Our Family & friends have loved our casita so we thought we'd share it with other like minded individuals. We have made it as cozy and practical as possible. My place is close to family-friendly activities & 30 min to the airport. My Casita is good for couples, solo adventurers & business travelers. A short jog away back to the freeway exit, you'll find a small mountain to get a bit of exercise or head the other direction to the local shopping center. The space The space though compact (cozy), has all you need at your fingertips. See amenities. Keep in mind that this is a place to lay your head at night though for a couple, its warm and cozy....will get the job done. Its not meant for Fancy Smancy Pants. If thats your deal...rent my main house. Be advised to read the fees content. Guest access Please park tight along driveway either side. Street parking is very short term as owners will be fined if left for long periods as well as on the gravel areas. If you must park on street, please park up away from the house along street wall. Feel free to ask us about pool use. Main house has 1st right of refusal but if your not sure, give us a call and we can check on it and tell you how to access backyard. Other things to note For the main house and the casita. Some information may not pertain to oje unit or the other. Attention, there will be triple costs added to all damaged items NOT disclosed to the owners upon check out. Please smoke away from the courtyard area & take your Cig butts with you. This Short Term Rental Agreement (the “Agreement”) agreement is effective when renter books the property and makes initial payment. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: Maximum Occupancy: The maximum number of guests is limited to 2 persons, any amount over 2 people needs to be approved by the owner. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner or provide a few hours notice. If no contact is made, owner has the right to enter the property to inspect or fix or clean items. Rental Rules 1. Smoking is NOT allowed. A $500 fee will be charged to the persons form of payment. 2. Any other person in the property is the sole responsibility of Guest.3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.4. Keep the property and all furnishings in good order, any damage to property or furnishings is can be deducted from security deposit and any additional amount charged back to renters form of payment. 5. Only use appliances for their intended uses.6. Pets are NOT allowed. OR PETS are permitted only with prior approval and the " Pet Addendum must be completed.7. Parking:PARKING – Parking is available for 2 cars in the driveway and cannot overhang into sidewalk. 8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Please police yourselves not to use all the towel without running a load of laundry. We do not permit towels or linens to be taken from the house to another location.9. Pool: No children under the age of 8 permitted in the pool at any time without adult supervision. The pool is only 5 feet deep and there is absolutely NO DIVING. Please only use plastic cups when dinning in the outdoor space near the pool. The pool is not heated but maintains some heat with insulated cover. If you take it off please put it back on.10. [Fireplace: The outdoor fireplace is a wood burning. Wood can be purchased at the local grocery stores. Flames should not exceed 1.5feet from top of pit. Do not stand or sit on top of fire pit. Do not burn garbage throw.12. Storms: Option A: If there is a storm or hurricane, no refunds will be given unless: • The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or• A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.• The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: -Any unused portion of rent from a guest currently registered; -Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and-Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. Option B: No refunds will be given for storms. [Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions.] Owner may cancel rental and allow renters to vacate with 5 days notice. Any remaining days paid for will be refunded to renter minus any damages expensed. It is understood and agreed upon that renters are allowed to stay in the property during the period agreed upon and no longer then posted check out time. They will need to vacate promptly for other renters and for any reason if they do not vacate the property before their lease is up, they will have to pay the published rate for any extra days. This property is only for use for vacation uses and is not available for primary residence. Renters agree to maintain another primary residence at all times during their stay, so they can relocate at any time. Renters are temporary only and will not pay utilities or receive mail etc. and any other permanent residence activities.
