Flight info (arrival & departure) — to ensure a smooth check-in/check-out ⸻ Condo Rules Preview • No visitors unless pre-approved and registered with doorman • Rooftop amenities (pool, sauna, gym) are for registered guests only • Report damages immediately to avoid fines • No towels/clothes hanging on balcony railings • Smokers must use ashtrays on balconies/terraces (improper disposal leads to fines) • Quiet hours: 10 PM – 8 AM • Use the foot shower at the service entrance (Av. Rainha Elizabeth 767) before returning from the beach • Garage use requires prior authorization — send vehicle make, model, color, and license plate • Children under 14 not allowed in gym/sauna and must be accompanied on the rooftop • Don’t use gym when wet; return equipment and turn off AC • No jumping into the pool or using oily sunscreen • No drug use or excessive alcohol in the building • Shirts required in common areas • Negligence/misconduct may result in fines up to 50% of the monthly condo fee • All deliveries and authorized guests must be registered in advance ⸻ All guests must sign a Responsibility Agreement at check-in. Guest access 🔑 Keyless Access Check-in and check-out are carried out under the supervision of a person appointed by the owner. Sauna • Available at all times • Please remember to switch it on in advance and to turn it off after use ⸻ General Etiquette To ensure the spaces remain pleasant for everyone: • Turn off the sauna and the gym’s air conditioning after use • Return pool furniture to its original place • Do not leave trash on the terrace • Avoid leaving personal belongings or apartment items in shared areas • If others are using the pool, please be discreet and respectful Other things to note The Master Suite The Master Suite is a closed mezzanine: it does not have an external window but one that opens onto the living room. To ensure perfect climate control in both spaces, the suite is equipped with a dedicated ventilation system which, together with the air-conditioning units, guarantees maximum comfort at all times. ⸻ The Pool The condominium pool is reserved exclusively for residents and registered seasonal tenants. For everyone’s safety and comfort, access by visitors is not permitted. ⸻ Apartment Size & Location This spacious 150 m² apartment is located on the 10th floor in a privileged position. From the side balcony, you can admire a rare and unique view that embraces Ipanema Beach, the iconic Christ the Redeemer, and Ipanema’s main square — home to the famous Hippie Fair every Sunday and an open-air food market every Tuesday. ⸻ Security For your safety, a discreet Wi-Fi camera is installed at the front door to monitor any approach to the apartment. Additionally, the building’s doorman has clear instructions to immediately alert the owner in the event of any unauthorized access attempt, day or night. ⸻ Beds All beds are brand new and designed for maximum comfort.
