The spacious 88 square meter vacation home is located in the Xanten-Wardt district, about 5 km from Xanten city center and 350 m from the Xanten North Sea. The house has three bedrooms on the upper floor (two with double bed 2 × 1.6 m + 2 × 1.4 m; 2 × single bed each 2 × 1 m), bathroom with shower and on the first floor the guest toilet, the large living room and the dining and kitchen area with access to the terrace/garden. The semi-detached house, completed in 2014, is modernly decorated and has a particularly large kitchen. The space On the first floor is the large living, dining and kitchen area and the guest toilet. The kitchen is equipped with a dishwasher, fridge/freezer, oven, stove, toaster, kettle, a coffee pod machine and coffee maker, as well as a lot of additional, useful items. The dining area has five seats that can be expanded with additional chairs and by extending the table. A highchair can be placed at the table for our little guests at any time. You could relax on a large corner sofa or the rocking chair. A flat-screen TV is available in the living area. Guest access Guests have access to all areas of the house (except the utility room) and all areas on the property of the house. Other things to note The vacation home offers you a terrace with a covered seating area and, depending on the season, a lake view (October to July). The avenue trees in full splendor and especially the cultivated field allow you to view the lake from the first and second floors. Outside you can make yourself comfortable on the sun loungers or the garden chairs. The house is equipped with a flat-screen TV, Wi-Fi, a fully equipped kitchenette with dishwasher, combined refrigerator/freezer, as well as a private bathroom with shower and hairdryer. An oven, stovetop, toaster, kettle and coffee maker are also available. On the first floor is the large living, dining and kitchen area and the guest toilet. A parking space is by the house. Another will be provided to you upon request. In the lockable bike shed you can store your bicycles in a protected place. E-bikes can be charged.
