Spacious, modern ranch-style house on 1.9 acres, atop a hill, with plenty of natural sunlight. Designed and decorated for a relaxing time in Woodstock, the home has an open and flowing layout. Conveniently located minutes from the center of town, it's perfect for those who want convenience to shopping and restaurants. A perfect home for a family getaway, work-from-home alternative or company retreat in the Catskills / Hudson Valley. Outdoor fire pit in the front yard! The space The open layout makes the house versatile providing for many scenarios such as comfortable, convenient socializing or cozy, private relaxation. The office will give you the privacy and concentration you need to take phone and video calls or just simply get work done. You have ample outdoor space on the property. The fenced-in side yard has 4 Adirondack chairs and a picnic table. The patio has a gas grill and outdoor dining set. The front yard has an outdoor fire pit atop a rock outcropping. Please keep in mind that this is our family home and we use it often when the house is not rented. Please treat the house well as we have put a lot of effort into designing and maintaining it. Guest access You'll have access to the entire home with the exception of one bedroom and 2 closets used by the owners for storage. Other things to note Operating Permit #20N-049 The Short-Term Rental Agreement must be executed by guests prior to stay. The Rental Agreement terms are below. Short-Term Rental Agreement This Short-Term Rental Agreement (the “Agreement”) is made by and between Rick & Rachel Bashkoff (“Owner”) and ____________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property Location. 28 W Hurley Rd, Woodstock, NY 12498 (the “Property”). The property is fully furnished, and linens and towels are provided. An inventory list can be provided on request. 2. Property Management. The property management company is Barker Hudson Vacation Rentals Properties. The property manager is Susanna Mitchell (the “Property Manager”). 3. Maximum Occupancy. The maximum number of guests is limited to 6 persons. 4. Rental Party. The rental party shall consist of the following persons: 5. Term of the Lease. The lease begins at the Check-in Date noted below and ends at the Check-out Date noted below. 6. Rental Rules. Guest agrees to abide by the rules attached as Addendum A (the “House Rules”) at all times while at the property and shall cause all members of the rental party, and anyone else Guest permits on the property, to abide by the House Rules at all times while at the property. 7. Access. Guest agrees to report promptly to Owners any mechanical, electrical, plumbing or other problems with the premises and shall allow Owner and Property Manager access to the property for purposes of repair and inspection. Owner and Property Manager shall exercise this right of access in a reasonable manner. 8. Rental Rate. Rental rates can be found in your reservation details on Airbnb or VRBO. 9. Cancellation Policy. Cancellation policy can be found in your reservation details on Airbnb or VRBO. 10. Storm Policy. Deposits are not refundable due to bad weather. On some occasions we are able to re-rent the property, in which case we will refund 50% of the deposit less a $100 administration fee. No refunds will be given for storms or electrical outages due to bad weather. Mountain roads can be curvy and steep. Roads are well maintained, however a four wheel/AWD drive is highly recommended for snowy/icy conditions. There are no refunds due to road conditions. 11. Damages/Injury. It is expressly understood and agreed that neither Owners of said premises, or Property Manager shall be liable for any damages or any injury to Guest(s) or their family and friends, or to their family and friend’s property from whatever cause arising from occupancy of said premises by Guest(s) and their family and friends. It is further understood and agreed that Owners and Property Manager shall not be responsible for any personal property left by Guest(s) in said premises. 12. Insurance. We highly recommend that all Guests purchase traveler insurance. 13. Payment. Payment summary can be found in your reservation details on Airbnb or VRBO. 14. No Assignment. Guest may not sublet all or part of the Premises, or assign this lease or permit any other person to use the Premises. 15. Severability. If any part of this Short-Term Rental Agreement is not legal, the rest of the Short-Term Rental Agreement will be unaffected. 16. Amendments to Agreement. The Short-Term Rental Agreement can be changed only by an agreement in writing signed by the parties to the Short-Term Rental Agreement. 17. False Pretense. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in and will lose their deposit. **COVID-19 Disclosure Statement** In these challenging times we are taking extra steps with our cleaning protocols. These include requiring our cleaners to wear masks & gloves at all times, leaving the house vacant between guests for as long as possible, sanitizing all hard surfaces, light switches, doorknobs etc. and providing guests with sanitizing cleaning supplies. Please be assured we take every precaution to keep you safe. During this time, access to any property raises the possibility of potential exposure to COVID-19. By agreeing to enter the Property, the Guest acknowledges there is an assumption of potential exposure to COVID-19 (which is extremely minimal) and any and all consequences and/or injury which may result from such exposure, including but not limited to, physical and/or psychological injury, pain, suffering, illness, temporary or permanent disability, death or economic loss. The Guest acknowledges that the Owner is not liable for any COVID-19 related illness contracted by the Guest whilst staying at the Property or within 14-days of check out. The undersigned hereby acknowledge receipt of this COVID-19 Disclosure Statement. Addendum A: House Rules 1. Purpose of Use. The premises shall be used for residential purposes. Guest(s) must not interfere with the rights of other Guests(s) or neighbors. Guest(s) shall not permit any activities on the premises, which are contrary to any law, ordinance and/or any applicable health and/or fire department or insurance policy provisions. Any intent to have a gathering more than the total number of guests in this Agreement must be cleared with the owner prior to booking. Event Fees will apply to host any gathering/party. Any unauthorized gathering/party will result in the loss of the entire damage deposit. 2. Use of Premises and Owner’s Property. Guests must keep, and at the end of the term return, the Premises and all appliances, equipment, furniture, furnishings and other personal property clean and in good order. Notify the owner immediately if you discover any item that needs attention. Appliances and services occasionally malfunction. We cannot guarantee them to perform 100% of the time. We will correct the problem as soon as possible. No refunds will be made for any appliance or service failure (including wifi and electrical). Only use appliances for their intended uses. 3. No Smoking. Smoking is not permitted anywhere in the house. Any evidence of smoking in the house will incur a fee of $250. Smoking is permitted in the side yard or in the front Adirondack chairs area. Please ensure that all cigarettes are put out properly and clean up all cigarette butts. 4. Pets. No Pets Allowed. 5. Noise. Please respect our neighbors and cease all outside music and loud noise after 9PM. If a noise ordinance fine is issue during your stay, we will deduct the amount of the fine from your security deposit. For additional details, please see Appendix A of the House Guide. 6. Do Not Leave Food Out! Please do not leave any food out in the kitchen or anywhere in the house. You’re in the mountains so ants and other insects will find the food. 7. Garbage & Recycling. The garbage bins are located at the side entrance to the house. Garbage and recycling is picked up every week on Wednesday morning. The pickup will be very early in the morning so we recommend taking the garbage and recycling bins down to West Hurley Road (also referred to as Route 375) by Tuesday night. Place garbage in the bear-proof can and recycling in the recycling bin from County Waste. You can place garbage bags in the bins however recycling must be placed in the bin loosely without any plastic bags (County Waste rule). After you add items to the bins, please make sure both bins are closed and secured. Do not leave garbage outside of the bins or outside of the house. Please recycle! 8. Well & Septic System. The home is on a well and septic system. The water has been tested and is safe for drinking. Please respect the house and do not flush anything except toilet paper down the toilet, even if it is labeled biodegradable. If it is found that feminine products or anything other than toilet paper have been flushed and clog the septic system, the Guest could be liable for damages of up to five hundred dollars ($500). 9. Moving Furniture. Do not rearrange the furniture as this may scratch the floors. 10. Fireplace. PLEASE ENSURE THE FLUE IS OPEN BY TURNING THE KNOB ABOVE THE FIREPLACE ALL THE WAY TO THE LEFT. Wood is located in the side yard. FIRES MUST BE PUT OUT BEFORE GOING TO BED. Please make sure you clean up after any fires using the fireplace tool set. Baking soda or flour is commonly used to smother a fire in a fireplace. IN CASE OF EMERGENCY, FIRE EXTINGUISHERS ARE LOCATED NEXT TO THE FIREPLACE AND IN THE LAUNDRY CLOSET IN THE KITCHEN. 11. Grill Use. The grill must be cleaned after each use. To clean the grill, we recommend following the instructions from the manufacturer. Search “nexgrill cleaning instructions” and pick any of the first few results. YOU MUST ENSURE THAT THE GAS LINE HAS BEEN TURNED OFF. Turn the yellow valve, located behind the grill, clockwise so it is in position pointing downwards (6 o’clock on a clock). 12. Fire Pit. Wood is located in the side yard. To put out a fire in the fire pit, there is a hose in the front of the house. Please ensure you cover the fire pit once the fire is completely extinguished. Be sure to clean up any food products you use while at the fire pit. Reminder, you’re in the country where animals live. IN CASE OF EMERGENCY, FIRE EXTINGUISHERS ARE LOCATED NEXT TO THE FIREPLACE AND IN THE LAUNDRY CLOSET IN THE KITCHEN. 13. No Lighting Candles. Candles are a fire hazard and are not permitted in the house. 14. Housekeeping. We do not provide daily housekeeping service. We do not permit towels or linens to be taken from the house. (Long Term Rental Guests Only) Guests staying for a month or longer must schedule at least 2 cleanings per month. 15. Lights & Switches. If we’ve labeled a switch “DO NOT USE” or “PLEASE LEAVE ON”, please follow those instructions. If you see a display with the time or numbers on, please do not alter the settings. 16. Shoes. To avoid damage, scratches, tramping in germs/pathogens, please leave your shoes on the mat provided at the front door. 17. Check-out. Check-out time is 11AM.Please do the following before you leave. - Load the dishwasher with any dirty dishes and start the wash cycle. - Remove all perishable food from the refrigerator/freezer. - Ensure there is no food left out in any area of the house. - Unplug all small kitchen appliances. - Leave the stove, oven and refrigerator clean. - Turn the air conditioning off (summer months). - Place all used towels in the bathrooms. - Turn off all lights. - Garbage & recycling should be placed in the bins near the side entrance to the house. - Ensure you have everything you brought with you. - Ensure all doors are locked and windows are closed. - Leave through the front door and lock the door. Reminder, to lock the door, enter your code and press the red button on the bottom of the keypad and it should lock on its own. - Please alert our property manager Susanna that you have checked out.
