In the heart of Condado, with direct private access to the Condado beach. The building is on Ashford Ave., surrounded by great restaurants, cafes, and bars. At walking distance, you have supermarkets (5 min), Calle Loiza St. with vibrant nightlife (6 min), and La Placita de Santurce with also great nightlife (15 min). At driving distance, you have the Convention Center & El Distrito (10 min), Old San Juan (15 min), Hato Rey Milla de Oro (15 min), and the airport (15 min). Our apartment was fully remodeled in 2022, and we hired a professional designer and decorator to bring you a comfortable, stylish, and pleasant stay. While inside the apartment, watch the beautiful sunrise (during the summer season) from the open balcony or entertain yourself by watching surfers riding their waves in the afternoon. At nighttime, watch the moon reflects in the ocean (on clear skies). When you step out of the apartment, enjoy our beautiful Condado beach or the pool, every tourist attraction (Old San Juan, Mainland, and Outer Islands), countless restaurants, cafes, bars, and Condado’s vibrant nightlife. -This spacious 1000 ft2 unit has 3 bedrooms and 2 full bathrooms. -2 Queen beds and 1 Full bed. -Full Kitchen (including Cookware, Plates, and Utensils) with Refrigerator, Microwave, Stove, and Conventional Oven. -Open Balcony with Stunning Ocean Views. -Integrated Living-Dining Room with a comfortable modern sofa and a Bar Heigh Dining Table. -Dedicated Workspace (in one bedroom in case some work is necessary). -Guest Wi-Fi with 300Mb approx. download speed. -Air Conditioning and Water Heater. -Washing Sink. -Iron, Iron Board, and Hairdryer. -All Linens, Pillows, Fresh Bath Towels, Hand Towels, and Washcloths. -Shampoo, Conditioner, and Bodywash -55-inch Smart TV with Netflix and Amazon Video available. - 4 Beach Chairs, Beach Towels, Sand Toys for Kids, 2 Tennis Rackets, and Beach Rackets. -Coffee Maker with Prime Coffee from Puerto Rico. Toaster. Essential condiments like Salt, Pepper, Garlic, and Oregano. -1 Underground Parking Space. The exact address is: 1479 Ashford Avenue San Juan, PR 00907 The building is scheduled for a much-needed painting and repair soon. Some areas have been roped off and access through some doors in the lobby has been restricted. Guests will have access to the entire apartment in addition to the building’s underground parking garage, swimming pool, fitness center, tennis court, library, game room, coin-operated laundry, and private beach access. We do our best to make our guests feel at home and respect their space. I’m always available if you have any questions. From time to time, we like to send messages letting you know of local entertainment activities (festivals, concerts, and other events) taking place in town. The apartment is in a neighborhood known as Condado. It is one of the island’s favorite tourist destinations due to the pedestrian orientation of its streets, beautiful beaches, shops, restaurants, bars, hotels, casinos, nightclubs, high-end schools & hospitals. If you plan to stay locally, within the San Juan area, we highly recommend you use Uber, Taxicabs, electric scooters (abundant in the area), or walk. Many restaurants, bars, supermarkets, casinos, and beaches are within walking distance. However, renting a car is the best choice if you plan to visit other towns (out of San Juan) or the islands. OCCUPANCY: This unit allows for 6 overnight guests. Over occupancy may result in eviction and penalties. PETS: Only small to medium and well-behaved pets may be allowed. Please let us know if you travel with pets since the building also has a pet policy. Once the administration clears our request, you may bring your pet. CHECK IN/CHECK OUT: Check-in time is at or after 4 pm, and check-out time is before or at 11 am. Early check-ins and late check-outs are based on availability and can be requested one day before. Unauthorized late check-out will have an additional cost. EXTRA FEES: Please be aware that missing keys will have a $50 minimum charge, missing garage remote $100 minimum charge, and damaged or missing item varies depending on the cost of the item. Unauthorized pets $250 and/or any additional damages o cleaning costs caused by an approved pet. SMOKING: Smoking of any kind is not allowed in the unit. GATHERINGS: We know you are coming to Puerto Rico to have a good time, but we work hard to maintain a good relationship with neighbors and residents. This property has a strict "No Party" policy. QUIET HOURS: Quiet hours are from 10 pm to 8 am. It's a residential building, not a hotel. Many residents go to work early morning. Guests are responsible for the conduct of all persons in their unit. POTENTIAL HAZARDS: OPEN BALCONY: This unit has an open balcony and is usually very windy outside, do not leave any unattended objects; an object falling from this height becomes a potentially harmful projectile, and never leave your child or pet alone as well. SWIMMING POOL: Guests are responsible for their security and conduct when in the pool area. ATLANTIC OCEAN: There are no lifeguards on the beach, sometimes the ocean is calm, and you can go out for a swim; however, be advised that rip currents are very often in our area. There are several online weather bulletins you should check. Please be cautious and play it safe! GUESTS WITH CHILDREN: Adult Guests/Parents are responsible for the behavior and well-being of their children. Do Not Leave Your Child UNATTENDED. The Open Balcony area, Laundry, and Kitchen cabinets are critical areas where unattended children should not be allowed. The same rule applies to the building's common areas. SECURITY: For security reasons, we have a Ring audio/video recording doorbell camera at the front door facing the communal hallway; the building also has audio/video recording cameras in other common areas and outside the building. The building has two security guards, be kind to them; they are accommodating but not concierges. Inside the unit, we have smoke and carbon monoxide detectors and Minut, which measure sound levels and alerts us if things are too loud so we can give you a heads up. None of the security features in our apartment records the content of any sort. Your privacy is guaranteed. UNIT RULES: Most of our unit rules were laid out above; however, additional rules are posted inside the unit. Please make sure you read them. BUILDING RULES: Our building has the following communal rules. Any disregard of these rules may result in penalty fees; please help yourself and us keep out of trouble: -Always wear shirts and shoes when inside the building. -When wet, use the cargo/service elevator. -When carrying your bags or beach chairs use the cargo/service elevator. -You can drink in the pool area using no glass containers; however, drinking or eating in the swimming pool is strictly prohibited. -Additional communal rules are posted inside the unit. Please make sure you read them. LONG STAYS: For stays over 28 days, we require additional personal information and a signed License Agreement to accommodate the stay; it may also require 3rd-party background checks. We must comply with the building rules and ensure your safety and the safety and well-being of our neighbors and homes. Your information will not be shared with anyone. Once everything is verified, we will be able to confirm your reservation. Be advised that we reserve the right to cancel a reservation if you fail to comply or a failed background check. An additional Security Deposit amount will be held calculated on the length of your stay.
