This two-bedroom, one-bathroom condo is conveniently located just 3.3 miles from the 61st Street Fishing Pier and Babe’s Beach, making it the perfect spot for fishing enthusiasts. Moody Gardens and Schlitterbahn are just 3.0 miles away, while the Galveston Island Historic Pleasure Pier is only 6.8 miles away. Diamond Beach, located just 0.5 miles away, is another excellent option for fishing. If you're looking for more ways to create unforgettable memories, you can head to the Galveston Go Karts and Fun Center or Magic Carpet Golf (mini golf), which are both approximately 1.3 miles away. After a long day of fun activities, you can take a dip in the pool before heading out to shop on The Strand, catch the Mardi Gras parade, or enjoy a layover before or after cruising out of the Port of Galveston. All of these exciting destinations are approximately 8 miles away. When you enter this second-floor condo, you'll be greeted by an open living room, dining room, and kitchen area that exudes style and luxury. Coastal Paradise also boasts a spacious master bedroom with a comfortable queen size bed and private sink, as well as a second bedroom with a bunk-style full bed and twin bed. Smart TVs with login access are available in each bedroom and the living room. For your convenience, free Wi-Fi is provided, making it perfect for leisure, staycation, flexcation, extended stay, or business purposes. We've also provided essentials such as bath and beach towels, a hair dryer, shampoo, conditioner, and bath soap. Please note that all guests, regardless of age, must be accounted for on a form that will be sent to you. You must return the form via email prior to your arrival, for no more than the maximum amount allowed occupancy. Also note that all renters are required to sign a rental agreement prior to their arrival. The agreement will be emailed to you after booking confirmation. It includes all the key details that are already outlined on the listing site. Other things to note RESERVATIONS AND PAYMENTS Top Notch Vacation Homes (Top Notch) by Rose (owners of multiple vacation properties) requires payment of 50% of the total amount 30 days or more prior to arrival date. Total amount of payment is due 30 days of arrival date. Reservation is not guaranteed until a payment is received along with a copy of your driver license or passport. A deposit or payment for rental binds this agreement in lieu of signatures from Top Notch and renters. Cancellation prior to 30 days of arrival will be refunded in full minus the administrative fee and damage protection insurance fee. Top Notch reserve the right to cancel a confirmed reservation at any time prior to guests taking occupancy of the property. DAMAGE DEPOSIT is due 14 days prior to arrival. The damage deposit is released after check-out, pending no report of damage bedding/linen and towels; wanton destruction of property, gross negligence, failure to mitigate, foreseeable damages, failure to notify management of known damages, or theft. Any extensive cleaning, damage to bedding/linen, towels, or missing items will be deducted from the deposit. Deposit will not be released if pets and/or smoking/vaping were in the property, on balcony of property or about property. (See no pets and no smoking/vaping policies below). DAMAGE PROTECTION INSURANCE is mandatory and covers accidental damages up to $1,500.00 and is non-refundable. The damage protection insurance covers unintentional damages to the interior of rental property that occur during your stay. The damage protection insurance does not include damages to bedding/linen and towels; wanton destruction of property, gross negligence, failure to mitigate, foreseeable damages, failure to notify management of known damages, and theft; these damages will be deducted from the damage deposit. Damages over $1,500.00 will be charged to the guest's credit card. Report any damage during your stay to Top Notch prior to your departure. Depending on the rental site used to make your reservation, the damage protection insurance may be automatically calculated into the daily rental rate or may be included with the administrative fee/management fee. CONDO and AMENITIES feature standard items including, TV, Wi-Fi, central air/heat, microwave, regular coffee maker, Keurig, toaster, blender, pots and pans, dishes, utensils and glassware. All other specific amenities cable, DVD Player, DVDs, patio furniture, recreational games, equipment and similar items are provided by the owner, but are not guaranteed. All of the equipment at property should be in working order upon check in. Please report any problems to Top Notch immediately. The furniture should be left the same way in which you found it upon your arrival. Public facilities and elevators, where applicable, are not maintained by Top Notch and are not the responsibility of Top Notch. POINTE WEST RESORT (applies to Pointe West Resort properties only). There is a one-time $25.00 resort fee per person, age 4 and above; payable to Pointe West Beach Club. LINENS AND BATH TOWELS Sheets and bath towels are provided. Standard beds will be made up with linens and a comforter. Please keep all linens and bath towels in the property. Linens for hide-a-bed, where applicable, are located in a closet. WHAT TO BRING Condiments, coffee, Keurig pods, food, spices, paper towels, plastic wrap and aluminum foil, trash bags, toilet paper, charcoal, beach towels (property may not have beach towels), sun block, mosquito repellent, and anything to make your vacation a memorable one! Two rolls of toilet paper per bathroom and one roll of paper towel are supplied but will not be replenished. ARRIVALS Check-in time for all guests is after 4:00 p.m. You will be given a digital access code, so you will be able to go directly to the property. Early check-in cannot be accommodated due to needed preparation time. DEPARTURES Check-out time is 11:00 am. Failure to do will result in an additional fee of $50.00 after check-out time and an additional $50.00 per each half-hour after check-out time. Late check-out cannot be accommodated due to needed preparation time. Late departure fees will be deducted from the deposit. OCCUPANCY POLICY Occupancy will be enforced based on property maximum allowed. The minimum age to rent is 23 and renter must be part of occupancy group. Driver license or passport will be provided via email as proof of age. Any use of the property for purposes other than vacation must be addressed with Top Notch prior to making reservation. Visiting day-time guests must vacate the property by the 10 p.m. Quiet time is between 10:00 pm and 9:00 am There will be a $100.00 charge, deducted from deposit, for any overnight guest over the maximum occupancy. PARKING If parking is assigned, only park in assigned parking space to avoid fines or towing. Following additional parking instructions, when applicable. PETS are not allowed and violation of the no pet policy may result in eviction and forfeiture of total deposit. CANCELLATION POLICY AND REFUNDS: Refunds will not be offered in the event of, but not including, inclement weather, acts of God, government mandates, illness, or travel delays. Travel insurance is encouraged; contact Top Notch, to review suggested travel insurance options. Hurricane season is June 1st through November 30th. There should be no expectation of compensation because you do not like the property, or something in the property is not working to your satisfaction, or the elevators, which are beyond our control, are inoperable. We will make every effort to get corrected any malfunctions or problems encountered, but no refund will be issued. Elevators, where applicable, cable and internet/WIFI are unreliable and may not be available during your stay. Report issues to Top Notch as soon as possible. Top Notch reserve the right to cancel a confirmed reservation at any time prior to guests taking occupancy of the property. PROPERTY RULES Property is privately owned and furnished. Do not remove anything from the property. The property is carefully inspected upon departure with an itemized list; missing items or damages (such as, but not limited to, excessive stains, scratches, breaks, cracks, tears in or on, but not limited to, linens, towels, silverware, glasses, décor, floor/bathroom tile, fixtures, appliance, electronics, etc.) will be deducted from deposit. Do not use bath towels for beach towels (excessive cleaning fee will apply). NO SMOKING; NO VAPING No smoking and/or vaping in unit and/or in or around any area connected to the unit, such as, but not limited to balcony, patio and/or porch. $300.00 fee, deducted from deposit, will apply if smoking or vaping is reported or detected. RESPONSIBLE PARTY Shall be the renter of application or registration and shall be responsible for the actions and damages caused by all occupants and visitors. Falsification of age, name and other personal identifying information will result in eviction with no refund, including no refund of deposit. SAFETY AND SECURITY Do not leave windows and/or doors opened and/or unlocked at any time. Leaving doors and windows open will result in the air conditioner freezing and/or moisture to get into the mechanical locks. If repairs are made to the air conditioner and/or lock, renter will be charged the amount for repairs. Windows and doors remaining opened will send alerts/reports to the alarm company’s computerized system when alarm is present on property. There are external security camera(s) located on property. There are no security cameras in the property. PARTIES, GATHERINGS, OCCUPANCY AND/OR USAGE VIOLATION Only the maximum number of renters selected by renter when the reservation is made is allowed. Parties, gatherings or occupancy over the total allowed indicated at time of reservation will result in eviction without refund, including no refund of deposit. No loud music, TV, instruments nor loud voices are allowed. Noisy, disorderly or offensive conduct, or conduct annoying or disturbing to other residents will not be tolerated and will result in eviction without refund, including no refund of deposit. Property may be patrolled for security purposes. Quiet time is 10 pm to 9:00 am. FIREARMS OR ILLEGAL DRUGS OF ANY TYPE ARE NOT PERMITTED IN AND/OR AROUND PROPERTY. PROPERTY IS INSPECTED AFTER CHECK-OUT. ANY DAMAGES OR MISSING ITEMS WILL BE CHARGED PER POLICY. CHECK-OUT PROCEDURES 1. Let us know when you check-out. We cater to you until departure. 2. Take trash to outside trash receptacles. 3. Leave towels in bathrooms. 4. Leave sheets and comforters on beds. 5. Start dishwasher, if needed. 6. Thermostat departure settings: Winter 65 degrees; Summer 75 degrees. 7. Please turn off all interior and exterior lights and ensure all windows and doors are locked. 8. Turn off TV’s. 9. Return all furniture to original position. Décor must remain in place. 10. Triple check to ensure you have all personal items. $20.00 charge plus postage will incur to mail personal items left behind. 11.
