Bright large room & guest bathroom in Host's home

Welcome to my home & a large, bright bedroom with use of your own bathroom (when I don't have anyone else staying). Located in a quiet cul de sac with on-street parking. Ideally situated for commuting, being only 2 miles from both the M1&M62 & train station is a 5 min walk & 9 min ride into Leeds. Offered locally are nice pubs, a few bars, different places to eat, grocery shops, the canal for nice walks, 2 parks & a leisure centre, plus more. No shoes & no smoking/vaping policy. The space The room is a good size, with lots of windows facing the back garden. There's lots of cupboard & wardrobe space for use, a long length mirror, a TV & a comfy chair in the room. I think that my home is cosy and welcoming, and it is well maintained. I wish for my guests to feel comfortable when staying. Guest access Use of kitchen and use of the dining room for meals. If eating in your bedroom, please wash plates after, rather than leaving them in your room overnight. Use of the shower/bathroom at the end of the longer corridor. Use of the garden. Strictly no shoes in the house, no smoking, no vaping, no drug taking. No parties and no visitors please. Use of the washing machine, if staying 7+days and clothes drying space. For longer term guests, there will be use of the (back) TV lounge. During your stay I live in the house but will be at work during most days. I'm contactable via mobile when I am not at not at home. Other things to note I look after my 3-year granddaughter on Fridays, from 7-8am, so I cannot guarantee that it'll be quiet from when she arrives. Occasionally she stays over but will generally be asleep by 8pm. After using the bathroom, please keep the door open so we know that the bathroom is free & leave the window on the latch which helps to keep the bathroom aired. The same applies to your room; please keep the bedroom door open & window on the latch when you are not in your room. Please, do not leave any windows open when you are not in the house / when you check out. Thanks. Please keep the house door always locked. Please keep a hold of your key to use during your stay and to let yourself out on check out. Your privacy will be 100% respected, as I would expect mine to be when I'm not home. Thank you.
