwalk. Inland nearby, Starkey Wilderness Area and James E. Grey Preserve are a couple larger nearby outdoor spaces. Heading south towards Tarpon Springs are Key Vista Nature Park and Anclote Gulf Park. There's a good fishing pier here. FURTHER AFOOT The location here is wonderful to use as a home base for day trips, with your sanctuary on the river a fine reward after your exploring. Here are some examples of places a one hour drive could take you. Amazingly beautiful Weeki Wachee Springs is just north 35 mins. Just south of there is Hernando Beach, and the funky coastal community of Aripeka (20mins) with it's fishing bridges. Sun West Park beachy area (20mins) Hudson Beach (15mins). Heading north one hour is Crystal River, if you've never seen manatee you will here--from November to April there are hundreds warming up in the clear shallow water. Homassasa, Ozello, and Pine Island are some offshoots to check out on the way to/from. Most of the more popular activity is south. The Greek community of Tarpon Springs and the Sponge Docks are less than 10 miles. Hip coastal town Dunedin and nice beaches at Honeymoon Island are just south of there, then the famous Clearwater area just beyond that (about 30 mins from the house). From there the beaches stretch all the way to Ft. Desoto State Park, just over an hour south of the house. St. Petersburg is a happening area as well, with its bay views, new pier, and the Salvador Dali museum. And don't forget Tampa and Busch Gardens, less than an hour away. Busch Gardens is the best amusement park/zoo combo in the world. Ybor City is the spot for nightlife in south Tampa. Go check out the Champa Bay teams like the Bucs, Lightning, or Rays. Tampa International airport (TPA) is 35-40 mins away (St. Pete-Clearwater airport--PIE-- is the same distance). Orlando is do-able as a day trip, it's two hours away to Disney. Parking is plentiful on the spacious property, one carport is provided for guests. Any and all activities are done so at the guests own risk! Use of kayaks, bikes, 220v or 110v EV charging contingent upon owner permission.
