We hope you enjoy its magic as much as we do. There are 4 bedrooms and a LOFT (PLEASE NOTE THAT LOFT IS LISTED AS 5th BEDROOM). Bedrooms 1-3 are furnished with plush comfortable king beds. Bedroom 4, is a bunk room, which has a full over full bunk bed with a pull out trundle and a play kitchen. Giving families with kids plenty of room to enjoy each other while having their own space. The LOFT (listed as 5th bedroom), features a queen sized day bed with a pull out trundle, and a smart TV. There's also a desk for those that need to WFH. Rose, 45 minute drive to Lake Tahoe BATHROOMS Both sparkling bathrooms and powder room feature stylish tile, and plenty of storage space. We've equipped each bathroom with plush oversized towels and washcloths. You’ll also have ample shampoo, conditioner, body wash, and hand soap. As well as a blowdryer. KITCHEN We love cooking, so we hope you whip up your favorite meals here too. In addition to the new appliances including a gas stove and fridge, you’ll find a complete set of cookware, baking pans, utensils, blender, dinnerware, drink ware, and more. You’ll also love the fully stocked coffee station including a Keurig coffee machine, coffee pot, and kettle. LIVING & DINING ROOM Likely our favorite place to enjoy conversations and ease into the day. The leather sofa faces glass doors that open out to spectacular views of the lake. Unwind and relax with our smart TV. When ready to dine, you’ll have plenty of space to sit down at the dining table, or at the kitchen island. Or walk down a few blocks to grab dinner at one of the restaurants around. OUTDOOR SPACE We love this home because of its stunning lake views. The patio is a perfect location to grab a glass of wine or hot cocoa and enjoy the beautiful sunsets, around the fire pit. Or whip up a meal on the new barbecue grill. Or enjoy your coffee on the balcony in the upstairs primary suite. ESSENTIALS - There is ample parking. Guests have access to the garage and driveway. Sorry, we do not have a charging station as of now. - The house is equipped with high-speed WiFi- GUEST ACCESS You will have access to the entire house, patio, and garage. Except for locked owners closets Some additional restrictions you should know: - No events or parties - Our home sleeps up to 12 people. Quiet hour starts at 10pm. -Top bunk bed maximum weight limit is 150lbs - For safety reasons, the indoor fireplace is permanently disabled -Loft is listed as 5th Bedroom(showed in picture), as Airbnb does not have "loft" as an option in its listing. PETS: -Please check with us regarding your pet before booking. -There is a $100 pet per pet, per stay. Maximum of two pets allowed. -The dog/dogs must be flea and tick free and current on prevention treatment. -Dogs must be crated if left unattended -Guest are responsible for cleaning up any and all dog BM, as well as cleaning dog before he/she comes indoors Entire home and backyard, except for locked owner's closets. Walk 1/4 mile on the lake to The Outlets at Legends. Hungry? Walk a little further for many restaurant options. Want to try your luck? There's a brand new casino across the lake at Legend's. Most of our guests won't be able to help themselves from walking around the lake directly behind the house and absorbing the breathtaking views! Walking distance to shops, restaurants, casino, movies, and more. Garage and driveway is accessible for guest. Before booking with us, please acknowledge that you have read & agreed to the house rules: NO SMOKING - No smoking allowed inside the home. Smoking is allowed outside but please pick up your cigarette butts. Any smoking detected inside the home will result in a $500 fine. NO PARTIES - No parties allowed and will be subject to immediate rental termination (this is an HOA and Airbnb requirement). There is now a zero-tolerance policy for visitors holding parties within the community. Guests will be escorted off the premises by law enforcement and will forfeit their deposit money if this occurs. PETS GUEST MUST GET PRE-APPROVAL BEFORE BOOKING. Please provide us with the pet information and if approved there is a $100 per pet per stay. Up to two pets, minimal shedding dogs allowed. Thanks for checking with us prior your stay. We ask our guests to ensure the following: 1. Please make sure that the dog is always supervised. 2. Please do not let dogs on the furniture. 3. If you must leave your dog alone, please put them in their crate or kennel. 4. Please pick up after your dogs. Extra cleaning fees we assessed if dog feces are not picked up GRILL: Feel free to use the barbecue outside that is set up for your leisure. Please clean up after yourselves and keep the grill clean. If found dirty and requires extra cleaning, an additional cleaning fee may be assessed. Please note that guests will need to purchase extra propane or charcoal if it's not available. WEATHER - Weather is beyond our control and does not constitute a refund. However, some weather-related issues may be covered by travel insurance. HOME SURVEILLANCE - For the safety of all involved, the exterior of the home and the garage is monitored by security cameras. NOISE CURFEW - 9 pm Noise Curfew on the patio. Our home is located on the lake and the patio borders our neighbors. FURNITURE/ACCESSORIES We respectfully ask that all furniture not to be moved. If accessories need to be moved, we kindly ask for the guest to place it back. Our cleaner do inventory after every guest. AGE REQUIREMENT - Must be at least 25 years old to book - Photo ID may be required upon check-in
