A brief drive brings you to Saddleback, making it a prime location for your vacation needs. Nestled within The Overlook neighborhood, this home sits among private residences and wooded parcels close to downtown Rangeley, ideal for gatherings with loved ones regardless of the season. Whether you're barbecuing on the propane grill, enjoying a sunset marshmallow roast at the fire pit, or gazing at the stars from this private enclave, this home is designed to offer relaxation and enjoyment. On chillier evenings, the interior invites warmth and coziness with a wood fireplace and a propane viewing stove, making it the perfect setting for a serene vacation experience. First Floor: Woodstove Propane Viewing Stove Front hallway for unloading coats/shoes WiFi Direct Tv Roku (Netflix, Hulu, etc.) Master Bedroom: King with attached 3/4 bathroom- mountain and lake views! Guest bedroom: King bed Full bathroom Open kitchen & living room with 2 sliding doors that lead to the deck/side stairs (limited accessibility in the winter months due to snow) Second level is a loft area: 3 full beds 1 twin bed (children should be supervised on stairs & in loft area. Handrail lighting is available for additional safety on the stairs). Association shared waterfront- picnicking area, dock, swimming area Propane Grill Firepit Garage Space Front/back/side yards Deck (children should be supervised) Adult access to the basement for amenities including firewood & yard chairs is permitted. Additional Details: Snowmobilers can access the ITS trail system (near the powerlines) from the property with the use of the Association roads (request further information if needed). Per the HOA, the Association roads are not for riding snowmobiles for recreation (doing loops) but may be used for getting to/from the trail system. It is requested that the same goes for the owner’s property as well (with exception of the driveway use). ATVs cannot access trails through the Association roads but instead must trailer to a trailhead or Depot Street lot to access a trail. ATV’s are not supposed to ride on the Highway (Rt 4) or the Association waterfront area per the HOA. Small campfires are allowed in the firepit. All fires must be supervised & put out completely when done with use. Once ashes are cooled renters should use ash buckets to discard ashes The Homeowner’s Association asks homeowners to notify renters to obey the Speed limit signs posted (10-20 mph in varying places) to help maintain the quality of the roads as well as for the safety of people/dogs who may be walking. No parties, smoking, hunting, or pets. Please be mindful of neighbors & keep noise to an appropriate level so they can enjoy their quiet space. Four-wheel drive vehicles will be necessary for accessing the house in the winter. Per the HOA, they are not responsible for stranded cars. Call AAA. Currently there are no bathroom fans, this is on the to do list. If you are familiar with those in your party please consider leaving the bathroom doors cracked to prevent major steaming in the bathroom when showering to save the wood walls. Please avoid cracking the windows in the winter months. This property does have outdoor cameras Discounted Saddleback Lift Tickets: Proud to offer discounted lift tickets. After booking, you will receive more information. Other things to note TV Remote Use: - Turn on TV with ROKU remote, using on/off switch - Use ROKU remote to scroll to right to ‘satellite TV’ to activate – this will set you up with direct tv - Switch to DirecTV (white & black remote), for use of DirecTV - Use of any additional apps (Netflix, Hulu, Spotify etc) may be accessed with personal login information. Be sure to log out prior to leaving Heat, Stove and Fireplace Oil heat is the main heating source to keep the whole house warm. Wood fireplace & propane viewing stove are in the main living room space for additional use with special attention to using safely. Fireplace & Stove should be put out/shut off when not viewing. Children should be supervised when fireplace/stove are in use. Gates are in the master bedroom closet for additional safety. Propane Fireplace Instructions The remote, located in the Reindeer dish under the TV in Living room, is labeled ‘propane stove’. Point the remote at the stove to turn it on & off. Temperature is set to 70 degrees which will warm the kitchen & living room nicely, adjust as needed. Please do not leave the stove unattended. Make sure to shut it off completely prior to leaving the house. Fireplace Instructions (Please do not start a fire in the wood fireplace on the morning of departure) Step 1: Open doors & metal curtain Step 2: Open Flue – Reach in & up, grab lever to push up & outward to open (towards the lake) until it sets into the open position Step 3: Light the fire & enjoy. Metal curtain should be closed & doors should remain open/partially open when fire is in use. Step 4: When fire is extinguished, close the flue (likely the next day if the fire was lit in the PM the night before). Reach up to grab metal lever, push up to let the flue come back down into the closed (original) position. Use glove provided. Step 5: Remove coals when fully cooled. Place them in the black metal bucket & close the lid. This is the responsibility of the renter to do so prior to leaving. Step 6: Close metal curtain & the glass doors fully. (Press glass doors at the top & bottom for full closure.) Bedroom Heat Leaving the bedroom doors open will provide the best heating experience in both first level bedrooms, especially the master bedroom. Make sure to leave all bedroom & bathroom doors open prior to leaving the house. *** Please leave the thermostat near the front hall/bathroom at 58 degrees prior to leaving the house.
