Guest access You will have access to the whole house and property, large area around the home is maintained. Please respect the property and its boundaries by only driving vehicles on the dedicated driveway. Other things to note Off-Grid living: Off-Grid Living Entirely "off-grid" Summer Rose Farmhouse is solar powered, gas hot water, rain water plumbed and wood fire heated. The house is well equip for most stays, however please be consious as a rural off-grid property its a great lifestyle that also means things like; on a cold day you may need to start or keep the fire going and/or rug up and on hot days (30+) it can be warm. We have a limited evaporative cooling unit but closing blinds in the day, opening windows for evening breezes is recommended. The house is 6 star energy efficient and has many of the standard electrical appliances of a modern city home but some appliances we do not have (toaster, electric heater) or may not be suitable. It is very comfortable for most, but let us know if any questions. House uses filtered rainwater: some guests may bring bottled water or boil if they wish Steep gravel driveway: some guests may prefer to park at the base and walk up the 30m driveway (if required) if without a AWD No pets: Unfortunately no pets are allowed to maintain our Airbnb for future guests and due to the abundance of wildlife, native bushland and neighbouring farm regions. Septic Tank: Only flush the provided eco toilet paper and provided detergents. No wipes, nappies, sanitary products, paper towel, or any other items in the toilet. Rubbish: We provide wheelie bins to empty your rubbish. There is no roadside waste collection, excessive rubbish relative to the length of your stay (i.e. > 1 bin per fortnight) will result in an additional rubbish removal fee of $50 per bin load. Wildlife Awareness: You may see wallabies, wombats, birds, frogs, echidnas, deer, foxes, mice and snakes. Do not feed wildlife and keep doors closed. Children must be supervised outdoors at all times. Internet & TV: High-speed Starlink internet. Best mobile reception is with Telstra; other networks may vary. Smart TV provided — please use your own streaming logins. Security Camera: External security cameras are in place under the carport, on the driveway, front and back doors Fire Safety: The wood heater warms the home and provides a cosy experience. Outdoor pizza oven and fire pit may be used when there is no fire ban — always fully extinguish fires and follow CFA rules. Children & Playground: The playground includes a swing, slide, cubby and monkey bars. Parents/guardians must supervise children at all times. Security Cameras: Outdoor security cameras are located at the driveway, carport, and entry points (no indoor cameras). Landscaping Notice: Outdoor landscaping is in progress; pricing reflects this.
