The space Lower Marsh Farm, a previous Duchy of Cornwall property, sits on the outskirts of the pretty village of Landulph in the Tamar Valley on the Devon / Cornwall border. It is quietly tucked away in an Area of Outstanding Natural Beauty and is set in over 40 acres of grounds sloping down to the River Tamar. Award winning accommodation split between 3 properties and 3 fully insulated completely dry yurt cabins: 1) Kingfisher Barn - attractive stone converted barn with 4-bedrooms (3 double or twin rooms and 1 bunk bed room with space for a cot in 2 of the double rooms), stunning large open plan modern kitchen / dining / living space, private secure garden with a hot tub, log burner. 2) Bulrush Barn - a spacious interior designed luxury one bedroom home, converted in 2018. Sleeping up to 4 in a king sized bed and single bed (plus space for a cot) or configured with 3 singles. Plus a double sofa bed for 4th person. An en-suite bathroom with walk-in shower & separate bath. Open plan living space with well equipped modern kitchen (dishwasher, washing machine, fridge/freezer), dining table (seats 4), and comfortable corner sofa with a cosy log burner. Private garden with a romantic wood-fired hot tub. 3) Orchard Cottage - Victorian Gothic style attached studio property providing romantic cosy accommodation for 2-3 people (in a king sized bed, a double sofa bed plus space for a cot) . Set on ground floor, with a modern eat-in kitchen, stylish bathroom, comfortable living / sleeping area, log burner, private hot tub. Orchard Cottage has step free access and is all on the ground floor so suitable for those with limited mobility. 4) 3 wooden yurt cabins, fully insulated and completely dry inside. These are available for bookings with more than 14 guests (if there are fewer than 14 guests and you want to use the yurts, please let us know and we can add the additional cost to your booking). Each yurt can each sleep up to 2 people and has a log burner for warmth. The yurts share a field kitchen and bathroom a short walk from the yurts. Please be aware there are steep uneven steps up to the meadows where the yurts are located. There is also a games room, a large dining room which can accommodate your whole group and a Well House therapy room where you can enjoy massage treatments (booked separately). Guests have full access to all amenities here at Lower Marsh Farm including tennis court, outdoor heated swimming pool (open from late March to early October), orchard and picnic area, basketball hoop, woodland, nature reserve and private shingle river beach. You can purchase discounted tickets for the Lost Gardens of Heligan. After a day of exploring the Farm and nearby areas, relax with a drink in front of the roaring log burner – you are welcome to use wood from our wood store. There are so many things to do here and out and about, but for any rainy days, the properties come complete with a flat screen satellite television and DVD player (with the exception of the yurts). There are a selection of books, board games and DVDs here for your use. There are a number of bookable experiences and treats here at Lower Marsh Farm including private wild food foraging workshops, stand-up paddle boarding tuition, spa treatments, afternoon tea, suppers and more. This is a NO SMOKING property, both inside the accommodation and within the grounds. This includes vaping. - Plenty of off street parking directly outside the properties. - EV charger available at the farm (request a tag when booking and you will be charged for the amount of electricity used at the end of your stay). - Fully Fitted Kitchens with full self catering facilities including a good sized fridge / freezer, dish washer and washing machine. - Luxury Egyptian Cotton bed linen, fluffy cotton towels, complementary toiletries and welcome hamper included. - Wood burners. - Free Wi-Fi. - DVD Players. - Large flat-screen Televisions. - Storage available for bikes, surf boards etc. - Early check-in (up to 2 hours at £80 per hour) / late check-out (by 1 hour at £200) can be booked - availability will be confirmed on request. - Boot room with bathroom, laundry facilities (including a dryer). Perfect for outdoor clothing storage, and showering after adventures getting sandy or muddy! - At Christmas each property is decorated with a home grown non-drop soft needles tree and a wreath (using foliage foraged from the farm). DOGS Your dog/s is most welcome (at an extra charge of £20 per stay). However, we have resident chickens, ducks, geese, peacocks, dogs and cows so dogs need to be well behaved and kept under control at all times. If you want to bring your dog, please let us know when booking. The gardens are fenced and there are plenty of walks straight from your front door (and a hose pipe for washing them down if needed!). We provide a dog hamper with essentials like towels and a blanket (if required, a dog bed is available). A pet sitting service is available by prior arrangement in the village. We welcome Registered Guide and Hearing Dogs, at no extra cost. HOT TUBS There are 2 electric hot tubs (in the garden of Kingfisher Barn and Orchard Cottage) and a log fired hot tub (in the garden of Bulrush Barn). During the months of Nov, Dec, Jan, Feb & Mar, there is a daily charge of £20 for each of the electric hot tubs to be switched on and ready for your use. LOWER MARSH FARM Owned by Ed & Olivia with their two young children who live in the farm house. The aim is to manage the farm in a sustainable manner actively encouraging wildlife to flourish. With this basis, we are supporting the maintenance of the land and traditional buildings offering award winning holiday accommodation. Other things to note Please note that this is a peaceful tranquil location suitable to families and groups looking for some quiet time. This property is not available to hen / stag groups, groups of young people under the age of 30 years old, or groups wishing for a party location. Music is not allowed to be played out of doors and noise is to be kept to a minimum after 9pm.
