The cottage has a lovely open plan design offering a kitchen, dining and sitting room. The lounge area has two sofas and a large Smart TV. The dining table extends to seat 4. The kitchen has a dishwasher, washer-dryer and Nespresso coffee machine. A short corridor leads to a ground floor king size double bedroom, with a large walk-in shower room next door. At the other end of the building is a second shower room, and stairs up to the large master bedroom with king size bed, built-in wardrobes and brilliant views. Outside the patio offers a pergola, table, chairs, BBQ and great views, with some access to the owners' tennis court next door included (see 'Useful Information' below for details). Guest access The entire cottage and its patio garden is for your exclusive use during your stay. However we reserve the right to charge a security deposit of GBP250 for some groups as a condition of booking, if so we will contact you after booking to arrange. - Trades and business bookings: with prior agreement only. - Once you have placed your booking request, before we can process your booking we will require some simple additional information such as postal address, direct email and guest details. Please do not book if you are unable to provide this, as we cannot offer a refund on this basis. - Arrival and departure times are clearly stated. As our properties can be booked right up until the last minute, we are unable to confirm early check-in or late check-out requests until 24-72 hours prior to your arrival/departure. Should you prefer to guarantee any such request now, please add an additional night to the start and/or end of your booking. - Unauthorised late check-outs have a significant impact on housekeeping schedules and the next guests’ arrival, so are therefore typically charged at the corresponding nightly rate, for every hour or part hour you remain on the premises after check-out time. - Insects are an inevitable part of both rural and urban life, as is wildlife in gardens, but virtually all species found in the UK pose little or no risk whatsoever. While all our homes are cleaned and checked prior to your arrival, we cannot eliminate all insects or prevent them from making an appearance – nor prevent a spider from spinning their home in your home. - Kitchen facilities: single electric fan oven, 4 plate electric hob, fridge-freezer, slimline dishwasher, washer-dryer, kettle, toaster, microwave, Nespresso coffee machine. - Tennis court: 2 hours of use is included on each full day of your stay. Times must be agreed with the owner in advance, but please note that play will usually need to be in the mornings. However some afternoon/evening play may occasionally be possible at the owners’ discretion. - Garden and parking: 2 parking spaces are available on the gravel drive in front of the cottage. The Old Stables has a patio garden which is bordered by a trellis and white picket fence (not fully enclosed). Please respect the owners’ own private gardens next door by keeping within the cottage garden boundary. - There is a swimming pool nearby in the grounds of the owners’ house, please note that the pool and surrounding terrace are strictly out of bounds. Please make sure children are supervised at all times. - Due to the nature of this Grade II conversion, there is limited and sloping height clearance around the bed in Bedroom One. - 1 travel cot (please bring bedding) and 1 highchair are available on advance request. - Iron, ironing board, clothes airer, and 2 hairdryers provided. - Electric Central Heating. - Wi-Fi.
