The basement and attic are unfinished and off-limits to guests, as is the hall closet in the home which serves as the host’s supply closet. Guests do not have access to the detached garage. Other things to note PLEASE CAREFULLY READ ALL OF THE FOLLOWING: NON-SMOKERS ONLY PLEASE Our strict NO SMOKING/VAPING policy applies to all guests and visitors whether indoors or outdoors. POTENTIAL FOR NOISE The River House is located on a heavily-traveled main road, so you will experience frequent traffic noise, especially on weekends and during typical commute times. We offer a white noise machine as well as earplugs for your comfort. EXTERIOR SURVEILLANCE DEVICES For the safety and security of our guests and our property, we have recording devices mounted outside to monitor: (1) driveway entry/sunroom door, (2) rear parking with partial view of deck, (3 & 4) rear parking area into backyard. No device captures a view into any interior area of the home. Devices record audio & video 24/7. Host has access to recorded footage at all times. DRIVEWAY Please note that the paved driveway is somewhat steep and exits onto a busy road; exercise caution each time you enter and exit the property ESPECIALLY while bicycling or walking to access the nearby bike trail. POTENTIAL FOR PESTS The River House is in a beautiful, naturally wooded setting right on the state and nationally-designated Scenic Little Miami River, so you may at times see wildlife (anything from insects and birds to possibly even a snake, beaver, deer, raccoon, etc) around the property. Therefore, we ask that you please be careful not to leave food outdoors overnight, and always tightly secure outdoor trash bin lids so as not to encourage curious critters! Please be aware that while we do take reasonable measures to prevent infestation, sometimes the occasional pest still manages to find its way inside. MAINTENANCE Though we will do our best to schedule most maintenance tasks when the River House is unoccupied some tasks including hot tub maintenance may need to performed during your stay. During grass-mowing season, you may encounter lawn care providers working outdoors during your stay. These are approved by host and may at times arrive on site without advance notice. PASSERSBY Please note that the waters of Ohio's public waterways (streams and rivers) belong to the state of Ohio. The Little Miami River is considered a public waterway so you may occasionally encounter folks floating by on an inner tube or paddling along in their kayaks in the spring and summer when water levels rise and the river is navigable. FISHING You must have a current Ohio fishing license to fish the Little Miami River and all other waters in the state. Licenses are available through the Ohio Department of Natural Resources website. Depending on the season the water levels in this section of the river can be quite low, so you may find that fishing conditions are not ideal, but as long as you are properly licensed you are more than welcome to try! WI-FI ACCESS We provide wireless internet access as a courtesy for our guests; however, this service can at times be unreliable. While we make every effort to ensure this service is working properly, we are not responsible for problems with internet connectivity or guest’s devices. We do not provide technical support and no refunds are issued for internet service problems. REFUNDS Refunds will only be issued in accordance with the cancellation policy in effect at the time of booking. Guests are strongly encouraged to purchase trip cancellation insurance which covers for losses against unexpected events which may prevent a guest from fulfilling the reservation, such as bereavement, illness, weather-related incidents, and/or other events or emergencies. Refunds are not issued for inoperable or unusable amenities due to power outages beyond our control (due to inclement weather, downed lines, etc).
