Explore the diverse destinations of Munich and Upper Bavaria - beautiful nature reserves such as the Isar valley begin right on your doorstep. The space Welcome to your cozy home away from home! This spacious 140 m² (1507 sq ft) apartment is particularly quiet and offers you everything you need for a relaxing stay: Master bedroom (30 sqm / 323 sqf): · Enjoy restful sleep in the 200 x 200 cm double bed with 2 high-quality mattresses. An additional single bed (120 x 200 cm) is available if required. · Relax in the adjoining conservatory and use the small desk for working. · Your own en suite bathroom pampers you with a washbasin, toilet and shower. Second bedroom (20 sqm / 215 sqf): · A cozy single bed (120 x 200 cm) and an extra long bed (100 x 220 cm) ensure sweet dreams. · Here you will also find a small desk in the adjoining conservatory. · Directly opposite is your second bathroom with shower and bathtub. Living and dining area (45 sqm / 484 sqf): · The spacious living and dining area extends over two interconnected rooms and offers plenty of space to feel good. · Enjoy meals together at the dining table, which is designed for 6 people and can be extended to up to 10 people if required. · The adjoining kitchen (12 sqm / 129 sqf) is fully equipped with oven, stove, microwave, dishwasher, refrigerator and freezer. The cozy sitting area can accommodate 4-6 people. Third bedroom/living room: · Large leather sofa, armchair and Smart TV. · With 5 guests, this room transforms into a cozy living room. · Should 6 or 7 guests arrive, one or two single beds are additionally available here. Terrace (40 sqm / 431 sqf): · The spacious terrace invites you to relax. Enjoy your meals outdoors in the dining area for 6 people or relax on the lounger. · An awning provides soothing shade on hot summer days. Good to know: · Heating: As is usual in Germany, central heating provides cozy warmth on cold days. · Cooling: An air conditioner is not available. On very hot days we will show you how to keep the house cool. Fans are available. · Intermediate cleaning: For longer stays (from 14 days) an intermediate cleaning with change of bed linen and towels every 7 to 10 days is obligatory for 199 euros. We can gladly coordinate the dates individually. · Oktoberfest: The S-Bahn takes you to Hackerbrücke in just 20 minutes (every 20 min), from there it is only 1000 meters to the festival grounds. · Internet: Surf at high speed! The entire house is equipped with fast Wi-Fi in mesh technology. Enjoy download rates of at least 50 Mbit/s up to 250 Mbit/s anywhere in the apartment. · Children: Children of all ages are welcome! Lego, Playmobil and numerous board games provide entertainment. · Security: The entrance area is monitored by a video camera - in principle, it is one of the wealthiest and safest areas in Germany. · Rural Charm: Our village offers the perfect blend of serene rural living and convenient city access. You're just a short S-Bahn or car ride away from the vibrant heart of Munich, allowing you to easily explore all the city has to offer. While insects are a natural part of rural life, your comfort is our priority; the apartment has protective insect screens, ensuring you can enjoy a cool breeze and sleep soundly with the windows open on warmer summer days. We maintain a fresh and natural environment for our guests, so you won't find any insect sprays or perfumed aerosols in the apartment. · Bavarian Tradition: Just 300 meters (about 330 yards) from your doorstep stands a charming Catholic church (see picture), a beautiful example of Bavarian tradition. Its bells gently chime to mark the time, a sound many visitors find to be a delightful and authentic part of the Bavarian experience. It's rare for guests to find this traditional practice bothersome. · Smoking: Smoking is only permitted in the outdoor areas. · Parties: Parties are not allowed. However, you are welcome to invite friends or family and have a gathering with up to 12 people (sufficient dishes are available). · Pets: To protect people with animal hair allergies, pets are unfortunately not allowed. Guest access Enjoy your time out in this self-contained apartment on the first floor of a spacious house. From the terrace you have a wonderful view of the garden, which belongs to the ground floor apartment. You reach the apartment via a separate entrance and can enjoy the peace and quiet here, away from the hustle and bustle of the city. The owners of the house, who are also your hosts, live on the ground floor. Of course you have your absolute privacy. Since the apartment is also used privately, some cupboards are marked as such and are not available to you. The rental is in the name and on account of the owner by the experienced holiday home agency Schulte-Tigges GbR. So you benefit from professional service and a private ambience with special charm. Of course, we comply with the legal requirements for holiday apartments. The rental price includes 7% VAT. We would be happy to issue you an invoice on request.
