Easily sleeps 10 Adults, plus 6 children age 18 and under. Well maintained four-season cottage. Only 1½ hours from Toronto on prestigious, scenic Balsam Lake with 100 ft weed-free, sandy-bottomed swimming. Excellent swimming, fishing and boating on the premiere lake in the Kawarthas, popularly known as the "new Muskokas of Ontario". The space Conveniently situated on West Bay, 12km and 24km from the towns of Fenelon Falls and Lindsay respectively. The Balsam Lake Provincial Park with its One Day Passes and various other facilities is just 14km (13 minutes) away. Also, directly accessible to the famous, scenic Trent-Severn Waterway with its many locks and points of interest. The cottage is on the calm side of a 100 ft lakefront property. It has amazing sandy-bottomed swimming gradually increasing in depth, ideal for both kids and adults. Excellent for avid boaters, fishing, water sports and winter activities. Large level treed lot (100ft x 228ft) makes it good for outside activities, evenings by the fire pit, games etc. Includes dock, fire pit, outdoor furniture, 2 BBQs and parking for 6 to 8 vehicles. Nearby offsite activities include camping, golfing, casino, snowmobile trails, ski resort, marinas, boat rentals, boat cruises, restaurants, go-karting, horseback riding, mini golf, theatre, hiking, stock-car racing, harness horse racing, art galleries, canoeing, kayaking and craft markets. UPPER LEVEL: Large Living Room, with vaulted beam ceiling, beautiful stone wall and hearth, all with panoramic lake views through large picture windows. Upper Level has large fully equipped kitchen with ceramic floors, built-in dishwasher, smooth top stove, quality cookware, cutlery, appliances and much more. Large capacity, stacked washer and dryer included. Ceiling fans throughout, with lots of cupboard space. Fully equipped throughout cottage. Includes potable (drinkable), treated, water supply, dishwasher, microwave, toaster & toaster oven, coffee maker with filters (not pods), electric kettle, blender, cutlery/crockery/pots and pans/cooking utensils, water cooler, large dining table, washer & dryer, satellite, TV, DVD-VCR-CD Player Combo, propane furnace, Pillows, Quilts & Blankets (guests to provide bed linen and towels) LOWER LEVEL: Scenic lake view from spacious Lining Room and large, open concept Kitchen. Living Room opens onto a stone patio and a fantastic view of the large treed waterfront. Patio has its own propane BBQ (no cylinder required) and is capable of wheel chair access to the lower level coming through the lawn area. Unfortunately, the current internal layout does not facilitate independent wheelchair maneuverability & navigation through the passageway into the bedrooms. Two bathrooms exist on the lower level. One five-piece with double sinks and a huge bathtub. The other is a full three-piece with large shower stall. The eat-in kitchen is fully equipped with one exception. The lower level stove has been removed as per the City of Kawartha Lakes regulations. Similar to the upper level, the lower unit has its own dishwasher, microwave, toaster and toaster oven, coffee maker with filters (not pods), electric kettle, blender, cutlery/crockery/pots and pans/cooking utensils, large dining table, washer & dryer, satellite TV, DVD-VCR-CD Player combo, propane furnace, Pillows, Quilts & Blankets (guests to bring personal bed linen and towels). There is also a freezer for additional convenience. Bedrooms comfortably sleep our guests and have lots of cupboard space. Ceiling fans are throughout. For added convenience, the full Laundry Room in the lower unit has its own full capacity Washer & Dryer, along with built-in cupboards and a wash tub. The water supply in the cottage is treated and potable (drinkable). However, a water cooler is provided as our personal preference. PLEASE NOTE: PET FEE: The only type of pet we accept are dogs. 2 Absolute Maximum. Fee: $15.00 Per Pet, Per Night. POWER BOATS: ABSOLUTE MAXIMUM LENGTH-19 FEET-BOW TO STERN-Bow ( Furthest point at front) to Stern ( Furthest point at back).
