The living room is anchored by a deep, generously proportioned cloud sectional, the kind of sofa a group actually settles into. The kitchen and dining area flow directly off the living room, designed for groups who want to cook, gather, and linger at the table without the space feeling cramped. Four of the five bedrooms are equipped with 55-inch smart TVs, and every bed is dressed in linen duvets for a calm, considered feel throughout. Two bedrooms have direct access to the pool. The primary suite offers a private soaking tub in addition to the main bathroom. All bedrooms include closets and ceiling fans, and the separation between sleeping areas gives families and larger groups genuine privacy. Outside, the patio has been fully refreshed and is designed for all-day use. A shaded outdoor sectional provides a comfortable place to gather without the sun. A liability waiver is required before use, and the OAH team can walk you through the process prior to arrival. A folding high chair and Pack ’n Play travel crib are available on request and will be delivered after check-in. The home measures 2,766 square feet. Guest access Guests will have access to the entire home, including all outdoor spaces and the wellness garage. There will be no one else on the property, other than the weekly gardener, unless otherwise discussed with you in advance. A liability waiver is required before using the sauna, cold plunge, or fitness equipment, and the OAH team will coordinate this prior to your arrival. Other things to note Per city regulations, all guests are required to sign the Palm Springs Statement of Rules and Regulations and Good Neighbor Brochure prior to their stay. Compliance with these rules is mandatory throughout your visit. Failure to adhere to these regulations will result in fines, with a minimum penalty of $500, which your party will be fully responsible for. Repeated violations may lead to additional fines and immediate eviction. These rules are strictly enforced by the City of Palm Springs, and by booking this property, you acknowledge and agree to these terms. Pool and spa heating is optional for a nightly fee. Spa-only heating is $75/night. Pool and spa to 84°F is $100/night. Pool and spa up to 90°F is $125/night. This is billed separately and must be confirmed and paid before arrival. A two-day minimum applies. Heating is managed by our staff and cannot run both systems at once. The pool and spa cannot be heated at the same time. Heat will transfer between one system or the other based on your preference. Please note that in the State of CA, guests staying over 30 nights are legally required to sign a legal CAR form with the DRE. Our Broker of Record will send you this CAR form for signature once payment is made. Your reservation will be considered ready to go once the form is signed!
