IDEAL FOR WALKERS! This is a well presented, air-conditioned house in a tranquil spot 2km from the picture perfect village of Cotignac. The provencial villa is tastefully furnished throughout. The villa faces south with pool set in 3000m2 of fully enclosed landscaped garden not isolated but also not overlooked and perfect for alfresco dining and relaxing. As well as the well equipped kitchen there is a utility with American fridge freezer for ice and water as well as a water softener. The space The large living / dining room is air-conditioned and has two sets of french doors which open out to the terrace and pool area. There is a covered terrace for deep shade and a wisteria covered terrace for dappled shade as well as a patio surrounding the 8m x 3m pool where there is an abundance of garden furniture to enjoy all aspects of sun and shade in the beautiful garden. There is also a gas fired plancha. The master suite on the ground floor is en suite with bath and separate shower and has french doors which open out onto the pool area. On the first floor are two further double bedrooms (one has twin singles which can be separate or can form a double) sharing a bathroom with shower. One of these bedrooms has french doors which open onto a juliet balcony overlooking the pool and garden. All bedrooms have air-conditioning and a double chest of drawers and a mirrored built in wardrobe. On the ground floor is a Provencal style kitchen which is well equipped with all you would expect and maybe more such as a bean to cup coffee maker (filter coffee maker available). There is a utility room with washing machine and dryer and American fridge freezer to dispense ice and chilled water. The Cotignac area has hard water so we have a water softener system for the house. Also on this floor is a study with desk and a bookcase. In the desk drawer are plenty of adapters if you have UK plugs. There is free wi fi throughout the house which also extends to some of the patio area. There is a TV in the lounge with France TV and also UK TV via Freesat plus dvd player with various dvds, a CD player and cds, plenty of books and some games including scrabble and cards. The dining tables both inside and out seat 8. All windows are double glazed but we also have traditional wooden shutters. In the garden we also have a traditional boules court and two sets of boules. We hope you will have a great stay in our lovely home and it provides you with the base for a fabulous holiday in Provence Verte. The house also has an EV charging point which you can pay to use. Guest access Guests can access all areas of the house - it will be available solely for their use. There is a garage where we store all the cushions for the garden furniture but this also has our gardening equipment and we ask guests not to touch these. We provide towels for the bathroom and towels for the pool, kitchen tea towels as well as all bed linen. If your stay is for two weeks we will get our caretaker to change the bed linen and towels after the first week - this is free of charge to guests who only pay the one cleaning charge at the end of their stay no matter how long that stay is. The cleaning charge includes the cost of laundry for the bed linen and towels. The caretaker has keys to access the house for this linen change. Other things to note We have neighbours who mostly reside in their homes full time - please be respectful and mindful of their presence (so no loud music at night) - they are very friendly. The house has a fully enclosed garden and when sitting around the pool you will not be overlooked.
