Just 2 miles away from Main Street, close to restaurants, antique shops, skiing, hiking, mountain biking, horseback riding and much more. Our home has a large open floor plan, vaulted ceilings, floor to ceiling stone fireplace enjoyable from living room. Large open kitchen with island is great for cooking and entertaining. Our home is filled with love and is a great getaway from the everyday busy life of NYC and other city life. The house sits on just over 3 acres of private woods and open area. We come here to relax and enjoy all the beauty the Catskills have to offer. Cozy up with a book on the back deck while listening to the birds chatter and open the windows to hear the sounds of pure nature. Adults and children can enjoy mountain biking, hiking, swimming, fishing, nearby horseback riding and of course skiing in the winter. Our large master suite has a spectacular master bathroom and private balcony/sitting area with seasonal mountain views and workstation if you need to get some work done. The second bedroom on the top floor has a queen bed and en-suite full bathroom. On the lower level you have a Queen size bedroom and a Full size bedroom on first floor. There is a shared full bathroom here as well. Our den off the kitchen has a foosball table, electric fireplace and pull out sofa bed. We have reliable and fast Wi-Fi for streaming, remote working and school work. Balcony off the master suite has desk, printer and scanner, large screen just bring your laptop if you need to multi-task on vacation. Our home has a whole house electric generator so don't ever worry about being stuck in the dark! Our home also has a whole house top rated water filtration system. No horrible tasting water, our system provides potable water from all faucets in the house as well as additional filtered water from the refrigerator. Please enjoy the use of our firepit in the yard, BBQ, Cornhole and Horseshoes. Our property is just over 3 acres through the adjacent tree filled lot, great to explore with the kids. We also have a great tree swing near the front yard. We have plenty of outdoor seating around the fire pit, on the deck and an outdoor dining area. We are pleased to share our home with you as guests of our home, we just ask that you please treat our home with love and respect as we have made every effort to make your stay comfortable and memorable. We are located on a quiet road great for biking, jogging or walking into the beautiful town of Windham. We are just 2 miles from Main Street where you can find great restaurants, gift shops, movie theater, mini golf, wine bar, coffee shops and the Windham Path. We are just 4 miles to Ski Windham and Adventure Bike Park and lots of golfing. Hiking is also located within a few miles from the house. Walking, running, biking into town are all accessible from the house. A car is recommended for all other activities. Uber is available locally. We have a few simple house rules that we ask that you abide by during your stay at our home. If you have any questions, please feel free to reach out to me. House Rules: • Please no pets we ask that you respect this rule. Absolutely no smoking indoors in our home. If you choose to smoke, outside please dispose of cigarettes properly. • Please no parties, this is our personal home and we ask you to treat it with respect. We also want to be respectful to our neighbors as sound travels easily in the country. • Please remove your shoes. Because of the stone driveway and with winter snow, shoes get dirt and grit in the house. Our home has beautiful pine floors and light carpet in the bedrooms so please help us in keeping our floors beautiful by removing your shoes. • If you break something, please let us know as a courtesy. Airbnb does have insurance for us but we would need to work out the damages or file a claim within 14 days. • DO NOT LEAVE FOOD OUTSIDE EVER, there are beautiful black bears in this area that love to visit if food is left outside. Please use the garbage pail in the garage with the secure lid. Please note, we have a ring security camera that will remain on during your stay. The security camera is attached to the garage and has a view of the front of the house only. Operation Tips/Instructions are located in the welcome book upon arrival. Check Out Procedures: • Please strip all sheets from the bed and leave on the floor. • Please place all used towels in shower or tub. • Please place all garbage bags into one of the black 30 gallon bags found under the kitchen island. Please leave them inside large garbage pail in the garage. Recycling pails are located at the top of the steps in the garage. Glass, plastic bottles, cardboard and aluminum all have to be separated. • Please take with you or dispose of all food you brought and placed in the refrigerator and pantry. • Please place all dishes you used in the dishwasher and run it before you leave.
