This two story home features an incredible backyard perfect for hosting a family get-away! The interior decor and wall murals are perfect for a little romance (Paris-themed), wedding / baby showers (garden-theme) and birthdays (backyard). 2 of 3 upstairs bedrooms plus the media room is designed modern and rustic for the 'sophisticated' gentlemen guests. Gentlemen guests may also enjoy the Gemini massage chair, chess set dining room and garage bar with pool table (to be completed March 15, 2024). The Primary bedroom is located downstairs with a very comfortable king size bed and a lovely pool view. Master bedroom has an ensuite bathroom with shower, garden jacuzzi tub and vanity. We have a downstairs study with a built-in queen size murphy bed (paris-themed), full size computer desk with beautiful wooden cabinets. Our upstairs theme room doubles as a reading/serenity room and guest bedroom (no privacy). (1) 75” Smart TV's is located in the living room and (1) 45” Smart TV’s located in the master bedroom Both offer basic cable, Peacock, Netflix. The media room is equipped with state of the art stereo equipment, projector screen, Roku, two recliners, one loveseat and popcorn machine. Coming soon (March 2024) garage bar man cave with pool table located in the garage. The neon signs and projector will be temporarily moved into the garage for the winter. The neon signs and projector can be installed in the backyard (June to October), by request. Property is 8 minutes from the Premium Outlets. This huge shopping fav has over 200 shops/ 20 restaurants / movie theatre / food court. Boardwalk at Townelake has more upscale restaurants on a beautiful lake with light shopping and top notch beauty salons and spas. Grocery shopping is minutes away there are two huge H‑E‑B’s and Krogers. Walmart, Target and Costco are blocks away. Waffle House, Cracker Barrel country store and breakfast and Buccees food mart and gas. If you want a family friendly space that will prove to be a great option for a staycation or retreat while visiting family and friends, this is your house. Heating the entire pool during the winter is limited due to low gas pressure. More about Spa/Pool Heating 1. The spa/pool heats up 10 degrees an hour up to 104 degrees depending on size and temperature. 2. Pool and spa heating schedule should be arranged with owner before booking. 3. Heating the spa typically takes 1 - 2 hours. 4. We do not allow guests to operate the pool equipment. The pool features are operated remotely by the owner. If the pool heater is not used exactly as suggested by manufacturer, any issues would not be covered by warranty. 5. There is no spa/ pool heating automation schedule. Instead, we use an app to operate the pool features remotely. Please text me between 8am and 6pm to schedule spa/pool heater. 6. We only operate the heater during daylight hours (8am to 6pm) in case we need to troubleshoot pool equipment. 7. The filter pump and waterfalls automatically turn on (freeze protection mode) when the pool temperature drops below 40. 8. We will not operate the spa/pool heater in temperatures under 60. If you are an avid swimmer who prefers early morning or late night swimming, please see house manual for recommended facilities. 9. In the past, unforeseen issues have occurred with the SPA HEATER or POOL CHEMISTRY, (unrelated to weather). I am willing to offer a “luxury” refund or discount if you were unable to use the spa or pool during your stay. More about pool heater use during winter months. “In cold weather, the pool's filter pump and heater must run during the warmest part of the day to maximize the heating efficiency. Swimming in midday hours, when the sun is at its peak, helps the pool to retain heat. The pool heating system typically requires the pump to be running in order to circulate the hot water. When the pump is turned off, the water may not circulate effectively, which can lead to uneven heating. In cold weather, it's best to run the pump during the warmest part of the day to maximize the heating efficiency. This could be during the midday hours when the sun is at its peak, helping the pool to retain heat. It's also important to consider the specific recommendations provided by the manufacturer of the pool heating system, as they may have specific guidelines for optimal operation in cold weather.” - A key code and link to house manual is shared on the day of check-in - The 4 night minimum stay is non-negotiable. This listing is intended for traveling families with 12 guests max, 6 vehicle max, 60 days max - An in-person walk thru or overview of house manual is available by request typically from family members age 16 and up. - We only use security cameras to monitor parking rules, noise levels and backyard safety. - At night limit noise to not disturb neighbors, please turn off backyard string lights - If you have a loud vehicle like a motorcycle or sports car, please be mindful of the neighbors bedtimes - Please do not park in the front of neighbors homes on any condition - Owner lives nearby Neighborhood features midsize homes with a median build year of 2010 and has continued to develop over the years. - Community park with splash pad and covered pavilion. - Easy access to 290 and 99. - Shopping and entertainment nearby at Towne Lake Boardwalk and Premium Outlets - Zoned for highly rated Cy-Fair ISD - Minutes to HEB, Krogers, Walmart, Home Depot and Lowe's - Minutes from local YMCA, Schiel Sports Complex (football and baseball fields) and Louette Automotive Sports Complex (basketball, volleyball and rock climbing) The neighborhood is very friendly to bike riders and runners. (6) vehicles are allowed on the property if; (4) vehicles are parked in the driveway and (2) vehicles are parked in front of the home's tree. If at any point other guest arrive, they will have to park on the main street coming into the neighborhood. No parking in front of neighbor's homes in the cul-de-sac. I waived cleaning fees for four night minimum stays. However, I do expect guests to do their own chores :-). These few rules are enforced by HOA Do not have anything shipped to the house without letting me know first. There is a serious fine for not getting approval for packages. I do not care who visits but I do care where they park. Please no parking in front of neighbor homes. No parties without owners consent. In the past, I only allowed a college graduation party, children birthday, family reunions, baby showers and baccalaureate party. But there were strict rules enforced and I live close by. So any type of function idea you would like to host we can talk about it. No loud music, motorcycles or heavy foot traffic after 10pm. Trash days are on Monday and Thursday mornings. (Please do not forget to take backyard trash out). Please bring the trash cans back inside the garage on non-trash pick-up days.
