Welcome to The Niagara Retreat, a modern and relaxing home nestled in a quiet Springdale neighborhood, perfect for your Northwest Arkansas getaway. This spacious house features 3 bedrooms, 2 bathrooms, and has 2 king size beds. It comfortably sleeps up to 8 guests. Enjoy a large deck and open backyard, ideal for outdoor relaxation. Conveniently located near walking and biking trails, and fully equipped with a kitchen and laundry facilities, ensuring a comfortable stay. - A security deposit is required as part of your reservation. This will be processed as a temporary hold on the credit card on file, rather than a charge. The hold will be released after check-out, provided there are no damages or additional charges. - No smoking - PETS - Small/Medium size pets (under 40lbs) are welcome, but we require pre-approval and a $250 fee/deposit per pet. (2 pets max, no cats). This fee includes a refundable $150 pet deposit. - No events, parties, or large gatherings. - Must be at least 22 years old to book - Photo ID may be required upon check-in - NOTE: Your safety matters. This property features external security cameras around the house at the front door and above the garage. They do not look into any interior spaces - We require an additional deposit for guests hosting their “crew” or “company". Please notify us if you will not be staying at our place. - We welcome long term stays. Long term stays require bi-weekly cleanings which may require additional cleaning fees and a deposit. - This listing is for 6 guests. Two extra guests up to 8 people are welcome for $25 per night per person. Please note the bedding arrangements (No unregistered guests allowed. That means only the number of guests on your reservation are allowed.) - CHECK IN- Check in starts at 4 pm. We offer self-check in. You will receive a door code the day of check in. - NOISE LEVELS - Absolutely enjoy the space but please be respectful of the environment. All noise levels must be considerate, especially at night. Keep noise to a minimum after 10 pm. - NO PARTIES AND NO DRUGS This goes without saying for most guests, but we have to mention it. You agree that no parties or events, no illegal activity, no carrying and/or using illegal drugs of any kind, or inappropriate anti-social behavior will take place during your stay. If guests are found to have had a party, guests will be responsible for extra cleaning charges. In the unfortunate event of the disruptions alerting neighbors, or if guests are suspected of carrying and/or using illegal drugs onsite, the authorities will be notified, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY - PARKING: Absolutely no parking in the yard. No large commercial vehicles. - EXTRA GUESTS- The Home you are booking is for 6 persons. Extra guests are welcome for $25 per night. - CLEANLINESS - The house will be very clean on your arrival, you agree to leave it neat and free of trash on your departure; for if a greater cleaning service is required, then guest agrees to pay any extra cleaning fees we are charged. No mud or chemicals inside the house or in sinks, shower & washing machine. - PETS - Small/Medium size pets are welcome, but we require pre-approval and a $100 fee per pet. No more than two pets allowed. We may require a refundable pet deposit. Please keep pets OFF the furniture and beds. Guests agree to pay for any and all damages to furniture, floors, doors, walls, appliances etc. done by their pets. This includes extra cleaning fees if required. - NO SMOKING -There shall be no smoking or vaping inside the home. Extra cleaning fees to remove odor and stains may be applied. ***Please let us know immediately if something is malfunctioning so it can be rectified.***
