The space flows out to a sunny patio with peaceful, lush backyard views. ✔Flat-screen TV in the living room ✔Dining table seating for 6 ✔Light-filled windows with patio access ✔In-unit laundry just off the living area Bedrooms & Bathrooms The home comfortably sleeps up to 8 guests across three bedrooms and a bonus sleeping area. ✔Master bedroom — queen bed with en-suite bathroom ✔Second bedroom — queen bed ✔Third bedroom — twin bunk beds ✔Bonus sleeping area — a set of trundle beds in the living room (great for kids!) ✔Second full bathroom shared between bedrooms 2 and 3 The lower unit only. The owner lives upstairs. 1-Access: The unit is located below the main level — guests will need to descend several steps from the driveway to reach the entrance. 2-Parking: Two guest spots are available on the right side of the driveway (tandem/single-file only). The left side is reserved for the owner. Additional street parking is available on the opposite side of the street. 3-No central AC, but you likely won't miss it — Mercer Island summers are wonderfully mild and comfortable. 4-The owner lives in the upper unit with a private entrance and is always nearby if you have questions or need assistance. 5-Hot water: The water heater is on the smaller side. For groups larger than 5, staggering showers will ensure everyone enjoys hot water throughout the day. 6- Heating: thermostat is upstairs. Please let us know if you need to adjust heating temperature. 1- Please refrain from hosting parties or events during your stay. 2- Only individuals registered on the reservation are permitted on the premises. 3- Smoking, vaping, or burning of any kind, including candles or incense, is strictly prohibited indoors and on the balcony. 4- We highly value the peace and tranquility of our neighborhood. Kindly maintain minimal noise levels, particularly during our designated quiet hours from 10 PM to 7 AM. 5- No pets or animals are allowed due to the owners’ allergies. * Violations of these guidelines may incur a charge of $500, and guests may be asked to vacate the premises without refund. 6- Please remove shoes upon entry. Slippers/socks are welcome — this helps us maintain a clean space for all guests 7- No Access to any areas marked as private or other units of the same building. No access to the mailbox. Please rent a PO box. There is a $50 charge if you want us to go there and get the mail for you. 8- Please exercise care and consideration during your stay to avoid excess cleaning or damages. Charges may be applied for any necessary repair or replacement. 9- Should you inadvertently leave behind personal belongings requiring shipping, we offer this service for a nominal fee of $50 plus the actual shipping cost. No garage access. 11- If a guest's actions result in a fine from any utility company, government agency, HOA, parking enforcement or other party, the guest will be responsible for the full amount of the fine plus a $100 administrative fee. You'll be right in the heart of Mercer Island — just 1 mile from I-90 and 6 miles from both downtown Seattle and downtown Bellevue, yet tucked away in a peaceful, tree-lined neighborhood. Everything you need is within easy reach. A half-mile walk gets you to several beautiful parks — Mercerdale Park, Homestead Field, and Clise Park — as well as everyday essentials at Metropolitan Market and QFC. Prefer dining out? Local coffee shops, restaurants, and boutiques are just a few blocks away. On Sundays, the Mercer Island Farmers Market (10AM–3PM) is well worth a visit for fresh local produce and artisan goods. And when the weather calls for it, several public beaches are within a 1-mile radius — Calkins Point Sand Beach being a standout local favorite. Getting around couldn't be easier. Mercer Island Station is just 0.7 miles away, where you can hop on Link Light Rail Line 2 to reach the stadium, downtown Seattle, or downtown Bellevue.
