The space Spacious & Comfortable Living • Enjoy a generous layout with 4 spacious bedrooms, 3.5 bathrooms, fast Wi-Fi, and dedicated workspaces—perfect for balancing relaxation and productivity. • The first-floor master suite features a king bed, private backyard access, and a luxurious en-suite with jacuzzi tub and dual vanities. • A first-floor office near the front entrance doubles as a guest room with a Queen Murphy bed—ideal for remote work or extra sleeping space. Entertainment & Relaxation • Xfinity Premium Cable, Xfinity Stream, Netflix, Roku, Firestick or smart TVs with LED lights in most bedrooms. • Surround sound upstairs and downstairs, plus a fully equipped media room with (3) reclining chairs. • Pool table, chess table, card or dominoes tables, and a relaxing massage chair. Theme Room A unique upstairs multi-use space: • Functions as a guest room with a Queen round bed. • Can sleep up to 5 guests with decorated teepee tents (available upon request). • Media Room or Theme Room can transform into a floor picnic setup for special occasions like Galentine’s Day, birthdays, proposals, or romantic surprises. Neighborhood Safety & Quiet Environment The community is calm and secure, with two nearby police officers and the Harris County Constable Precinct 4 NW Patrol Substation located across the street from the subdivision. Noise rules help maintain neighborhood tranquility, making this home best suited for mature, responsible guests. Spa/Pool Heating Guidelines • Complimentary heating: 6 spa hours per 3-day stay, or 8 hours per week-long stay (pool temp must be 50°F+). • Full pool heating: Requires approval. $60 minimum for 2 days + $50 per additional day. Important Notes 1. Spa/pool warms 1–5°F per hour, up to 100°F. 2. Heating schedules must be arranged with owner in advance. 3. Spa typically takes 1–2 hours to heat. 4. Guests may not operate pool equipment—owner controls remotely. 5. Heating must be requested between 8 AM–8 PM. 6. Heating is fastest between 11 AM–6 PM. 7. When temps drop below 40°F, freeze protection activates pumps and waterfalls cause noise. 8. Heating will not operate below 60°F, during lightning, or rainy conditions. 9. If the spa/pool is essential to your stay, please notify the host before booking in case of unexpected equipment issues. Winter Heating Information In colder months, heating can take longer and requires pump circulation during daylight hours. Swimming midday retains heat best. No loud music, motorcycles or heavy foot traffic after 9pm. 2. No parties without owners consent. 3. With prior approval and deposit, I will allow small intimate family celebratory gatherings. i.e. college graduation, children birthday, family reunions, baby showers and baccalaureate party. 4. There are strict parking rules enforced so that small gatherings does not become a nuisance for neighbors. 5. Any type of function idea you would like to have must be discussed with host. 6. No glitter, confetti or tape on walls. 7. No DJs or Live Bands. 8. Live performances by one musician is allowed inside the home. 9. Turn off neon signs and backyard string lights when not in use
