This property is perfectly located in a peaceful residential area just north of York, offering easy access to the city centre within a 30-minute walk and York Racecourse just a 15-minute drive away. The A1237 Outer Ring Road is also nearby. The Clifton Moore Retail Park is just steps away and boasts a variety of local amenities, including shopping, restaurants, Pure Gym, Tenpin Bowling, and a VUE Cinema. Ideal for travellers and families coming to York to escape the hustle and bustle. ✨ The Space ✨ Upon entering, you'll find a quaint, fully-equipped country-style kitchen perfect for self-catering. If you prefer dining out, York offers a wide variety of independent restaurants, cafes, and tearooms. The family bathroom, newly renovated in Art-Deco style, includes a three-piece suite with a shower over the bath, and we provide bath and hand towels for your convenience. The open-plan lounge and dining area is bright and airy, with high ceilings and natural light, complemented by charming wooden beams for a cosy feel. A door leads to the private garden with outdoor seating, perfect for relaxing. Inside, a Smart TV with app access, Virgin Media channels, and WiFi speeds of up to 50 Mbps are available. Upstairs, the mezzanine bedroom features two single beds and ample storage. Please note that the mezzanine bedroom is open to the living room. The master bedroom on the ground floor has a king-size bed, a chest of drawers, a dressing table, and nightstands with reading lamps. Fresh white linens, towels, and travel-sized toiletries are provided, along with a washing-up pack, toilet roll, and kitchen roll for your convenience. If wish to purchase more for your stay there is a large Sainsbury's supermarket 5 minutes walk away. Managed by a professional co-host of Airbnb, this property is professionally cleaned and the linen/ towels are removed from the property after each stay and replaced with freshly laundered supplies. The property is set up to offer remote access with easy self check in and we also offer 24/7 guest support should you need any assistance during your stay Guest access GUEST ACCESS: Access to York city centre is simple, via car, bus or on foot. ON FOOT: Take the riverside walk into the city centre along the River Ouse. Access is via Water End. A slightly longer walk into the city (approx. 45 minutes), but worth it for the great views. BUS: The nearest bus stop is located on Water Lane (the main road outside the estate) and is a 2 min walk from the house. The No.6 bus runs regularly (every 15 minutes) into York city centre during operating hours. Other things to note CHECK IN / CHECK OUT Check-in time is after 4pm and check-out time is before 10am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time as this will cause disruption to my cleaner’s schedule. Please note that you will be charged £100 for lost keys, so please be careful with them. LUGGAGE STORAGE Need somewhere to store your luggage before check-in or after check-out? Parking is through the archway to the right after my cottage. (The height restriction to the archway is 2 metres.) It's the first space on the left hand side. The front of the garage is labelled number 20. The parking space in front of the garage on the floor is 3.9 metres length x 2.5 metres width. Please don't park at the front of the property as this space is for my neighbour. PETS: Dogs are welcome at an additional minimum fee of £30 to cover extra cleaning. Please message me in advance with the details of your pet (type/breed/age). If you have a second dog, this may be considered on a case by case basis. Please kindly consider my house rules if you bring your dog. - Dogs must be well behaved and house trained. - Dogs must be strictly kept downstairs and off the soft furnishings. - Any fouling on premises must be cleared up without delay. - Muddy paws should be cleaned before allowed in the house. - Dogs must NOT be left alone in the property. There is a security camera covering the driveway parking area. INCLUDED IN THE STAY: For each stay we provide a bath towel and hand towel for each guest, a bath mat and a tea towel. We also provide a welcome pack to get guests starting including tea, coffee, milk, biscuits and sugar. A dishwasher tablet, washing capsule, sponge scourer, J-cloth, bin bags and toiletries including soap and body wash.
