This home is not suitable for loud party groups. We welcome all adults, but we ask that the atmosphere remains calm and considerate. If your intention is to host a party, we kindly ask you to reconsider, as it may be best to book a different property that is more suitable. We do not want to compromise the comfort of our neighbours. Guest access The whole house and garden is available to you; with seating for up to 18 on the patio in the rear garden. Other things to note - Please note: although the house is suitable for babies/young children, there are NO stairgates; consequently it is the responsibility of the guests to ensure the safety of children. - A cot and highchair are available on request. The cot will have a clean sheet on it; please bring your own baby-grow/duvet. - We do not provide logs for the woodburning stove. - We have stemless wine glass available at the property but feel free to bring your own should you require wine glass with stem. - Please note that during colder weather, particularly when temperatures drop below 0°C, exterior areas including steps and driveways may become icy and slippery. As these areas are not salted or gritted, we kindly ask that you take extra care, and use of the driveway is entirely at your own risk. - Cooking oil and laundry detergent are not provided at the property. We recommend bringing these items with you if needed, or you may purchase them at nearby stores. - Please note that the property is self-catering. Any items provided, such as toiletries, kitchen supplies, or cleaning essentials, are intended as a starter supply only. Guests are expected to replenish or bring additional items as needed for the duration of their stay. We do not provide full catering for the booking. - Please do not put the hot tub cover anywhere near the heat source pump, you may put it in the patio by the bench. - The hot tub can be enjoyed not later than 9:30 PM. Also, don’t forget to bring extra towels for the hot tub! **Important Note:** To prioritize safety and minimize the possibility of water-related accidents, we require ***children under 11 years of age*** to be supervised by an adult and the use of the hot tub would entail personal risk. - We do not accept stag/hen parties or similar. - We do not provide logs. - Please respect our neighbours at all times. - We kindly ask all guests to come inside by 10:00 pm, as some of our neighbours have young children. - Fireworks are strictly prohibited. - Once your booking is confirmed, we’ll be in touch to request your email address. This is so we can send over our property policies, which you'll be asked to read and sign to confirm your understanding before arrival.
