One street back from the river and riverside walk and ferry terminal is a five minute walk which gives you the best access to the city, the location is perfect! The space Accommodating up to 10 guests, this large family Queenslander, shows both a modern flair and chic, classic elegance, inviting groups or families to the inner city suburb of West End. With a unique flair, the character of the home shines through, with charming chandeliers to dress many rooms, a quaint front porch, and classic high-set ceilings, this property will tick all of your boxes. Styled tastefully enjoy 5 large bedrooms and 2 bathrooms, all within a short walk from all that Brisbane has to offer. A short walk to the Brisbane River, an abundance of cafes and shopfronts, with plentiful public transport methods at your fingertips, this location can not be understated. The property is pet friendly, $33 per pet per night and must be pre approved, max 2 pets. Bedding configurations are as followed: Master Bedroom 1: 1x King Bed. Bedroom 2: 1x King Bed. Bedroom 3: 1x Queen Bed. Bedroom 4: 2x Single Beds. Bedroom 5: 1x Single Bed, & 1x Single Trundle. Property features are as followed: - 5 Large bedrooms, 2 bathrooms. - Mostly renovated, with modern furnishings and fixtures. - Off street Parking at the front for 3 cars. (one under cover but not in garage). - Air-conditioning throughout the property. - Well equipped kitchen, with gas cooktop. - Large laundry with washing machine and dryer. - Smart TV. - Large outdoor grassed and fenced area. - Pet-friendly, with pets to be $33 per pet per night, and to be approved prior to arrival. - Front porch area to welcome you to the home. - Hotel-quality linen & beach towels provided upon arrival. **NOTE FOR NETFLIX: Due to the new no sharing restrictions. You will need to log into your own Netflix account. You will need to select traveling on your account.** Guest access Guests will have access to all areas except for a couple of locked cupboards. Other things to note - ALL GROUP STAYS ARE MUST BE PRE-APPROVED. Please inquire prior to booking if you are a group. We don't take groups of more than 8 adults as we are in a very respectful neighbourhood. Strict quiet hours from 9pm as it is a residential area (this is a council restriction) No smoking "Things You Need to Know Before You Book" - We have rental agreement as part of our terms and conditions. Guest must sign the rental agreement. - We also require a copy of the their ID (front and back). This is separate from Airbnb identity verification. - We also require a Security deposit which we will authorize separately. See House rules for more info -Pet freindly (pet fee of $33 per pet per night max 2 pets and must be pre approved) - For last minute booking within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure. This is to ensure legitimacy and prevent fraudulent transaction. - All confirmed reservations made starting on the 9th of January, 2023 will be subject to an extra public holiday surcharge which will be equal to 50% of the cleaning price if you'll check out on a public holiday. This is to be charged separately a week before your arrival, or immediately if less than a week. - Only the bedding set out for your booked number of guests is to be used. Usage of any extra bedding without prior approval will incur charges of $50 per night per item used - Booking tax notice: Starting august 16 2023, A $30 booking tax is levied on per bookings to cover guest and identity validation - Starting 16th February 2024, All group stays will require a external $5000 bond Insect and Pests- QLD is a tropical climate in which insects, rodents, lizards and other animals such as possums and snakes unfortunately exist and you may encounter these pests during your stay. All of our homes are treated regularly with insecticides and the residue of these treatments may sometimes leave some dead insects in the properties. This is not a sign of infestation, rather that the treatment is working. Please notify us immediately if you see any live insects, so we may take appropriate action. An encounter with a pest inside or outside of your rental is not reason for termination of your rental agreement nor a refund of all or any part of your monies. You may be required to allow access for service personnel should repairs or maintenance be necessary. The guest agrees to allow the agent and/or appointed tradesperson to enter onto the property at any time to effect or investigate repairs or complaints. All repairs will be affected as soon as practicable. On public holidays and after hours it may at times prove difficult to get tradespeople straight away. We will always do everything we can to minimise inconvenience caused but cannot issue partial refunds or give discounts. Maintenance issues will not cause for discounts or refunds. Please report any maintenance issues, if any, as soon as possible after your arrival, so that we can have the opportunity to rectify for you in a timely and efficient manner Only the number of persons advised on the website and confirmed booking, are permitted to occupy the premises. In the event of renovation/building work being carried out near the premises, such work is beyond our control and we cannot accept responsibility for any disturbance, noise or inconvenience you may suffer as a result. No discount will be negotiated for any of the above. Upon booking, you are agreeing to this requirements. Thank you.
