The villa "l'Oliveraie" located 5 min from St-André-de-Cubzac, less than 25 min from Bordeaux-Lac and St-Emilion, welcomes you to the countryside in close proximity to the vineyards. Its 300 m² offer 12 beds to delight family and friends thanks to the landscaped park and the many relaxation and leisure facilities: 250 m² terrace including a covered part with summer kitchen, all facing the 15 x 4 m heated swimming pool, the 6-person Jacuzzi, billiards, foosball, trampoline, playground. The space An entrance with built-in cupboard, foosball table leads to the 100 m² living space including living room, dining room and kitchen with dining island with 6 stools. The dining room table can accommodate 12 guests. The living room has a 4-seat sofa, 1 5-seat sofa, 2 armchairs and 2 ottomans, and an 85" smart TV. Fully equipped high-end kitchen with professional cooktop and hood, microwave, oven, American fridge, refrigerator. The laundry room has a storage space, washing machine, dryer, fridge/freezer and an additional freezer, ironing board and iron. A canister vacuum cleaner and a cordless broom vacuum cleaner are available. A workspace with desk and storage is available. The master suite consists of a large bedroom with view and pool access, it includes a connected TV and a 160 x 200 bed, a complete dressing room, bathroom with walk-in shower and double sink and individual toilet. The second sleeping area has a double bedroom with 2 beds 80 x 200 and wardrobe, a second bedroom with 1 double bed 140 x 200 and 1 single bed 90 x 200 with built-in storage and pool access, a third bedroom with 1 double bed 140 x 190 and 1 single bed 90 x 200 with built-in storage and pool access. A bathroom with double sinks, bathtub and Italian shower and individual toilet complete this space. A studio with independent entrance, adjoining the house has a living room with 1 bed 160 x 200 cm, equipped kitchen, TV, shower room with toilet and private terrace. All bedrooms and studio have individual air conditioning (wall split). The terrace has a 2 m x 2 m dining table, a children's table with 4 chairs, 1 pool table (additional meal tray or ping-pong), 1 electronic dart game. 1 summer kitchen with sink, gas plancha, 1 fireplace/barbecue (charcoal) and 1 bar with cocktail equipment, beer pump and various glasses. Relaxation area open to the pool including 1 living room with 85" TV and Jacuzzi for 6 people. All on a 3000 m² landscaped plot (lavender, olive trees, palm trees, pine trees...) fully fenced with a children's playground (slide, monkey bridge, swings) and a secure trampoline with net. The 15 x 4 m salt pool is heated (from mid-March to early April), it has a secure electric shutter. Guest access Villa available except: the garage, the pool room, cabinets fitted with or marked with a padlock, the fireplace in the living room. Other things to note The hot tub and pool require regular maintenance. Additional water or product required depending on the weather and/or use. You may be asked to top up during your stay. Good to know: The water is changed between each rental, so the jacuzzi will be functional and at the right temperature the day after your arrival, i.e. Sunday morning. 2 double beds can be changed to single beds upon request.
