Lyndhurst sleeps up to 20

Lyndhurst on the edge of the Peak District suitable for parties of up to 20, with 7 bedrooms and 5 Bathrooms. All bedrooms have Double beds a some have 1 or 2 Single beds ideal for family rooms. Please note this is not suitable for loud or late night parties. We have a noise curfew at 11pm. We do not accept bookings from all male parties unless by prior arrangement. Late checkout is available for £150 stay till 5pm The space The house is reached via a flight of stone flagged steps and the huge front door leads into the main, oak floored entrance hall from where the gas centrally heated accommodation offers open plan dining and kitchen areas perfect for relaxed dining and socialising. The kitchen is fitted out with antique pine painted units and includes a fridge, freezer,dishwasher, microwave oven washing machine and dryer and a Rangemaster Excel 110 dual fuel cooker. The huge picture windows throughout the ground floor take in stunning views of the imposing Derbyshire limestone tors. The large dining table can accommodate up to 16 people .The property also benefits from unlimited WiFi. Guest access Accommodation on the ground floor also includes: ◦ Reception room with 65" TV, with Netflix, Prime and SKY Sports on NOWTV, and log burning stove and fabulous view. ◦ Second reception room with 65" TV, with Netflix, Prime and SKY Sports on NOWTV and log burning stove. ◦ Games room with a table football; double patio doors lead out to garden and BBQ areas. An imposing dog-leg, wooden staircase leads to the first floor where you will find: ◦ Bedroom one with a king sized bed. ◦ Bedroom two with king sized bed a single bed. ◦ Bedroom three with a king sized bed, double sofa-bed (for occasional use) and en-suite shower room. ◦ Bedroom four with king sized bed. ◦ Bathroom with ball & claw foot, freestanding antique bath, separate shower plus victorian style washbasin and toilet. A second flight of stairs leads up to the third floor and: ◦ Bedroom five with king sized bed two single beds. and en-suite shower room. ◦ Bedroom six with a king size bed a a single bed plus en-suite shower room. ◦ Bedroom seven with a double bed plus two single beds. ◦ Bathroom with bath, separate shower, toilet and hand basin. All bedrooms have 22" LCD DVD combi televisions with freeview. Outside the property has: ◦ BBQ and patio area to the rear - ideal for alfresco summer entertaining. ◦ Lawned gardens to the side and front. ◦ Street parking immediately in front of the property. ◦ Excellent views and day-long sunshine. Other things to note The house is attached so isn't suitable for loud parties. We have a noise monitor that operates between 12pm and 8am, a message will be sent to your phone if loud noise continues after Midnight. At all other times there are no restrictions other than respecting the neighbouring properties. There is no alarm that goes off in the house due to noise.
