Serene Views from Private Balcony – Condo perfect for a couple’s retreat Hobby Airport HOU– 39 miles George Bush IAH -70 miles Houston Central Business District-48 miles The Dawn 833-Just for Fun is a 3rd floor unit located at pool side. The guests who stay at this unit will enjoy the views all the way to Babe's Beach and have the convenience of walking down the stairs to the pool side. Please keep in mind, The Dawn has no elevators. Guests will enjoy a large one bedroom, one full bath apartment. The living and dining areas are open to each other with easy access to the balcony. Sit on the balcony and enjoy a nice morning cup of coffee while watching as seagulls and pelicans fly out for the first morning catch! The living area has a queen size sleeper sofa (sleeps 2), large flat-screen television, dining table, and balcony seating to enjoy Gulf breezes. This fully outfitted kitchen has everything you need to prepare a full meal in this area. The primary bedroom features a queen bed (sleeps 2) and extra large closet. The full bath has a step in shower and is accessible from both the primary bedroom and the living area. The updated, modern kitchen at The Dawn 833-Just for Fun is fully stocked for the convenience of our guests with ample dishes, utensils, cooking tools, pots and pans, and serving pieces. Guests will enjoy a full oven, large refrigerator, dishwasher along with a large pantry. The laundry room has a full size washer/dryer for the convenience of our guests. THE DAWN CONDOMINIUMS The Dawn is Located on Seawall, just West of 69th Street, can’t be missed with the tropical colors, palm trees and beautifully landscaped grounds and feature two swimming pools (one pool is heated to 81° in the cooler months), a poolside hot tub, community grilling areas, fitness center, on-site laundry and gated parking. All units at The Dawn offer a private covered balcony or patio, which is the perfect spot to enjoy your morning coffee or unwind in the evening with a glass of your favorite beverage. All kitchens are fully stocked with pots, pans and dishes to make breakfast, lunch or dinner, and guests are so close to so many delicious places to eat if you don’t feel like cooking or decide to order in after a long day at the beach or pool. All guests are required to pay $37.89 per car for parking upon arrival at The Dawn. GULF COAST CONCIERGE Ryson partners exclusively with Gulf Coast Concierge to make your time on the island unforgettable! Gulf Coast Concierge understands it's the little things that count. Create your own adventures with beach gear and golf cart rentals, a sunset cruise or a bonfire and smores on the beach. Gulf Coast Concierge also offers fishing charters, photo sessions, and a variety of in-home services. If you can dream it, we will do our best to make it happen! NOTES All Ryson properties are non-smoking. Sorry, pets are not allowed at this home. If needing a pet-friendly vacation rental, please check out Ryson's pet-friendly vacation rentals. It is recommended to review Ryson's Packing List when planning your vacation. If there are any questions, please contact us. Events, parties, or guests attending prom are prohibited at this home, as well as any type of large gathering with guests not listed on the reservation's Guest Registration or exceeding the maximum occupancy. These provisions are strictly enforced by Ryson Vacation Rentals, and GARM (Galveston Association of Rental Managers) security. If any questions, please contact Ryson. This vacation home should accommodate up to 2 vehicles to be parked at the property. Parking at condos is determined by the space available at the property (typically two-car maximum). Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Many HOAs do not allow parking for trailers, RVs, boats, etc. Please contact Ryson with any questions. All reservations at The Dawn Condominiums require a parking fee per vehicle (two max). When registering at The Dawn guests will receive their pool/gym bands (up to 6 for a one-bedroom and up to 8 for a two-bedroom) and access codes for parking gates, walk-through gates and for the fitness center. Pool/gym bands should be returned to The Dawn prior to departure. Most HOA fees (resort, parking, amenity, etc.) are to be paid directly to the HOA upon arrival. Resort amenities require maintenance, and from time to time may be unavailable for guest use. Every effort will be made by Ryson to notify the respective HOA. However, please understand, Ryson has no control or authority in completing necessary repairs or routine maintenance. If elevator use is a requirement for any guests during your stay, please contact Ryson prior to booking, and we're happy to go over available options (alternate elevator available on premises or locating a better limited mobility friendly access unit). Guests with limited mobility should consider parking and possible stairs to access unit, as The Dawn does not have elevators. A Ryson Vacation Planner would be happy to go over the location and access of specific units. Even if listed as a provided amenities, Ryson is unable to guarantee specific cable package, network or channels or cable and internet signal quality and cable may not be available on all TVs. All reservations require a completed Ryson Rental Agreement, and the agreement holder must be at least 21 years of age to rent this property and provide a valid ID at check-in. Check-in time is 4 pm and check-out time is at 10 am. EXTENDED STAYS Monthly rentals are considered in the off-season - Winter Texans, snowbirds, retirees, corporate stays, medical professionals, university students and plant workers are welcome. Extended stays or monthly rentals require a stay of 30+ nights, and these reservations are tax exempt. This is an immediate savings of 15%! Although most extended stay reservations are between the middle of November through February, extended stays may be considered anytime between Labor Day and Memorial Day. Extended stay reservations may not be placed online, but a Ryson Vacation Planner would love to answer any questions you may have and help you reserve your extended stay.
