Features a free private parking spot in the courtyard, a balcony, and free tickets for all buses & trains in the entire state of Salzburg for all guests. Fully equipped and ideal for up to 4 adults and a baby. You will stay in a very peaceful residential building, yet you can reach the Festival Hall in about 20 minutes on foot. Ideal for families, couples, or business travelers. The space 🏠 This spacious 75 m² apartment plus balcony offers plenty of space and absolute comfort. Fast high-speed Wi-Fi is available free of charge throughout the entire apartment. All rooms are easily accessible from the large entrance hall: 🛋️ LIVING ROOM: Cozy sofas, a hammock to relax, a selection of board games, and a Smart TV with free accounts for Netflix, Disney+, and Zattoo Live TV (over 150 channels). 🛏️ BEDROOM 1: Comfortable queen-size bed, satellite TV, chest of drawers, wardrobe, and a baby cot. 💼 BEDROOM 2 / OFFICE: Desk with a chair, comfortable armchair, bookshelf, and a high-quality sofa bed that converts into a comfortable queen-size bed. From here, you have direct access to the balcony. 🍳 KITCHEN & DINING AREA: High-quality fully equipped kitchen with premium Miele appliances (electric stove, oven, refrigerator, dishwasher) as well as a microwave, toaster, juicer, filter coffee machine, and Nespresso machine. Plenty of dishes and cutlery, plus a large dining table with 5 chairs. 🚿 BATHROOM: Modern bathroom with a shower, toilet, and hairdryer. 📚 HALLWAY: Large shelves with an extensive library (including many children's books) and a secure safe for your valuables. 👚 ADDITIONAL AMENITIES: Iron and ironing board in the walk-in wardrobe. Bed linen and towels are, of course, included. This is a non-smoking apartment (smoking is only permitted on the balcony .🚗 PARKING: Free parking directly in the courtyard. The spaces are not numbered – just park in any free spot, there is always something available. 🧺 LAUNDRY ROOM: Free use of the washing machine and dryer on the ground floor (last door on the right, detergent provided). The room is shared with my two other holiday apartments. 🚲 BYCICLE HUT: Open hut in the garden for your own or rented bikes (please bring your own bicycle lock). 🚨 SAFETY: For your safety, the apartment is equipped with a fire extinguisher, a smoke detector, and a carbon monoxide detector. 🧳 LUGGAGE AND ARRIVAL: Standard check-in is from 3:00 PM via electronic smart lock. If no guests are checking out on the day of your arrival, you are welcome to arrive earlier! If the apartment is still being cleaned at 10:30 AM, you can already drop off your luggage safely and start exploring the city. ⚠️ IMPORTANT: Please be sure to inform me of your arrival time in advance, as the access codes are activated at 3:00 PM by default and I need to adjust them manually for you. 🔑 CHECK-OUT: By 10:00 AM at the latest for the final cleaning. Guest access PARKING: Free private parking spaces are available for all apartments in the secure courtyard and just behind the small chapel. LAUNDRY ROOM: On the ground floor, the second door on the right leads to the shared laundry room, equipped with a washing machine, dryer, and free detergent. GARDEN: At the back of the house, in the small garden, you will find an open bicycle shed for rented bikes and a clothesline. Other things to note YOUR SAFETY MATTERS: For your peace of mind, the apartment is equipped with a fire extinguisher, a smoke detector, and a carbon monoxide detector. Furthermore, the entire electrical system is regularly inspected—the latest certified electrical safety check (E-Check) is scheduled for September 3, 2026. FLEXIBLE CHECK-IN: Regularly from 3:00 PM via electronic lock. If no guests are checking out on the day of your arrival, an earlier check-in is flexibly possible! LUGGAGE SERVICE: If you arrive early and the apartment is still being cleaned, you may leave your luggage from 10:30 AM and explore the town. Please let me know in advance, as Airbnb automatically programs the electronic lock access codes to activate at 3:00 PM. CHECK-OUT: By 10:00 AM at the latest for final cleaning.
