This three-bedroom cabin sits 1/2 mile back from the main road on 92 acres of land. Cummings Creek runs through the property offering beauty & opportunity for fishing. We are very close to snowmobile and ATV trails, making it a great holiday for ATV enthusiasts. This property is 20 minutes from Old Forge or Tug Hill, and 10 minutes to Boonville and the 12N/S corridor. The ultra private location is perfect for hikers, fishers, hunters, recreational gun-users, and those wanting a peaceful escape. The house is located on its own on 92 acres of land. This is not a luxury cabin experience but is genuinely a bit more rustic. Note about pricing: We offer discounted rates for stays greater than 1 week. Please message for details. There are three bedrooms and one bathroom in this house, all located on the second floor. There is an enclosed patio space with a seating area as well as extensive outdoor space. There is a hot tub beside the house for your use during your stay. We provide a grill with a propane tank for guest use, but the tank levels are not monitored or maintained. If the tank is empty, you can exchange it at a nearby gas station (the closest one is about a 10-minute drive from the property). There is a designated firepit just outside the house with a picnic table. The house is fully equipped with window AC units. There is a main AC unit in the kitchen which services the main floor (kitchen and dining room). Standing fans are available for each bedroom if needed. There is a wood burning fireplace in the living room, but it is NOT usable. We are currently working to get it up and running again. Note about trails: There are logging trails on the property but no well-groomed ATV trails. If you wish to ATV on the land, you are welcome to do so, but keep in mind this is NOT an ATV park. There is lots of state land around our property with dirt roads and better trails, but to get to these, you have to ATV a short distance on the main road. We do not provide trail maps for the state land- you have to do your own research or use your own GPS to navigate. If you want more information about trails before booking, you can send me a personal message and I will give you the exact address so you can do a bit more research before booking. You are welcome to hunt on the land, provided you follow hunting seasons appropriately. You are welcome to shoot skeet- please observe standard safety precautions if you do so. A swimmable pond is located beside the house. It is about 12 feet deep at the deepest point. Please ensure that water safety is observed. If you plan to have a large group that includes tenters, please let me know before booking- we have one toilet, and the septic system cannot handle large groups. Guest access You will have access to the entire house and the entire property during your stay. Other things to note The water is safe to drink, however, if you prefer filtered water, we have a 5-gallon water jug dispenser available in the kitchen. We do NOT provide the 5-gallon water jugs, you must bring these if yourself. Airbnb doesn't allow hosts to hold a damage deposit at booking. Please note that if notable damage is done to the property, it will be documented by the housekeepers after checking out and you may be charged for the damage. If we find broken glass around the fire pit or in the yard you will be charged a $500 damage deposit- It is extremely unsafe for future guests if broken glass is left in the yard. With that said, we understand the occasional plate or glass gets broken and those kinds of things will not be charged. WIFI: Our property is rural and the only internet service available is satellite. There will always be Wi-Fi available, however, it may be spotty or slow. Verizon has spotty cell phone service in the house and throughout the property. Pricing: There is a 10% discount if you book a week and 20% discount if you book a month.
