A stunning base for sightseeing, hiking, walking, wildlife, fishing, golf, outdoor activities (inc winter sports), touring (wildlife park, folk museum, distillery visits) and much much more. The space The 2 double bedroom first floor studio is a private self contained detached building to the owners home set in large mature wooded gardens (home to red squirrels). The studio is Scotland STL licensed for a maximum of 4 guests only (under 2yr old, exempt) and comprises open plan living room, kitchenette & dining area. Sofas, Full SkyQ (movies/sports etc) including full WIFI throughout, 4K smart tv (Netflix/YouTube), maps, books & games are available). Each of the 2 bedrooms include bed (1x double sized/ 1x queen sized) drawers, side table and wardrobe hanging space. Bathroom (sink, w/c, large power shower (no bath). Towels provided. Kitchen includes oak counter, butler sink, built in fridge/freezer, cooker and induction hob. Microwave, kettle & toaster, slow cooker also provided. All basic kitchen utensils provided for simple cooking requirements. Essentials & Breakfast starter pack (tea, coffee, sugar, milk, biscuits, bread, butter, jam, porridge & eggs) included free of charge for all stays of 3 nights and above. Wi-fi is available free of charge. Studio washing, tumble drying and wet clothes/boot airing facilities are situated in the owners garage below the studio, guest are welcome to utilise these facilities as required. Garage space also available for storage of guests bikes, skiing, golf equipment etc. Whilst dogs are welcomed in the main accommodation they are not allowed to be left alone, there is an outdoor combined kennel (with heater) and lockable caged run (9m x 5m) available for use. EPC RATING = D (59) Guest access Accommodation is situated on the first floor only (large triple empty garage below). Guests have their own private access via an external flight of stairs into the studio. There is direct access to the large 0.5+ acre / enclosed garden (shared with owner), equipped with numerous tables, chairs, benches, Summer house ("The Snug") and morning sunrise covered seating area. A large mobile BBQ & movable fire pit is also available (usage by arrangement with owner only) Firewood, kindling, starters, lighters & lumpwood coals not included in price but can be supplied by the owner at cost if required. Please note that the owners two dogs (Loki & Joshi) are free roaming throughout the garden during the day whilst the owner is resident. However can be housed / kennelled should private use of the garden be required. Other things to note Once you've arrived; there are no strict rules other than smokers / vapers must smoke outside only. Dogs are not allowed to be left alone within the accommodation, please use kennels if required. More generally all that is asked is that you care for the property, leave the property secure when you are out and respect the neighbours right to quiet.
