Outfitted to comfortably sleep 14, the home features multiple living areas, ensuring everyone has space to relax and connect. Whether you’re lounging in the inviting upstairs living room with a sound bar and TV or having fun in the downstairs game room with a pool table, there’s something for everyone. For those who love to cook, the upstairs kitchen is fully equipped with all the essentials, including a refrigerator, dishwasher, Keurig coffee maker, stove/oven, microwave, toaster, and air fryer. The downstairs kitchen offers additional convenience with a refrigerator, microwave, stove top/hotplate, and toaster oven. Gather around the dining table for a meal, or enjoy your coffee on the outdoor deck with seating arrangements. Both upstairs and downstairs living areas offer entertainment options with TVs available in the living rooms, game room, and master bedroom. The home is also equipped with high-speed internet, making it easy for remote workers and students to stay connected. Sleeping Arrangements Upstairs: 3 bedrooms including 1 King and 2 Queen beds, with 1.5 bathrooms. Downstairs: 2 bedrooms featuring 1 Queen bed and 1 Queen Bunk bed, along with a full bathroom. All bedrooms are thoughtfully designed for comfort, providing fresh linens, towels, and ample closet space. Outdoor & Amenities Spend time outside on the deck, fully furnished for your enjoyment. The property also features Nest security cameras at the front and back for your safety. While the yard is not fully fenced, we do welcome pets, so feel free to bring along your furry friends! Temperature control is easy with a Nest thermostat upstairs and 5 Mini Split units downstairs, ensuring comfort throughout your stay. A washer and dryer are available for your convenience. Parking Ample parking is available with space for 4 cars in the carport and room for 2-3 more in the driveway. Please note, there is no street parking available. Guest access Guests have private access to all 5 bedrooms, 2.5 bathrooms, both kitchens, living areas, the game room, laundry room, and the outdoor deck. Self-entry via electronic lock ensures quick and easy access for everyone in your group. Other things to note House Rules We use a rental agreement with each reservation to clearly outline and protect your rights and responsibilities. To ensure safety and security each guest is required to complete the check-in form including a valid government ID. Non complete or inaccurate information in the arrival form will result in a termination of your stay. Your stay is very important to us! Please read through the following house rules. Any breach is subject to a fine. We provide starter supplies, enough for 3-4 day stays. It will be up to the guest to replenish those supplies for extended stays. The minimum age to book the property is 25 years old. Check-in and Checkout Check-in is at 5:00 PM (unless purchased prior day; early check-in is at 1:00 PM) Check-out is at 11:00 AM Early check-in may be requested and will be accommodated if possible. Holdover past checkout will result in a $250 fee, and does not entitle the guest to any extension of the rental period. Quiet Enjoyment You have the right to quiet enjoyment of the property during your stay, we ask that you please do not disturb the rights of the neighbors. Only guests from the booking are allowed on the premises, and no parties are permitted whatsoever. Any disturbance of the neighbors will result in a $400 fine as well as the termination of your stay without refund. Quiet hours begin at 10:00 PM, at which point noise should be kept at reasonable levels. Access to the Home Enjoy private access to the entire home, aside from the locked owner’s closet and the locked shed in the backyard. To keep belongings safe and secure, be sure to lock all doors and windows when leaving the property. Pets Pets are permitted on the property ONLY when disclosed and approved before check-in. Any undisclosed pets will result in a $350 fine. No cats are allowed on the premises. Please keep pets off furniture and beds. Any breach will result in additional cleaning charges up to $300. Pet owners wanting to bring pets must disclose the type of pet, breed, name, and age (3 pets maximum). Pending approval, a non-refundable pet fee of $150 is to be collected prior to check in. If pets will be in the property for more than 1 week, we requires guests to purchase travel insurance. Pet owners are expected to clean up after all pets including waste in the back yard and surrounding neighborhood. Any damages done by pets will be charged to the guest. Parking Ample parking is available with space for 4 cars in the back lot and room for 2-3 more in the driveway. Please note, there is no street parking available. Any driving or parking on the lawn or grass area is prohibited and will result in a $300 fine. Smoking No smoking is allowed inside the home. Smoking is permitted outside on the deck and in the backyard. All remnants must be properly disposed of outside to prevent any smell inside the home. If the house smells of smoke or if remnants are found inside the house a smoking fee will be issued of $500. Damages Any damages done to the property must be reported immediately. Additional damages caused by neglect or negligence will be charged to the guest. Internet Usage By using the internet provided at any property, you agree to our Internet Policy as follows. We are not responsible for material viewed or downloaded by users from the internet including but not limited to illegally copyrighted material such as movies, music, or other digital media. Doing so will result in a fine of $500 per occurrence. Additionally you agree to Indemnify and hold harmless the host for any damages caused by illegal internet use. Checkout Instructions Guests are responsible for all of the following: Please understand any violation of the checkout procedures will result in increased cleaning costs and will result in fine. Bedding and towels Place used towels and linens on the floor of each room. Dirty Dishes Rinse dirty dishes and put in the dishwasher and start before departure Hand wash pots & pans and place in drying rack Cleaning Wipe spills on surfaces like floors and counters Use rags, paper towels, or wipes DO NOT use white towels Sweep the floor of any noticeable debris Use broom, vacuum, or swiffer Exiting the Property Turn off all lights and lock doors upon departure I HAVE READ AND UNDERSTAND THE RULES AND REGULATIONS. I CERTIFY THAT I MEET THE MINIMUM AGE REQUIRED AND THAT I WILL BE HELD RESPONSIBLE FOR THE CARE OF THIS PROPERTY BEING RENTED UNDER MY NAME. I ACCEPT FULL RESPONSIBILITY FOR DAMAGES OR EXTRA CLEANING CHARGES, SHOULD THEY BE DISCOVERED DURING OR AFTER DEPARTURE. I AGREE TO PAY FOR DAMAGED ITEMS NOT COVERED BY THE PROPERTY INSURANCE.
