The space The Green Room is located on the upper floor of our historic Tuscan home, an old house renovated with respect for its original charm: exposed beams, external stone walls and a warm and authentic atmosphere. The room is bright, with windows on two sides, and designed to offer simple and practical comfort. The property is on two floors and houses only a few rooms (Green, Blue and Yellow), so the environment remains quiet and private. The common areas are limited and shared in a respectful way: a small bar corner in the corridor and an outdoor terrace overlooking the vineyards and hills. In winter, the house is always warm thanks to the underfloor heating that is spread everywhere. In summer, the natural breeze and terrace make the spaces pleasant and airy. • Beds and capacity: double bed + single bed, for up to 3 guests (perfect for couples with a child, friends, or travelers who want an extra bed). • Room furnishings: flat-screen TV, bedside tables with electrical outlets, dresser, and spacious wardrobe to store suitcases and clothes. • Linen and comfort: fresh sheets, double pillow for each guest, soft towels provided for the duration of the stay. • Shared bathroom: only with the Yellow Room – bathtub with hot shower, bidet, toilet, sink. Daily cleaning + single-dose kit (shower foam, shampoo) for each guest. • Shared bar area (corridor): coffee machine with free capsules offered by us, tea/hot water kettle, small refrigerator for your drinks or snacks. • Shared outdoor terrace: coffee table and chairs, relaxing view of the hills – ideal for breakfast in the morning or evening relaxation, especially in summer with the cool breeze. • General climate: underfloor heating always active from October to April (uniform and pleasant heat), fans in the room for the summer + natural hilly air. Everything is simple, clean and authentic: a Tuscan refuge where you will feel at home Guest access You have private and independent access to your Green Room via a dedicated external staircase that leads directly to the upper floor. This floor is reserved exclusively for the three rooms (Green, Blue and Yellow) – the host does not live there, so you have total privacy and tranquility, without crossing paths with the host or other private areas. You can freely use these areas: • Your Green Room (upper floor): the whole room is exclusively for you and your guests, including a bed, flat-screen TV, wardrobe, bedside tables, and spaces for your belongings. • The shared bathroom: only with the guests of the Yellow Room (bathtub with hot shower, bidet, toilet, sink) – cleaned every day by our staff, includes products for sanitizing inside the sink doors (disposable gloves, sanitizing wipes, and other products suitable for excellent cleaning) Single-dose kit: each guest will find a sachet of shower foam (shampoo + shower gel) on the bed of their room, along with folded towels ready to use. • The bar corner in the upper floor hallway: coffee machine (free capsules offered by us), tea or hot water kettle, small refrigerator to store drinks or snacks – shared with guests in the other two nearby rooms. • The shared outdoor terrace: with a small table, chairs and relaxing views of the hills and vineyards – a space shared with guests in the Azzurra and Gialla rooms, ideal for outdoor breakfast, evening relaxation or enjoying the cool breeze in summer. -Parking: The property has 2 free private parking areas that are NOT fenced and NOT covered for guests. 1. Area located directly in front of the access stairs (therefore very close to the external staircase of the upper floor), with 2 parking spaces available. Important note: make sure to park your car with all 4 wheels completely on the concrete, so as not to create inconveniences to nearby homes. The photos attached to the listing (or that I will send you via message if necessary) clearly show the parking areas and the correct parking methods. – follow them to find the right place without any problems. Wi-Fi: Fast and reliable throughout the upper floor (perfect for work, streaming, or sharing photos). Pets allowed (let me know in advance for any small cleaning instructions). You don't have access to the lower floor or other parts of the property reserved for the host. Everything you need for an independent and comfortable stay is concentrated on the upper floor – if you have any doubts about an area, parking or bathroom kit, please message me!
