Relax in the mature garden & dine al fresco in its large heated gazebo, or go paddle boarding/boating/kayaking (see extras) on the large private lake 2 minutes up the road by car. The space The property has been refurbished with luxury interiors and all bedrooms include acoustic windows and ceilings for a quiet night sleep, luxury bedding, robes, premium tea & coffee making facilities including a coffee menu, smart televisions, cooling fans and lockable doors. We have recently opened a stunning private ESPA spa complex accessible to you from the rear garden; offering an infrared sauna, ionised air purification, relaxation area with chilled water, twinkling starry night ceiling, calming mood lighting and music (or your own), ESPA toiletries & ESPA mister, 7 person jacuzzi with massage seats, rain shower, towels & WC. The spa complex is not a safe environment for young children and as such they must be supervised at all times. We recommend smaller groups of up to 6 people use the spa at any one time. Massage and other treatments can be booked subject to availability. Treatments are usually carried out in the privacy of your guest bedroom. Bookings now include private complimentary access to the ESPA spa on the day after you check in, from 11am-11pm. Therefore, if you check in on Friday, you may utilise the spa on the Saturday for 1 day only. You may also reserve the spa for your exclusive use during your entire stay, both day and night, at a generous 50% discount. Note that should you not book the spa, your enjoyment of the house and garden will not be disrupted by other spa users as the spa also has a separate private entrance which we will open. Please get in touch if you would like a price for exclusive use during your entire stay. Note that the ESPA Spa booked using the discounted rate is non refundable from 30 days before arrival. There is a modest living room with two 2-person sofas and a chair and other chairs can be brought in. There is also a smaller snug area with a sofa and table and chairs. Please ensure the spaces suit your needs as there are no very large entertaining areas, but the garden and its heated gazebo has plenty of space for larger groups. The kitchen table can comfortably seat 8 and another small table with 2 seats is also provided. A selection of board games and cards are available in the lounge area. The rear garden contains a heated 12 person gazebo, as well a gas BBQ available for hire with utensils. The BBQ is an additional £24. You will also have access to a large, private lake located just up the road in the same village, and it is accessible by car in under 2 minutes. Once parked, enjoy a 10 minute stroll across a path through a meadow to get to the valley where the lake lies. Note that the walk is unsuitable for less able bodied persons, buggies, or strollers and suitable footwear such as trainers is recommended to cross the meadow. The lake is well stocked, and Inflatable boats, paddle boards/kayaks and life jackets may be hired for use - details below. The lake can sometimes be affected by seasonal conditions such as freezing in winter or low water levels and weed outbreaks in hot weather. Please check in advance on the condition of the lake if you intend to make use of it. The only jacuzzi/hot tub available is part of the ESPA Spa. All extras should be booked at least one day prior to arrival as same day bookings are not always possible. Guest access There are 6 off-road parking spaces in front of property. Hambrook House is located along Link Road and the location gives easy access to both Whitstable and Canterbury. Please note that the dining room table can only easily accommodate 8 people at a time. The garden gazebo can accommodate 12. Crockery and cutlery is provided for 12. There are two suite living rooms of which the larger can accommodate 6-8, and the smaller 4-6 people. Access to one of the bedrooms and bathrooms is via a spiral staircase which may be difficult for some to climb. The private lake may be affected by seasonal weather (ice, water level, weed growth), restricting activities so you may wish to check in advance on its condition. ONLY STRONG SWIMMERS PERMITTED ON LAKE There is a sofa bed in the main living room and we advise bringing a sleeping bag or similar if it is to be used as bedding shall not be provided.
