Unique, modern two en-suite air-con bedrooms rural Andalusian casa on a peninsular, overlooking Lake Beznar Reservoir with stunning panoramic views. Short distance to Nautical Centre; windsurfing, kayaking, paddle boards & more with communal picnic park. Secluded location but not isolated due to it's central location offering easy access to cultural Granada, Costa Tropical beaches, local village essentials, water-sports and even skiing adventures! The space Off-grid, eco conscious, spacious and modern. This non-smoking, pet friendly, Spanish rural casa overlooks Lake Beznar Reservoir near Talara in the Lecrin Valley in the Province of Granada. Built in 2011, our 'home away from home' blends into the countryside designed for easy living and comfort. Flowing across the width of a hillside terrace with wide level patios. You'll enjoy ‘all on one level’ extensive living accommodation offering a well equipped large open plan kitchen dining area and relaxing lounge. Master and Guest en-suite bedrooms benefit from ‘Pro Breeze Evaporative Air Conditioner’ units. As the water evaporates the air is cooled reducing ambient room temperature by approximately 6° - 10°C (15°- to 20°F) for a more comfortable sleep during peak Spanish summers. (see ‘Other Details to Note’ point 5) Externally, on the same level as the house there are two main terrace areas, surrounded and protected on three sides as a veritable sun trap or retreat for overhead sunshade. Perfect for watching the flow of the lake, gazing at breathtaking sunsets or star filled skies with a cocktail in hand. You can often enjoy a few days al-fresco dinning from the BBQ in December and start again in February. Guests must comply with Spanish Law ID requirements at least 3 days prior to arrival. Once all guests over the age of 14 years have submitted their ID via the secure app/website for Hospederias, we then agree a time for our local representative will meet you in Talara. Therefore, it essential to arrive in daylight hours, so can easily follow directions. After a short drive to the house, you will be given a tour, covering how everything works, check you are happy, before handing over keys to enjoy your stay. Welcome tranquillity due to it’s unique location, situated along a winding farm track with panoramic views of the mountains on three sides. At the end of private road Casa Moginar Is protected by high-tech 'SMART Home' security. The house is an ideal base to explore the Lecrin Valley & Alpujarras with numerous local walks and a variety of flora & fauna. Although, Casa Moginar is in a secluded and peaceful spot it is only 10 minutes drive to the Costa Tropical Motorway linking Granada to the coast. Granada is a city of culture with a vibrant arts scene and the World Heritage Alhambra Palace and its nearby Ski Resort of 'Sol y Nieve'. To the south the motorway gives access to the beaches of the Costa Tropical. It is warm in winter with underfloor heating throughout, double glazing & well fitting exterior doors and windows. All heating and power is provided by our own self contained system using solar energy, a wind turbine and diesel generator. The only thing that may need changing is the gas cylinder under the hob unit, which is 50:50 electricity and gas. Please read additional important ‘Other details to note’ information section. The tower room is an added bonus for hot summer days providing a shaded retreat with gentle breezes and spectacular views across the lake. We keep a couple of sun loungers there for afternoon siestas! It is reached by external steps at the far side of the front terrace and slopes plateau path; an ideal place to take advantage of the stunning views and cool breezes in the heat of summer. Above the house is a large gently sloping plateau divided into two areas. The above ground pool occupies the higher area with ample space for sitting out under an awning and relaxing. The pool itself is entered by wooden steps and is 7 metres by 4.5 metres wide. Its not an exercise pool for serious swimmers but is ideal for a refreshing dip and older children who have learnt to swim love to play while remaining in constant depth. The pool has 360 degree views of the plateau, lake and different mountain ranges but is far enough away from the hillside villages to not be overlooked from plain sight. It is heated from solar panel energy, remaining pleasantly refreshing from May to October. The lower area of the plateau contains young almond and olive trees and a large area left to nature which makes an ideal stroll and exploring area. Guest access The property is not recommended as wheelchair disabiliy accessible due to lengthy slope or steps to the plateau - clearly shown in photos. However, guests may decided it is suitable for restricted mobility due to single level home and ground floor terraces. A car with good ground clearance is essential for a stay at this house as it is a slow 10 minutes drive from the nearest village of Talará down a narrow concreted farm road that winds through the orange and lemon groves with numerous drainage humps to cope with winter deluges and some steep curves as the road winds down towards the lake. Some renters hire 4 wheel drive cars but this is not essential, just try to avoid small 4 seaters with small engines if there are going to be 4 of you with luggage. To give you an idea we have hired a few and found a VW Golf, a Caddy and a Citroen Berlingo were all great. But Toyota Corolla was too shallow resulting in a few ground clearance scrapes, and found a Fiat 500 was amazing fun on the road but struggled to cope with more than two people on the steep curves out, especially if you add luggage! You arrive at the house up a very steep concrete drive to a level gravel area stretching in front of the house, after this a wheelchair friendly ramp leads to the level front terrace with access to the front and lounge doors. Park outside the house to unload and then drive up the extended drive up to the top plateau to turn round where there is space for numerous cars to park. The tower room is accessible more directly by external steps at the far end of the front terrace, or for wheelchair, guests via the plateau at the of the extended concreate slope's longer route. Our representative will explain how everything works and will provide you with an additional 'What Three Words' grid reference to our entry gates and check you are have everything you need before leaving you in peace to enjoy your stay. Other things to note 1) Spanish Law requires all guests over the age of 14 years to complete ID passport or NIE forms, called the 'Hospederias Visitors Registration' system. 14 days prior to arrival we will send you a 'Check-in Scan' link to submit details for each adult. If ID forms are not completed and submitted after reminders and at least 3 days prior to arrival, as hosts we will contact AirBnB to cancel your reservation. Last minute reservations must complete and submit on same day as booking at least 24 hrs prior to arrival. Advance ID submition is a requirement, once confirmed hosts will then agree your arrival time and provide local representative meeting instructions and contact number. 2) It essential to arrive in Talara in daylight hours to meet our property representative, for you to follow for 10 minutes as you are guided to the property for the first time. Better to see the route in clear daylight, especially on narrow sections. Top Tip: Most guests want to relax for the first few days, there are 3 small supermarkets in Talará village or a bigger supermarket in Durcal. Plan a visit before you agree the time you arrange to meet our representative. General food shops are closed on Sundays (except petrol garage that has basic essentials)! 3) Although, the roads do not have 'Italian Job' movie style cliff drops, due to it's rural location the nearest village is a 10 minutes drive via a narrow concreted farm road (tight single track using passing points) with a very tight Z-bend hairpin bend, drainage humps and grooves to maneuver - not for nervous or new drivers. Previous, guests have all commented it's taken them just a couple of journeys to become more familiar with the Z-bend before taking it in their stride. Every guest has said the peace, tranquillity and breath taking panoramic views are worth it! 4) Off the grid-energy property: The property is powered by solar and wind turbine energy stored in a battery powerhouse with backup generator, with has pros and cons; - Benefit; the system is completely integrated therefore provides a more reliable supply of electricity than some local rural mains service providers. - Con; hot water is drawn from the solar heated tank in the powerhouse. Allow 2-3 minutes for the hot water to pull through pipes for first morning/evening shower. Top Tip/ in the sink run the hot water tap while you brush you teeth for 2 mins, when you feel it start to warm then turn on the shower. - Consideration; the house is equipped with a dishwasher, washing machine, modern appliances and SMART TV. However, simultaneous high level energy consumption has to be considered to ensure a comfortable experience. If multiple large appliances like dishwasher and oven run at the same time this can trip the generator in hot summer months. Stagger dishwasher, washing machine and oven use. - Our representative can be contacted should unusual energy issues arise with the powerhouse. 5) 2 x Pro Breeze Evaporative Air Conditioner 10L Tank units; Master and Guest bedrooms. ~ Guest control to fill the water tank, refresh ice-packs in each unit, set the cooling timer for up to 7 hours and clean during stay. Enjoy 3 oscillation fan speed levels using the remote control for a more comfortable sleep during hot Spanish summers to reduce ambient air temperature by approximately 6°- 10°C (15°- to 20°F). NOT refrigerant gas units therefore will not reduce the room below 21°C in peak heat. ~ guests must keep a window open when in use, the lower the ambient humidity the better it will work. In a closed room it will become warm and humid and reduce benefits. ~ as the water evaporates the air is cooled and then spread throughout the space by an internal fan. ~ Always; i) drain the water tank and never just top it up or it will smell. ii) chill the water in the fridge, add ice to the water tank and use the blocks to maximise benefit. 6) Not suitable for individuals with allergies to dogs, Casa Moginar is listed as a pet friendly property and owner has a dog. Please see reviews stating excellent cleanliness. Dog poo (faeces/hexes) must be removed off site in bags provided - not thrown over plateau sides! 7) The house is suitable for a family with a baby but not suitable for toddlers and younger children (1-12 years) due to the steep nature of the land falling away from the plateau and terrace the house is built on. Once children are old enough to understand danger prevention it again becomes suitable for a family holiday. The large 2 acre plateau above the house offers is a large area for children to explore and safely play with adult supervision. Thick soles slip on shoes are needed walking on sharp summer wild-grass. 8) Heightened risk of forest fire; ~ Non smoking property to strictly ensure no possible throwing of cigarettes/cigar butts on the ground to protect dry grassland and avoid smell on soft furnishing. ~ Outdoor fires and/or firepits are prohibited by local law from March to October. ~ Should a fire start due to any guest’s inadvertent actions incur a local fine, full cost will be covered by the primary guest additional to damage deposit. ~ Lecrin Valley and nearby villages suffered an extensive fire in September 2022, taking 5 days to contain and resulting in 5,000 hectares of devastation. You may be lucky enough to witness overhead views of local Forestry Fire Protection helicopter pilots practicing manoeuvres scooping and dropping water from the reservoir. 9) For guests and host security we have two survallence cameras; • 1 x Spot light camera; front corner terrace facing entry driveway & gate. • 1 x Middle beam facing powerhouse entrance . Does not view side BBQ & seating area. • No cameras overlook pool & sunbathing areas, or inside the property. • Record per motion-activation wifi operational 24/7. • Owner accessible via app should any property care or breach of booking terms and conditions occur.
