All the beauty of Acadia in your own wooded corner of Maine’s Bold Coast, this property is truly medicine for the mind. Acres of forest carpeted by soft moss surround the home and a crystal clear brook meanders through on its way to a small waterfall on the cliff at the beach. With 4 bedrooms, 2 bathrooms, and enough beds to sleep 6 adults comfortably, this classic Maine home features a spiral staircase and wall to wall windows on the first floor providing gorgeous panoramic views of the ocean. The space The views of the islands and open ocean from all 3 levels of the home are truly breathtaking. Enough beds to sleep 6 adults comfortably, this classic Maine cottage style home features a central spiral staircase, wall to wall windows on the first floor living space providing panoramic views of the water, and refinished original hardwood floors from when the home was built in 1905. There is a one of a kind bench available for guest use that provides a prime spot to chill by the sea and recharge. Guests can explore the trail through the woods that leads to an observation deck with two rocking chairs. The serene spot is next to a small water fall and overlooks the bold rocky coastline. There is a king bed in the spacious upstairs lighthouse theme bedroom, a full bed in the second upstairs moose theme bedroom, a twin bed and one built-in bunk bed in the first floor blueberry theme bedroom, a queen size bed in the newly finished lobster theme bedroom in the walkout basement. The bunk bed has a weight limit of 180 pounds and the very top bunk in the bunk room is only available for luggage storage. The home is heated by a combination of propane, electric baseboard and a mini-split heat pump with air conditioning as well. The best air conditioning however is most always the windows, and there are window fans available for guest use in all rooms except the bathrooms. The primary bathroom with tub and shower is on the first floor next to the bunk bedroom. The half bathroom in the basement is next to the queen bedroom. The home is heated by a combination of propane, electric baseboard and a heat pump with air conditioning as well. The best air conditioning however is most always the windows and there are window fans available for guest use in all rooms except the bathrooms. There is an antique desk in the lower level family room with a cloth office chair that can serve as an office space if necessary. There is also another antique desk (fold down) and office chair in the basement bedroom and a custom built fold down desk in the second upstairs bedroom that can also provide work spaces. The kitchen has a dishwasher, full size refrigerator, gas oven and five burner cook top with a built in griddle, microwave, a custom built antique coffee cart with combination Keurig and drip coffee maker. The kitchen also has a blender, salad spinner, lobster pot, lobster tools, and a toaster. There is a picnic table near the bench under the large spruce trees that can seat eight for an outdoor dining option. A few modern amenities include high speed satellite internet, a high speed EV charger, and a 55 inch flat screen television in each of the 2 living rooms. Guest access The lower level includes a fully finished bedroom, hallway, mud room/pantry, and the partially finished combination laundry room and half bath. The rest of the basement is used for host family storage and mechanical and well water equipment. Other things to note Please note that by booking, you agree to the following liability release: 1. The Property is rugged – perched on granite ledge rocks overlooking the Atlantic Ocean. 2. The property is surrounded by boggy woods and the 500 ft. of ocean frontage is a mix of pebble beaches with rough granite outcroppings that are covered with slippery seaweed at and between low tides. 3. I am also aware that my stay at the Property involves risks that may result in serious bodily injury and/or death. Some of the risks include, but are not limited to, drowning, falling, sports injury, slips, trips, falls, cuts, adverse weather conditions, the acts or omissions of guests or visitors on the Property during my stay, and the condition of the Property. I understand that the description of the risks in this Release of Liability, Waiver of Claims and Assumption of Risk (the “Document”) is not complete and that other risks or events that are known or unknown, anticipated or unanticipated may result in serious bodily injury and or/death. 4. In consideration of being permitted to rent and stay at the Property, I agree on my own behalf, my family, any and all guests, and invitees that I am fully responsible for any and all risks of injury or death. I hereby release and hold harmless the owners of the property, and their contractors, principals, agents, officers, employees, and representatives (collectively “Releasees”). 5. I understand and acknowledge that being in or near the ocean present various risks and hazards, including strong currents, unexpected wave activity, floating debris and other potential hazards. I assume all such risks associated with being near or in the ocean, including the obligation to notify all guests of such risks. 6. I agree to fully and forever release and discharge, and not to sue Releasees for any injuries or damages, including bodily injury or property damage that may result from or be related in any way to my rental and stay at the Property. I further agree to indemnify and defend Releasees, through their own choice of counsel, against any and all claims arising out of or related in any way to my rental of the property, including claims by third parties. 7. I agree that any claims arising out of my rental and any claims of damage or injuries at the property will be determined by binding arbitration before a single arbitrator in Maine. I understand that I, as well as Releasees, are waiving the right to a jury trial. 8. If I am bringing a PET (2 dog limit), I agree to pay the pet fee of $195 and adhere to the house rules as stated in the guidebook provided. I will keep the pet/s on the main 1st floor only. I also agree to clean up after my pet/s by picking up all pet waste. 9.I agree to report and reimburse any and all damages to the home or its contents to the property owner through Airbnb.
