The space This house is South facing so there is good natural light throughout the day. The living space is open to the kitchen and dining areas so conversation is easy for groups occupying all spaces. All appliances and furnishings are brand new. There are three bedrooms plus a pullout queen sleeper in the living room. The bed configuration is as follows: Bedroom 1: Queen bed with two nightstands and a dresser Bedroom 2 (Located off of the dining area): 2 twin beds with a nightstand, dresser, and dedicated work space Master Bedroom: King bed with two nightstands and a dresser Living Room: Pullout queen sleeper with linens in the closet The dining area is well appointed and seats 6 There is a laundry room off of the kitchen with full size washer and dryer. This is also the location of the electric panel and hot water heater. The outdoor space is extremely functional with a gorgeous heated pebble pool and spa, a travertine pool deck with seating for 4, an outdoor kitchen with 4 burner Bull propane grill, mini fridge, ample countertop space for prep, 4 bar stools for meals and a separate seating area under cover for 4 more. There is a private outdoor shower for guests use as well in addition to the two interior bathrooms. The backyard is fully fenced so no need to worry about your dog getting out. Other things to note **AS A CONDITION OF RENTING THIS PROPERTY GUEST EXPRESSLY AGREES TO RELEASE, INDEMNIFY, AND HOLD HARMLESS THE HOST AND ANY AGENT OF THE HOST FROM AND AGAINST ALL LIABILITY FOR INJURY TO THE PERSON OF THE GUEST AND TO ANY MEMBER OF HIS/HER PARTY INCLUDING ANY INVITEES RESULTING FROM ANY CAUSE WHATSOEVER. There will be a welcome book upon arrival with wifi info, operating instructions for the pool equipment and info about the area. Access info will be provided 24 hours prior to your visit via the Airbnb App. Please note we have pool service and lawn service weekly and our technicians will need access to the pool and lawn temporarily. Details for service days are in the welcome book at the house and days and times are generally accurate but not guaranteed. Pool will be set to 85 but please note the overnight lows may bring the temperature of the pool down in the mornings so the pool will not live at 85 degrees 24/7. The spa is on demand and will start heating up once you hit the "spa party" button mounted to the post of the outdoor kitchen. The spa will get up to 103 degrees but could take an hour or more to get up to that temperature. *Please note electric pool heaters use the ambient air to heat the pool and are therefore not designed to heat when the ambient air gets much below 50 degrees. If on occasion the overnight lows drop into the 30s and 40s you may see an error code appear on the heater. The AC shall not be set below 72 degrees. Certificate of Registration Number: VR24-00144
